Terms and Conditions
DEPOSIT: A 50% deposit of your room charges is required to confirm your reservation. The balance will be charged to the credit card provided 30 days prior to your arrival date. You will be charged for the exact number of nights in your reservation so please check your dates carefully. Reservations made less than 30 day prior to arrival will require payment in full at time of booking. Deposits are non-refundable for holiday cancellations. Early departures and no shows due to weather or any other reason will not receive a refund. No refund will be given for failure to use the property due to inclement weather. Local roads can be very curvy and steep and may be impassible from time to time. We do not give refunds due to road conditions. If you do not show up for your reservation you will be charged the entire amount of the reservation.
All damages or excessive cleaning will be charged to the credit card provided for your reservation. If you go over the base rate number of guests there will be a $25.00 fee per additional guest. See cabin pricing for specifics. We accept Visa, Discover, or MasterCard. We do not accept personal checks. No cabin keys/access codes will be issued until the rental balance is paid in full and the signed Waiver has been returned to The Mohicans by mail or email at email@example.com
TAXES: There is an additional 10.25% tax added to each reservation (7.25% sales tax plus 3% lodging tax).
AVAILABILITY:Due to priority bookings for wedding guests of the Grand Barn Event Center, Thursday, Friday, Saturday, and Sunday reservations can only be booked out 60-90 days in advance. Any properties not reserved for wedding guests will be made available to the general public as soon as possible. Mondays, Tuesdays and Wednesdays may be booked further out.
CANCELLATION POLICY: If your reservation is cancelled at least thirty (30) days prior to your arrival date, the deposit will be refunded less a $50.00 cancellation fee (per reservation). If cancelled within thirty (30) days, the reservation is non-refundable. Refunds will not be given for early departures and/or failure to use the property. All the above apply for any reason whatsoever including disaster, sickness, hospitalization, inclement weather, etc. We do not give refunds due to road conditions. If you do not show up for your reservation you will be charged the entire amount of the booking. All reservation changes must be confirmed in writing to The Mohicans by mail or emailing - firstname.lastname@example.org
PARTIES: Absolutely no house parties are allowed. Should this occur you will be evicted without a refund. If The Mohicans receives a complaint during your stay that you have not adhered to during Quiet Hours or that you are having a party, you will be charged an additional fee of no less than $100.00.
OCCUPANCY: Only the suggested number of people will be allowed in each property. Overcrowding is not permitted and maximum occupancy non-compliance will result in eviction. You must be at least 24 year of age to obtain a rental unit at The Mohicans.
Any violation of these standards or misrepresentation of your group will result in grounds for eviction without a refund. Motor homes and/or tents are not permitted at the cabins.
CHECKING-IN: 4:00pm check-in for Non-Wedding Guests and 2:00pm for Wedding Guests of The Grand Barn
Early arrival is not allowed and will result in unnecessary waiting. Due to the size and complexity of our properties and terrain, our housekeepers need every minute of their 4-5 hour window to ensure that the properties are thoroughly cleaned, especially now that we have intensified our sanitation protocol per CDC and WHO guidelines amid and post-COVID-19. Please do not interfere with their work or pressure our staff to allow you an early entrance. There will be no check-ins after 11:00 pm. as a courtesy to other guests. No cabin keys/access codes will be issued until the rental balance is paid in full and the Waiver has been returned to The Mohicans.
CHECK OUT & CLEANING: Check out is no later than 11:00am as housekeeping arrives shortly thereafter. Non-compliance of our check out time will result in a charge for one (1) additional night's stay. Lessee agrees to report any damages to The Mohicans.
ADDITIONAL CLEANING: If your cabin/treehouse needs additional cleaning after your departure beyond what is standard and customary, you will be charged a minimum of $100.00 or more depending on the amount of cleaning needed.
PETS: If you are bringing a pet(s) to the cabin or treehouse please indicate so on your reservation. There is a $50 non-refundable (per pet) deposit for 50 lbs or less and a $75 non-refundable (per pet) deposit for 50+ lbs. All pets should be well behaved, must be on a leash at all times, and CANNOT be left alone for extended periods of time. Please make sure to remove any waste that may be deposited anywhere on the grounds by your pet and dispose of in the trash/receptacles. Call the office at (740) 599-9030 to add a pet(s) to your reservation or add it on during the checkout process. If you fail to notify the office of a pet and evidence is found this will result in an automatic $150.00 non-compliance charge to the credit card that we have on file for your reservation.
SPECIAL OCCASION ITEMS: We offer rose petals, chocolate covered strawberries, champagne and more! You can add any of these items once your booking is complete. If you would like to add a special occasion item to a stay of someone else please call our office at 740-599-9030.
