Reservation Policy
Your reservation is guaranteed until theday of arrival. After that time, it will no longer be guaranteed and the roommay be reassigned. We will charge your credit card after we have confirmed yourreservation.We uphold the right to cancel yourreservation if we do not receive the Pre-Payment Deposit. We willsend you a cancellation confirmation via email immediately after cancellingyour booking.  We reserve the right to cancel or modifyreservations where it appears that a customer has engaged in fraudulent orinappropriate activity or under other circumstances where it appears that thereservations contain or resulted from a mistake or error. We believe the children are our future,but you still have to be 21 years old and present to book a roomIs it reallyyou? A valid photo ID is required upon check-inAll requeststo reserve a room must include the first and last name of all adults occupyingthe room and a valid credit card for a guarantee of arrivalOur roomrates are always awesome, and they are subject to changeAll stays are subjectto a city tax of €2,97 per night and per guest (over 12years of age) 

Check-in / Check-out / Business Hours

Check-in at 15:00You can check-in any time from 3PM by local time. We will provide in advance the access codes and check-in instructions.The balance of the full apartment rental amount is payable prior arrival. Please note that check-in cannot be completed untilfull payment and security deposit pre-authorization for the room/apartment hasbeen received and approved. We will happily provide you anyinformation required during your stay such as the location of near-byshops, good places where you can eat, sights you may like to see, places to goat night, etc. Always ask us for anything thatwould make your stay more enjoyable and convenient. Check-out at 10:00You can check-out any time up until 10AM localtime. Later check-out times may be requested although we may not always be ableto accommodate late changes and will depend on availability and on how busy weare.Please note that a more detailed inspection of theroom/apartment is usually made after the check-out time and we reserve theright to make charges for any damages or breakages found before theroom/apartment is occupied again.

Deposit A deposit between €200-€1000 can be charged as a security deposit The security deposit should be released by your credit cardissuing bank automatically in 3 workdays, but sometimes only in a 15–21-dayperiod.Please be aware that bed linen and towels should be placed wherethey were originally found. The bed linen and towels are NOT gifts and shouldremain in the apartment.  

Smoking Policy

In our entire mansion (both public areas and private apartments) smoking is not allowed. The antique wood and carpets are fragileand smoking can cause damage easily amounting thousands of euros. By completion of a booking, you agree to a €150 fine ifANY evidence of smoking is found in the apartment or in any of the buildingareas such as window ledges, the lift, stairs or the entrance are, this amount is excluding damages occurred. This applies to both traditional smokingmethods and all electronic delivery systems, including vapes, vaporizers, vapepens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes.  

Noise

Our propertyalthough being in the city center is situated in a quiet residential street,thus excessive noise can cause major issue with both other guests in thebuilding and with our neighbors. PLEASE avoid excessive noise, having neighborscomplaining and calling the police etc. is the last thing we want.On the firstfloor we have an elderly resident who needs his night’s sleep, please beconsiderate.Parties areonly allowed in the dining hall in the basement (which needs to be pre booked)and only after prior approval and booking.

Lost items

Hofmarkgraaf does its utmost to locate the owner of lost items,although we bare no liability for lost stolen or forgotten personal things at premises.

Damages

During yourstay, the apartment and all equipment and furniture should be treated with careand kept in order. Immediate notification to staff will be expected of anydamages or breakages in the apartment.The Tenant isfinancially responsible for any damage to the apartment. This includes losses causedby (The Tenant) or a third-party negligent actions and behaviour. A summarycheck will be made within 48 hours after check-out and before another guest occupies the apartment. The Tenantis responsible for any damages or breakages found that are over and abovenormal wear and tear and usage. In this case, a detailed statement of damagealong with an invoice for the repair or replacement cost will be sent by email. Any costswill be deducted from the deposit immediately if this is still possible. Anycosts will be claimed by return if they are greater than the deposit or wherethe deposit has already been returned. Please note, immediate notificationafter check-out of any damages to, breakages in or issues with the apartment isexpected.

