You can check-in any time after 3:00 p.m. Mountain Standard Time. Room keys and check-in instructions will be texted to the phone number provided at the time of booking on the day of check-in. A valid photo ID is required upon check-in, as well as a “selfie” capable mobile device with active Wi-Fi or cellular data capabilities.
Check-out at 10:00 a.m. MST, seize the day, friend!
You can check-out any time up until 10:00 a.m. Mountain Standard Time. Later check-out times may be requested although we may not always be able to accommodate late changes and will depend on availability and on how busy we are. At check-out time our virtual concierge will provide instructions for departure. We hope that you enjoy your stay and will leave us a raving 5-Star review.
Pet Policy: While we love furry friends, The Hotel Melrose has a strict No Pet Policy. Our historic hotel has close quarters and we want to ensure an excellent experience for all guests. However, under the Americans with Disabilities Act (ADA), we accept service animals defined as a dog that has been individually trained to do work or perform tasks for an individual with a disability. The task(s) performed by the dog must be directly related to the person’s disability.
We do not allow emotional support, therapy, comfort, or companion animals because they have not been trained to perform a specific job or task, and therefore do not qualify as service animals under the ADA.
Alcohol Policy: The good news? We have a bar! This means, by law, we can’t allow any alcohol to be brought onto the property. To uphold this law, we require all beverages on the property, including the patio, be purchased through the hotel, with the exception of transparent, see-through water bottles. Drinks purchased through the hotel are not allowed past the bar or patio area.
Minimum Age: We believe the children are our future, but you still have to be 21 years old to book a room. All guests must be 21 years or older to confirm guest room accommodations at The Hotel Melrose. A valid photo ID must be presented at the time of check in for age verification. We note that The Hotel Melrose is designed for guests aged 18 and older. Minor children under the age of 18 must be supervised by a parent or legal guardian present at all times during their stay at the hotel. Parents will be held responsible for disturbance or damage caused by minor children and may be asked to vacate the hotel in the event of a disturbance.
Firearms: Any guest or visitor who is in possession of a firearm on hotel premises is personally responsible for abiding by all applicable federal, state and local laws with respect to firearms. Subject to the following restrictions, guests of The Hotel Melrose who are lawfully permitted to possess a firearm may bring such firearm onto hotel premises, provided that the presence of the firearm on hotel premises: is for storage purposes only; the firearm is and remains at all times unloaded; the firearm is and remains secured in a locked, hard-sided firearm container, provided by the guest, while transported to or from the guest room and while stored therein; and the firearm remains securely safeguarded at all times in a locked guest room or locked personal vehicle, except when transporting the firearm to or from a guest room.
Guest Safety: As part of our commitment to guest safety, employees will not disclose the identity, room number or presence of a guest to anyone other than appropriate law enforcement. Safety cameras are used throughout the premises, and anyone on our property may be recorded. The Hotel Melrose is managed by local property management company, Fixture Studio, and will be monitored by them. Our main doors are locked 24/7 and are only able to be unlocked by registered guests using their Flexipass Digi-Key. Our bar entrance on the west side of the hotel is open for guests and the public from 3:00PM to 10:00PM and is well monitored and surveilled.
Extended Stays: The Hotel Melrose is not intended for extended stays, but would love to host you for as long as we are able! Please contact our team at 9704425568 for inquiries regarding a stay longer than 14 days. Fixture Studio manages over 20 Vacation Rentals in the area, and may be able to pair you with a property more fit for long-term stays.

Parking: You may park anywhere near the hotel where parking is permitted and there is ample parking on Colorado Ave. By parking a vehicle near our facility, you (and your guests) are doing so on your own accord. The hotel does not take responsibility or accept liability for damage, accident or loss to your vehicle or personal property.
Accessibility: The Hotel Melrose is compliant with the Americans With Disabilities Act (ADA). We offer an accessible room within the hotel. Please ensure requests reach us by placing it in the comments section of the online reservation form, or by contacting us directly at stay@fixturestudio.com after the reservation has been made.
