Extended stay leasing terms start at 30 days and can go up to 12 months.

All furnished units at Marquee on 16th are exclusively located in the community of Crescent Heights, offering spectacular views from the Rocky Mountains to the beautiful sky line of Calgary’s downtown core.
All short term rentals {minimum billing - 30 nights} include complete and personalized services such as maintenance & knowledge of the property, comprehensive assistance for guests during the entire stay, cleaning service and helpful leasing agents to support your stay.

For manual bookings, M16 is committed to responding to all requests for information within 24 hours of receipt of a request. Each rental proposal will include an update for apartment availability, a lengthy description of the apartment(s), a list of charges and services included and rental terms.
All rental proposals are valid for 48 hours. If no response is received within the 48 hours, Marquee on 16th reserves the right to cancel all reservation proposals.
DURATION OF STAY:
The minimum billing stay at Marquee on 16th is 30 nights.
Rates are based on length of stay.
DEPOSIT RESERVATION/ BOOKING CONFIRMATION:
For Manual Bookings:
Before a booking is confirmed, we must be contacted by telephone or email with agreement to the proposal. This will allow us to confirm that your chosen unit is still available for the dates required. M16 will send out an application form for the furnished unit. Your application will be processed within 48 hours, after which we will send you a confirmation. You will sign and send back with the deposit.
Bookings cannot be accepted from persons under 25 years of age at the time of booking. We reserve the right to refuse a booking without giving any reason.
PAYMENT:
Deposits: We accept the following credit cards, VISA & MASTERCARD {all with 3% booking fee}. We also accept email bank transfers. Marquee on 16th does not cover the possible extra banks fees or charges due to bank or wire transfer transaction. Cash and money drafts are accepted. We do not accept personal cheques.
RATES:
As a Canadian company, the price given is exclusively in CAD currency.
All rates published by Marquee on 16th can be changed without notice.
Monthly payments will be due 1 business day before scheduled arrival.
Any stays that extend past your original booking days, prepayment for the additional term is required.
Failure to pay any charges on time will constitute cancellation and the tenant will have no right to stay in the property. If the tenant is already in the property, they will have to vacate immediately. Our FOB system and Bluetooth access will be cancelled.

Final cleaning at the end of the stay is a one time $150 charge. Extra housekeeping service may be added on at a charge of $50/hr.

SECURITY DEPOSIT:
Amount is set according to the apartment rented and for the duration of the stay. See below for details:
The security deposit payment by credit card/email transfer is required at time of booking to confirm reservation.
This security deposit is to cover the cost of any damage, breakage, during the length of stay. Security deposit will be processed on credit card or email transfers will be deposited prior to your stay.
If after completion of the inventory, there is no reports of damaged, lost or broken, the security deposit will be returned to the client within one/two weeks of departure from the property, less any possible costs. Delays may be caused while we are waiting to receive bills from providers.
If there is damage, missing or broken items, the security deposit will be forwarded to the client within 3 weeks, after deductions for repairs/replacement costs or supplementary cleaning resulting from an insufficient state of cleanliness.
ARRIVAL:
The initial check in time 3PM- 6, Monday to Saturday . If these times are difficult, please advise us and we will try to make alternative arrangements. If your arrival is delayed, you must inform Marquee on 16th so that suitable arrangements can be made for entry to your rental accommodation. We have the capability to preprogram a FOB to be left on site or set your smartphone up with Bluetooth access. Our welcome office is located on the main floor of the building. The intercom code to contact us during office hours is: #1000, or you can call us directly at 403-291-0081. We will be pleased to greet you personally upon your arrival on week days, Monday to Friday, from 9AM until 5PM, unless other arrangements have been made. A team member will provide you the fobs, and will go with you to your apartment, help you to settle in and answer any questions that you have.
DEPARTURE:
Check out time: 11AM
Check out time is 11AM and is strictly observed with keys returned. FOBS can be left in the mailbox area next to the main office. There is a marked “FOB RETURNS” slot. In case you have an early departure we will arrange directly with you to have the FOB/Bluetooth access removed. For late departures, Marquee on 16th reserves the right to bill you a late departure penalty.
BEHAVIOR:
The person signing the contract is responsible for the appropriate behavior of his/her party. Should you or your party not behave in such a manner, Marquee on 16th may at its absolute discretion ask you and your party to vacate the premises immediately without a refund of the rent. ONLY REGISTERED GUESTS ARE PERMITTED TO ENTER THE SUITES. Visitors are welcome but they will need to stop by the office to register.
YOUR RESPONSIBILITIES:
You must keep the temporary rental accommodation and all furniture, fittings, effects, facilities and equipment in the same state of repair and condition as at the commencement of the stay, and leave the rental accommodation in the same state of cleanliness and general order in which it was found. You are responsible for all damage or loss which occurs to the property or its contents during your occupation, and will be responsible for paying appropriate compensation to Marquee on 16th in the event of damage.
PETS:
Marquee on 16th understands the benefits of sharing an apartment with your canine or feline companion. However, for hygiene and sanitary reasons, as well as allergy reasons for other guests, no animals are allowed in our furnished apartments.
SMOKING:
To comply with local bylaws, Marquee on 16th is a non-smoking building, this includes all interior and exterior spaces.
CONDITIONS:
At any time, Marquee on 16th gives itself the right to change its terms and conditions.
CANCELLATION:
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
HOUSEKEEPING:
Each unit will be cleaned, prepared and reviewed prior to your arrival. As a respectful tenant, you must leave it clean at the end of the rental period.
All linens are the property of Marquee on 16th. All linen is carefully sanitized, washed and dried. All linen is freshly changed for each arrival. We reserve the right to charge a penalty for the misuse of linen. The housekeeping assistance will be exclusively performed by our own team, during the hours of 10am – 3pm; the cleaning schedule will be discussed at our welcome check in. If you require more frequent or additional linen changes it will be possible to organize in advance at extra charges.
There is a one time cleaning fee of $150 at time of departure.
SECURITY RESPONSIBILITY AND VALUABLES:
Any valuables left on the property are left at your own risk. Neither Marquee on 16th nor our agents are responsible for their loss. We accept no responsibility for any loss, damage or consequential losses due to theft or any other security related incident howsoever caused.
