Property and Cancelation Policies :
The balance is payable 30 days before arrival. For bookings made within 30 days of arrival date, full payment must be made within one week of booking. All bookings are firm and final. Provisional bookings will be held for up to one week to enable funds to be sent.
Because deposits and final balances are non-refundable, we recommend that you arrange suitable travel insurance at the time of booking, if unforeseen circumstances prevent you from taking your vacation. If the accommodation becomes unavailable for any reason, including hurricane or earthquake, liability is limited to a refund of any monies paid. The owners and any villa manager or managing agents will not be responsible for any consequential loss.
Terms and Conditions
PRICES & TAXES
All rentals include a Chef Service for Breakfast and Snacks. Rates also include airport pickup and return. To enhance your stay, "experience" packages are available for an additional charge. Packages can be purchased at time of booking (recommended) or at your time of stay (which may result in limited options).
ARRIVAL & DEPARTURE TIMES
The designated check in time is 3:00pm, with a check out time of 12:00pm, unless other arrangements have been made and agreed upon by the Lessor. Any early arrivals or late departure times are subject to the availability of the villa, and may impose extra fees.
REGISTERED GUESTS
Only the specified number of persons listed in the Rental Agreement at the time of booking may reside on the premises. The number of registered guests given at the time of the booking is the maximum number of persons allowed. If the Lessor or a representative of the Lessor discovers that an additional number of guests are staying at the property, it is the absolute discretion of the Lessor or the representative to ask the extra person or persons to vacate the premises. Otherwise, each additional person will be charged a published rate of $50 USD per night.
EVENTS
If booking the villa for a wedding or event a refundable security deposit in the amount of $300 USD is due at the time of booking. Once the premises are inspected, and it's determined no damage was done to the premises, this deposit will be refunded within 24 hours after the wedding or event. There is a maximum number of 50 guests allowed on premises for weddings or events. If the number of guests exceeds 50, you will be charges $25 USD for each additional person. The price of the booking (excluding security deposit) provides you access and use of the promises for up to five hours, this includes set up and clean up time. If additional time is required and booked in advance a fee of $xxx USD will be added to the price of your booking. If additional time is required the day of the wedding/event an additional fee of $xxx per hour will be charged to the credit card on file. The villa owner is not responsible for special accommodations due to weather or other Acts of God.
PAYMENT REQUIREMENTS
When booking a room in the villa less than one month in advance, a 50% non-refundable is required. Payment is due in full 7 days after booking. No contract will exist between the guest and villa owner until receipt of funds. If funds are not received within 5 banking days the reservation shall be deemed to have been cancelled and The villa owner reserves the right to allocate the villa to another client.
DISPUTE RESOLUTION/ISSUES
Any problems or complaints that occur during the rental period should be brought to your host or personal concierge immediately via text or email. Once notified of a problem or complaint the host or concierge will rectify the situation to the best of their professional ability. The Villa owner is not responsible for such issues as interruptions to water supply, electricity, or Internet connection. The Villa owner will do everything within reasonable expectation to avoid complaints in the first place, and it is understood that when staying on certain Caribbean islands that issues such as infrastructure etc. may take longer to rectify.
NO SMOKING
There is no smoking permitted in the villa. Smoking must be done outside on the grounds, where an ash tray can be provided by the Villa Manager.
NOISE
Noise levels must be kept at a reasonable minimum, especially during the hours of 11pm and 8am while guests are sleeping.
VALUABLES
Valuable items such as passports, cell phones, cameras, traveler checks, cash or jewelry should be stored in a safety deposit box provided in the villa. Neither the Lessor nor the staff is responsible for any valuables left behind, lost, or damaged.
