Property and Cancelation Policies :
Cancellation: Due to our small size, cancellations and changes made to arrival and departure dates affect us significantly. Therefore, we adhere to a strict policy. We require a 30 day prior notice on changes or cancellations, including early departures with the exception of Fantasy Fest and New Years Eve where we have a 60 day cancellation policy. Cancellations are issued less a $50.00 processing fee. Cancellations or changes within 30 days of your arrival date the deposit is non-refundable and any additional night if we are unable to re-book the room. We advise vacation rental insurance. Hurricane Policy. We cannot be responsible for delays, interruptions, cancellations or inconveniences in your trip due to weather. However if you have a confirmed reservation and you are due to arrive within 24 hours and an evacuation order due to a hurricane warning is in effect for Key West, you will receive a full refund or transfer any deposit to a future stay. If you have already arrived on the island and an evacuation order is placed you will receive a full refund for the unused portion or you can place it on hold for a return visit.

We have successfully confirmed your reservation. You have aguaranteed reservation with a charge to your credit card for 50% of your stay.Due to our small size, cancellations and changes made to arrivals and departuredates affect us significantly. Rate is based on double occupancy (1 or 2 occupants), additional guests are $50per person per night. We do not guarantee specific rooms, only room type, withthe exception of our accessible room 15.
Only children 16 and older are permitted to stay at the Hotel and must beaccompanied by an adult. Our check-in time is 4:00 pm, with check-out ondeparture day by 11:00 am. If you arrive after 8 pm you must confirm yourarrival with the office. We will also need your cell number and estimatedarrival time and mode of travel if this has not already been provided. If you have a vehicle, we offer on-site parking at $30.00per night per space. The Gardens Hotel does not guarantee a space on our lots.Our space is small therefore parking is at your own risk and The Gardens Hoteland employees cannot be held responsible for any loss or damage. Special note,Cottage are tandem parking, and you may need to move your vehicle to allow forother guest vehicle movements. This fee will be added upon arrival.Service Animals: Owner is responsiblefor any damages that may occur. Animals are not to be left alone and mustalways be on a leash when on property. Pet Policy: Poolside Cottage and Cottage3 only. There is a charge of $100 per night per pet. Pets must be less than 20#and limited to dogs. Pets are only allowed in the Garden Cottages area;pets are not allowed in the pool or anywhere on the Gardens Hotel property.Owner is responsible for any damages that may occur. Barking will not betolerated and may be cause to be removed. We do have a cat onproperty, Miss Lucy. If you have allergies, please contact us prior to arrival.
Entertainment at the Gardens Hotel: Most evenings from 5 - 7 pm,live music in our Cabaret. Sundays from 5 - 7 pm, live Jazz in the Gardens. (Not June, July, August, September). Other Policies: Guest is responsible for a minimumof $200.00 for special cleaning, lost key(s) and lost business due tosmoking in guest rooms or any indoor space. Guest(s) assume responsibility forall charges (even those not yet posted) relating to their stay. The GardensHotel is not responsible for lost or stolen property, please use safe in room. All room nights are to be paid in advance. No refunds willbe issued for early departure or in the event of eviction due to guestmisconduct. The Gardens Hotel is not responsible for any injury which occurs onour premises and guests use the swimming pools at their own risk. We reservethe right to bill one room night for late check-outs. The Gardens Hotelreserves the right to refuse service to anyone. You consent to The GardensHotel using your personal information on GuestChek in relation to your use ofaccommodation services. With your stay, you agree to receive information fromus with regard to reviews, etc.