Force Majeure: The hotel and its manager shall be excused from liability for the failure or delay in the provision of a confirmed guest booking when such failure or delay is caused by or results from (but is not limited to) acts of God, fire, flood, explosion, earthquake, or other natural forces, war, or any cause beyond the reasonable control of the hotel or its manager. Such excuse from liability shall be effective only to the extent and duration of the event(s) causing the failure or delay in performance or the direct results from such event(s).

Guest Responsibilities. You are responsible and liable for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to any Accommodation. For example, this means: (i) you are responsible for leaving an Accommodation (and related personal property) in the condition it was in when you arrived, (ii) you are responsible for paying all reasonable Damage Claim amounts necessary to cover damage that you or your guest(s) cause to an Accommodation, and (iii) you must act with integrity, treat others with respect, and comply with applicable laws at all times. If you are booking for an additional guest who is a minor or if you bring a minor to any Accommodation, you must be legally authorized to act on behalf of the minor and you are solely responsible for the supervision of that minor.
Guest Assumption of Risk. You acknowledge that many activities carry inherent risks and agree that, to the maximum extent permitted by applicable law, you assume the entire risk arising out of your access to the Booking Platform, including your stay at any Accommodation, or any other interaction you have with other Guests whether in person or online. This means it is your responsibility to investigate the Property to determine whether it is suitable for you. You freely and willfully assume those risks by choosing to participate in this Booking Platform and stay at this Accommodation.
Cancellations, Travel Issues, Refunds and Booking Modifications. In general, if as a Guest you cancel a Reservation, the amount refunded to you is determined by the cancellation policy that applies to that Reservation. If the Property cancels, you may be eligible for rebooking assistance or a partial or full refund.
Indemnification. To the maximum extent permitted by applicable law, you agree to release, defend, indemnify, and hold Fixture Studio, LLC and Fort Asset Management, LLC (including affiliates, and their personnel) harmless from and against any claims, liabilities, damages, losses, and expenses, including, without limitation, reasonable legal and accounting fees, arising out of or in any way connected with: (i) your breach of these Terms (including any supplemental or additional terms that apply) (ii) your improper use of the Booking Platform, (iii) your interaction with any Guest or stay at Accommodation, including without limitation any injuries, losses or damages (whether compensatory, direct, incidental, consequential or otherwise) of any kind arising in connection with or as a result of such interaction, stay, participation or use, (iv) your failure, or our failure at your direction, to breach of any laws, regulations or third party rights such as intellectual property or privacy rights.
Limitations on Liability. Neither Fixture Studio, LLC (including its affiliates and personnel) nor any other party involved in creating, producing, or delivering the Booking Platform or any Content will be liable for any incidental, special, exemplary or consequential damages, including lost profits, loss of data or loss of goodwill, service interruption, computer damage or system failure or the cost of substitute products or services, or for any damages for personal or bodily injury or emotional distress arising out of or in connection with (i) these Terms, (ii) the use of or inability to use the Booking Platform or any Content, (iii) any communications, interactions or meetings you may have with someone you interact or meet with through, or as a result of, your use of the Booking Platform, or (iv) publishing or booking of a Listing, including the provision or Services, whether based on warranty, contract, tort (including negligence), product liability or any other legal theory, and whether or not Fixture Studio, LLC has been informed of the possibility of such damage. In no event will Fixture Studio, LLC aggregate liability for any claim or dispute arising out of or in connection with these Terms, your interaction with any Guests, or your use of or inability to use the Booking Platform, any Content, or any Service, exceed: (A) the amount you paid as a Guest during the 12-month period prior to the event giving rise to the liability, or (B) to anyone else, one hundred U.S. dollars (US$100). These limitations of liability and damages are fundamental elements of the agreement between you and Fixture Studio, LLC and/or Fort Asset Management, LLC.
Disclaimer of Warranties.Fixture Studio, LLC and Fort Asset Management, LLC provide the Booking Platform and all Content “as is” without warranty of any kind and we disclaim all warranties, whether express or implied. For example: (i) we do not endorse or warrant the existence, conduct, performance, safety, quality, legality or suitability of any Guest, Service, Listing or third party; (ii) we do not warrant the performance or non-interruption of the Booking Platform; and (iii) we do not warrant that verification, identity or background checks conducted on Guests (if any) will identify past misconduct or prevent future misconduct. Any references to a Guest being "verified" (or similar language) indicate only that the Booking Platform has completed a relevant verification or identification process and nothing else. The disclaimers in these Terms apply to the maximum extent permitted by law. If you have statutory rights or warranties we cannot disclaim, the duration of any such statutorily required rights or warranties, will be limited to the maximum extent permitted by law.