GIFT CERTIFICATES: The PERFECT gift for ANY occasion. To request a gift certificate, click the tab on our website to begin the purchase process. We will contact you for payment. Please note DUE TO our weddings we do not open the availability calendar until 60-90 days before the date in question. For this reason our gift certificates do not expire, and our guests always find a time to use them!
SMOKING: Smoking is prohibited inside all the rental cabins. Please dispose of all cigarette butts in appropriate containers, not on the ground. If cigarette butts or any other evidence are found in or around your rental property, you will be charged a minimum $50 non-compliance fee on the credit card filed for your reservation.
VEHICLES: There is a limit of four (4) vehicles per cabin and two (2) per treehouse. All drives must be kept clear per the Fire Marshall. Please observe the 5 mph speed limit. Parking is restricted to designated parking areas only and prohibited in any grass area. If extra parking is needed for the larger cabins please have guests park their vehicles in the Grand Barn parking lot. The Mohicans is not responsible for ANY damage or theft that occurs on site. 4-wheel/all-wheel drive highly recommended.
REPAIRS AND SERVICE CALLS: Even while performing regular maintenance on every property, as with all properties, occasionally something malfunctions. We will make our best efforts to correct the problem during your visit and make you as comfortable as possible. We cannot guarantee appliances or electronics (TV's, DVD players, etc.) and unfortunately there are no refunds, discounts, or rate adjustments for a mechanical failure. The Mohicans, the “Property Owner," their agents, service providers and employees shall have the right to access the premises during the vacation rental to make such repairs or inspections. For immediate attention, please report a problem by calling 740-599-9030 option 2. After hours 740-599-9030 option 5.
INTERIOR DECOR: Each property is decorated and furnished by the owner. Rearranging furniture is not permitted. If you have specific needs or requirements you must seek permission from management.
FIREPLACE: (The Mohican Cabin ONLY) - Fireplace is only operational from October 1st to April 1st each year.
LINEN SERVICE & TOILETRIES: Towels are provided and we recommend bringing extra towels for local water activities. Personal toiletries (i.e. soap, shampoo, etc.) are not furnished. We do not provide linen service during your stay however there is a laundromat in Loudonville. Let us know if you need their information.
WILDLIFE/INSECTS: The Mohican area has an abundant and enjoyable ecosystem and insects are a huge part of it. We try to control this natural occurrence with regular spraying. The most common pests which may find their way into our cabins include ladybugs, flies, mosquitoes and wasps. Try to keep the doors closed during your stay and do not leave any garbage in/around your cabin as this invites unwanted guests. Unfortunately, there are no refunds due to pest discomfort issues.
FIRES: Ground fires are allowed in the designated fire rings ONLY. Fires must be attended to at all times and be put out before going inside for the night or leaving the property.
CHILDREN: (No charge for children aged 3 and under) Treehouses are the quintessential childhood fantasy so naturally we welcome children BUT they still are the responsibility of the parents and must be supervised at all times. You will be held accountable for your child's safety and actions.
QUIET TIME: 11:00pm to 7:00am is quiet time and we are very strict with this policy. There will be no check-ins during this time as sounds carry farther at night. Loud noise, music, or similar must be confined to your cabin at all hours. Noise, abusive behavior and language will not be tolerated and will result in eviction without any refunds. Please be considerate of the other guests staying at the property.
INTERNET/CELL SERVICE: The Mohicans does not have internet service. Verizon and AT&T provide coverage at the property for cell service. The best cell service is in the Grand Barn parking lot.
HUNTING, WEAPONS, FIREWORKS, ATVs: Absolutely no hunting or possession of weapons of any kind (i.e. paintball or air guns), fireworks, or any ammunition of the sort are allowed on the premises. The use of ATVs, dirt bikes or alike is prohibited. If you violate this policy, you will be asked to leave the premises with no refund.
DRIVING CONDITIONS: Although most roads in our area are very well maintained, they can be curvy, steep, bumpy, or even slippery at times. All of our properties have gravel driveways with some being lengthy so we ask that you use precaution while traversing the grounds. We highly recommend 4-wheel / all-wheel drive vehicles, especially during the winter months with snow & ice. If there is inclement weather, please plan accordingly. Unfortunately, there are no refunds due to inclement weather and rescheduling is subject to our cancellation policy.
"LEAVE NO TRACE" POLICY: The Mohicans practice the “Leave No Trace” (LNT) Land Ethics Policy. This simply means that you leave the natural surroundings as you found them. This includes staying on the walking paths to protect natural ground vegetation; not removing any items from their original environment; collecting all trash and other items that you brought with you into the woods; minimizing fire impact; and educating yourself on the rules and regulations related to outdoor recreation. ANY TREES FOUND TO BE DEFACED AT THE CABIN PROPERTY WILL RESULT IN A $300 FINE. We also ask you to select beverages in non-glass containers to reduce the possibility of glass breakage and injury to guests as it’s really hard to pick up broken glass from the grassy areas.