Hofmarkgraaf can then take any necessary action to resolve any issues andmake sure all the equipment and facilities are working and provided asexpected.  Damagedeposit is fully refundable within 48hours after check-out and subject to damage inspection of theaccommodation. The deposit must be paid upon check-in, in cash or by creditcard, along with a balance and is fully refunded within 48 hours after check-out if the apartmentis in good order and the company does not have any claims. The costs ofdamages or cleaning beyond what would be expected after responsible usage ofthe apartment will be deducted from the deposit, and the refunded amount willbe the remainder of the damage deposit.Pre-existing damages or room issues must be reported to the front deskimmediately after registration to avoid responsibility and potential charges.PleaserememberThe entire mansion is fully Non-smoking! Smoking will resolve in a €150 fine plus occurred damages. 

Standard BookingPrice 

The standard booking price includes the following:

• All taxes excluding tourist tax (tourist tax is €2.97 per night for any guest over the age of 12)
• Utilities (water, gas and electricity)
• Internet and Cable TV usage
• Towels, bed linen and hairdryer
• Cleaning before and after your stay (daily cleaning is available upon request for extra charge of 15 euros)
• All apartment amenities and facilities as mentioned on our website pages and in our correspondence

Kitchen RoomPolicy

·        Please practice safecooking habits do not leave burners on unattended. Please do not cook withstrong smelling ingredients. Lingering smells that require room closure anddeep cleans will be charged a cleaning fee of up to €150 

Parking Policy

·        Vacations should bestress-free and for that reason, you get to park right insidethe building FREE of charge (something unique for the city center). Byparking a vehicle at our facility, you (and your guests) are doing so on yourown accord. We do not takeresponsibility or accept liability for damage, accident or loss to your vehicleor personal property.·        Parkingneeds to be requested in advance.·        Guestsresiding in the ‘Earls guests’ apartment’ are entitled to 2 free parking places,while guests residing in the ‘Earls private suite’ are entitled to one free parkingplace. Additional parking places can be requested for a fee of €19 per night.·        Asparking is cars behind each other, each apartment has its own parking garage, thusguests from the other apartment will not hinder your access. 

Guest SafetyPolicy

As part of our commitment to guestsafety, employees will not disclose the identity, room number or presence of aguest to anyone other than appropriate law enforcement.This includes the taking of or delivery of messages or indirect forwarding ofphone calls. It is the responsibility of guests to communicate theirpresence and room number to any person they wish to receive calls or visitsfrom.Safety cameras are used throughout thepublic areas of the premises, and anyone on our property may be recorded. 

Dining hall

In order to maximize the utmost experience of your stay, we havenow (nearly) completed our ‘Dining & conference hall’. The beauty andunique experience this offers you, is something that makes us extremely proud. This room small in size but huge in atmosphere, has seen lots offun and happy events (including a corona-time wedding), thus we are sure youtoo will be able to cherish sweet memories of quality time with those dear toyou.The choice of lighting options, offers many venue possibilities.One could choose from a romantic party hall, or cosy dining hall or even anofficial business conference hall.PRE BOOKING is required and will be offered on a ‘first comefirst served’ basis. Please don’t hesitateto contact us for any further information including pricing and rules.Please takenote of the following rules:·
ALCOHOL: The use of alcohol is only permitted with prior authorisation.
NOISE: Please keep noise to a minimum, excessive noise causes disturbance to other guests and to our beloved neighbours.
HOURS: If you are not also renting our ground floor apartment, usage of the hall is unfortunately possible until 22:00, this to avoid noise to our ground floor guests.
GUESTS: Inviting guests not staying in the mansion is strictly forbidden
MUSIC: Using music requires special permission 
CLEANING: After usage, please leave the hall tidy and clean.

Please Note: Immediate termination of the rental agreement ispossible if: 

• More guests stay in the property than agreed or mentioned in your booking (Accommodation for additional guests may be requested for additional charge)
• Excessive noise is made in the evening hours or at night
• Sub-letting the property, you have rented (or giving it to other people).
• Hofmarkgraaf does not allow any pets in the apartments. A €150 fine will be claimed if pets will be accommodated in the apartments
• We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error