Resolving Complaints and Damage Claims.If Fixture Studio, LLC and/or Fort Asset Management, LLC provides valid evidence that you or your guest(s) damaged real or personal property, including consequential damages, they can seek compensation. You will be notified of the Damage Claim and given an opportunity to respond. If you agree to pay, or if the Damage Claim is escalated to the Insurance Provider, and it determines in its sole discretion that the Damage Claim is valid and you are responsible for the Damage Claim, the Booking Platform can collect the amount of the Damage Claim from you. You agree that Fort Asset Management, LLC may seek to recover from you under any insurance policies you maintain and they may also pursue against you any remedies it may have available under applicable law, including referral of the matter to a collections agency, and/or pursuit of available causes of action and/or claims against you. You agree to cooperate in good faith, provide any information about their requests, execute documents, and take further reasonable action, in connection with Damage Claims, complaints, claims under insurance policies, or other claims related to your provision or use of any Accommodations.
Fixture Studio, LLC’s Role. We offer you the right to use a platform that enables you to book Accommodations. While we work hard to ensure our Guests have great experiences, we do not and cannot control the conduct of Guests and other personnel. You acknowledge decisions about whether and how to apply actions or remedies to a particular situation, is at Fixture Studio, LLC’s sole discretion. Guests agree to cooperate with and assist us in good faith, and to provide us with such information and take such actions as may be reasonably requested by us with respect to any investigation undertaken.
Community Disturbance Policy
It is important that those who use the Accommodation are respectful of the local community. That respect includes trying to avoid disturbing neighbors with disruptive parties, events, noise, or other disruptive behaviors and actions. This covers our ban on disruptive gatherings and other community disturbances.Parties and Events
Do not organize or facilitate unauthorized parties or events. You are responsible and liable for any party or event during your Reservation that violates our rules for parties and events, as incorporated by reference herein. Disruptive gatherings are prohibited, regardless of size.- What we don’t allow:

Unauthorized party intervention
Fixture Studio, LLC and Fort Asset Management, LLC are committed to safe and responsible guest experiences, and eliminating unauthorized parties. To help us achieve this, we take action, and may block certain reservations that we determine to be higher risk for unauthorized parties. If an issue is reported to us, we will send a confirmation communication explaining what happens next. We reserve the right to take steps up to and including suspending or removing a guest if they fail to comply with our policies.Harming yourself or others
You should not commit physical or sexual assault, sexual abuse, sexual harassment, domestic violence, robbery, human trafficking, other acts of violence, or hold anyone against their will. Members of dangerous organizations, including terrorist, organized criminal, and violent racist groups, are not welcome in this Accommodation. Fixture Studio, LLC and Fort Asset Management, LLC are committed to working with law enforcement as appropriate and responding to valid law enforcement requests. We take suicide, self-injury, eating disorders, and hard drug abuse extremely seriously and work to help people in crisis.Threatening anyone
You should not convey an intent to harm anyone by your words or physical actions. We also take threats of self-harm as seriously as we do actions and may intervene if we become aware of a threat.Creating hazardous situations
You should not keep unsecured weapons, disease risks, or dangerous animals in your Accommodation, nor should you create conditions that increase the likelihood of a fire or impede escape in the event of emergency.Theft, vandalism, or extortion
You should not take property that isn’t yours, use someone’s property without their permission, copy others’ keys or identity documents, damage others’ property, remain in the Accommodation after a stay is concluded, or threaten anyone with bad ratings or any other penalty or harm to obtain compensation or other benefits.Reporting damage. Accidents are rare, but they happen. If you or someone you invite are responsible for damage during a stay, message the Hotel App right away. If you can provide photos, that’s great, too. Being upfront about damage allows as much time as possible to fix it before the end of your stay or before the next guest arrives. Depending on the extent of the damage, Fixture Studio, LLC and/or Fort Asset Management, LLC may seek damages, replacement costs.
