Property and Cancelation Policies :
Cancellation: Due to our small size, cancellations and changes made to arrival and departure dates affect us significantly. Therefore, we adhere to a strict policy. We require a 30 day prior notice on changes or cancellations, including early departures with the exception of Fantasy Fest and New Years Eve where we have a 60 day cancellation policy. Cancellations are issued less a $50.00 processing fee. Cancellations or changes within 30 days of your arrival date the deposit is non-refundable and any additional night if we are unable to re-book the room. For Fantasy Fest and New Years require 60 days. We advise vacation rental insurance. Other: Hurricane Policy. We cannot be responsible for delays, interruptions, cancellations or inconveniences in your trip due to weather. However if you have a confirmed reservation and you are due to arrive within 24 hours and an evacuation order due to a hurricane warning is in effect for Key West, you will receive a full refund or transfer any deposit to a future stay. If you have already arrived on the island and an evacuation order is placed you will receive a full refund for the unused portion or you can place it on hold for a return visit.

Special COVID 19 information: Please be assured our team are always sanitizing and disinfecting  our entire property with special attention to everything in our rooms and public  spaces. Our procedures are per CDC, Federal, State and local authorities as they are updated. 

The following includes our registration information as we have eliminated paper registrations for your protection. Please read all details, some of which may seem repetitive however, the information is very important. Please contact us should yo have any questions (reservations@gardenshotel.com).

Thank you so much for selecting The Gardens Hotel for your Key West visit!  We truly appreciate it! We have successfully confirmed your reservation. You have guaranteed the reservation with a charge to your credit card 50% of your stay. Due to our small size, cancellations and changes made to arrivals and departure dates affect us significantly. Therefore, we adhere to a strict policy. We require a 30-day prior notice on changes or cancellations, including early departures. Changes and cancellations are issued less a $50.00 processing fee. Within 30 days of your arrival date the deposit is non-refundable. We advise vacation rental insurance. Please Note: For Fantasy Fest and New Year’s reservations we have a 60-day cancellation policy.  
Rate is based on double occupancy (1 or 2 occupants), additional guests are $50 per person per night. Only children 16 and older are permitted to stay at the Hotel and must be accompanied by an adult.  Our check-in time is 4:00 pm, with check-out on departure day by 11:00 am. If arriving after 8 pm you must confirm your arrival with the office. We will also need your cell number and estimated arrival time and mode of travel if this has not already been provided.  If you have a vehicle, we offer on-site parking at $30.00 per night per space. The Gardens Hotel does not guarantee a space on our lots. Our lots are small and cannot accommodate large SUV's, trucks or vans. Parking is at your own risk and The Gardens Hotel and employees cannot be held responsible for any loss or damage. Special note, Cottage are tandem parking and you may need to move your vehicle to allow for other guest vehicle movements. Room pricing is based on double occupancy. Additional fee of $50 per person nightly will apply for a third or fourth person if the room can accommodate extra person(s). This fee will be added upon arrival. We do not guarantee specific rooms, only room type, with the exception of our accessible room 15.

Service Animals: Owner is responsible for any damages that may occur. Animals are not to be left alone and must always be on a leash when on property.
 Pet Policy: (Cottages 1, 2 and 3 only). There is a charge of $100 per night per pet. Pet must be less than 20# and limited to dogs only. Pet must always be on a leash while on property. Pets are only allowed in the Garden Cottages area; pets are not allowed in the pool or anywhere on the Gardens Hotel  property. Owner is responsible for any damages that may occur. Barking will not be tolerated and may be caused to be removed.  We do have a cat on property, Lucy. If you have allergies, please contact us prior to arrival.

Entertainment at the Gardens Hotel Most evenings from 5 - 7 pm, live piano in our Cabaret. The following is our registration for your stay. Due to COVID 19 we will not have a paper registration for your visit. Please read the information below and reply to us, typing your name in the content space of the message. This will indicate your acceptance to all of our policies and that you will not receive a paper registration or folio. You also allow us to charge the balance of your stay on date of arrival. Should your credit card details change you agree to provide a valid credit card day of arrival to charge the balance due and on the last day to charge your final balance. Our Policies: Guest is responsible for a minimum of $200.00 for special cleaning, lost key(s) and lost business due to smoking in guest rooms or any indoor space. Extra person charge of $50 per night, per person over double occupancy will apply.  Guest(s) assume responsibility for all charges (even those not yet posted) relating to their stay. The Gardens Hotel is not responsible for lost or stolen property(please use safe in room) or any damages / losses associated with parking. Parking is provided on a "first come / first served" basis to our guests. Parking is a billed service at $30 per night per space. Failure to return remote control for the rear parking lot gate will result in a $50.00 fee. Our lots are small and cannot accommodate large SUV's, trucks or vans. Failure to return pool or excursion towels will be charged at $60.00 each. All room nights are to be paid in advance. No refunds will be issued for early departure, or in the event of eviction due to guest misconduct. The Gardens Hotel is not responsible for any injury which occurs on our premises and guests use the swimming pools at their own risk. Only children 16 and older are permitted to stay at the Hotel and must be accompanied by an adult. Parents assume responsibility for their children's use of the swimming pools. Check out is 11 am. We reserve the right to bill one room night for late check-outs. The Gardens Hotel reserves the right to refuse service to anyone. You consent to The Gardens Hotel using your personal information on GuestChek in relation to your use of accommodation services. With your stay, you agree to receive information from us with regards to reviews, etc.

Minimum Stay: Minimum stays may be required for special events, holidays, weekends, etc.

Smoking: Smoking is only allowed outdoors. We have a cleaning fee that begins at $200 for smoking inside any of our facilities and rooms. We also have a damage fee based on any damages. 

Children & Pets: Please no children under 16. Pets: Cottages 1, 2 or 3 only. There is a charge of $100 per night. Pet must be less than 20 pounds and limited to dogs only. Pet must be on a leash at all times when on property. Pets are only allowed in the Garden Cottages area, pets are not allowed in the pool or anywhere on the Gardens Hotel property. Guest is responsible for any damages that may occur. Barking will not be tolerated and may be cause to be removed. Pets are not allowed to be left in rooms unattended. There is a charge of $50 per night per person for for more then 2 people in a room that can accommodate more than 2.

Parking: We offer secure parking within our gates for $30 per night per vehicle. We do not guarantee space on our lots as they are small and cannot accommodate large trucks, SUV's or vans. Here is a link for guests with larger vehicles in City Parking Facilities.  We are not responsible for any damages that may occur. Parking is at your own risk.

Check-In / Check-Out: Check-In time is 4 pm. Check-Out time is 11 am. For early arrivals and late departures we will store your luggage. If arriving after 8 pm you must confirm your arrival with the office. We will also need your cell number as well as your estimated arrival time and mode of travel if this has not already been provided.
 
Payment: We accept MasterCard, Visa and American Express and of course cash.

Deposits: Deposits are required at the time the reservation is made. Stays require a 50% deposit.
