FOR PETS: 
We carry out a deep cleaning process for allergen removal for every booking with pets. The cost is 60gbp / stay for up to two pets. This is added to your guest bill that is sent to you upon departure.

FEES:
This fee includes the following:
- Complimentary access to the walled garden, maze, two lochs, two waterfalls and three beaches, and all of our 2000-acre Estate.
- The welcome hamper, which contains bread, baked goods, eggs, coffee, tea, milk, butter, artisan cheese, jam and marmalade.
- A selection of ready-to-eat meals are also available for you to order from our professional kitchen from our four chefs.
- Concierge service for activities including massages, loch fishing, archery, ax throwing, clay shooting, botanical walk, ranger walk and beach bonfire.
- Laundry, linen, a complimentary mid-stay clean for booking of seven nights or longer and bathrobes,
- Unlimited logs
- Complimentary use of the boats on our two lochs
- Yoga mats
- Children-related items e.g. cots, high chair, chest of toys, baby bath

The lodge is located on a truly vast estate that is only open to guests and residents. This includes the maze, walled garden, two lochs, three beaches, two waterfalls, meadows and endless woodland. As such, the grounds maintenance and landscaping is significantly more extensive than an apartment unit in a suburb.

Finally, we are located in an exceptionally impoverished, low-skill, and rural area. From our regular market research, we understand that our compensation for our team here is well above the wages in Edinburgh in similar jobs. We are committed to generous 
remuneration in order to attract and retain the necessary (but typically rare) talents in this unbelievably small population.

FOR CANCELLATIONS: 

Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.
25% refund for cancellations made at least 21 days before check-in.
No refunds for cancellations made within 21 days of check-in.

FOR BOOKING MODIFICATIONS:

A one-time complimentary change of date can be made if the check-in date is more than 90 days away. The cost of the nightly rate will remain the same as the original booking OR the cost of the nightly rate for the newly requested dates or newly requested property, whichever is higher. 

If the check-in date is less than 90 days away, a 170gbp fee is applied to the modification request. The cost of the nightly rate will remain the same as the original booking OR the cost of the nightly rate for the newly requested dates or newly requested property, whichever is higher. 

We are unable to accommodate any change of date or change of property if the check-in date is less than 21 days away.

You can check-in any time from 4PM by local time. All access directions have been emailed to you. You can check-out any time up until 10AM by local time. Later check-out times may be requested although we may not always be able to accommodate late changes and will depend on availability and on how busy we are.

DAMAGES: During your stay, the lodge and all equipment and furniture should be treated with care and kept in order. Immediate notification to our staff will be expected of any damages or breakages in the lodge. You (The Guest) is financially responsible for any damage to the lodge. This includes losses caused by you  or a third party negligent actions and behavior. A summary check will be made of the lodge at check-out time. However, a more detailed review of the condition of the lodge and all equipment and facilities will be made soon after check-out and before another guest occupies the lodge. You are responsible for any damages or breakages found that are over and above normal wear and tear and usage. In this case, a detailed statement of damage along with an invoice for the repair or replacement cost will be sent by email or immediately. Please note, immediate notification after check-out of any damages to, breakages in or issues with the apartment is expected.

Dunskey Estate can then take any necessary action to resolve any issues and make sure all the equipment and facilities are working and provided as expected.
