Property and Cancelation Policies :
- For guests who reserve directly with us we have a generous 24 hour cancelation policy. You may cancel your reservation up until 3pm the day prior to arrival. If you cancel after 3pm the day before you are scheduled to arrive, we reserve the right to keep your first night deposit as a cancelation fee.
- We have different policies for reservations made surrounding Commencement dates in late May. In 2025 the reservations made during the week of May 19-23 require a 3 night minimum and payment for those 3 nights is due at the time of booking. You will have until April 15, 2025 to cancel your reservation without charges. After that date there will be a $100 cancelation fee. Please email us for more specific charges and policies during this busy commencement time of year.
Terms and Conditions
- A one night deposit will be charged at the time of making the reservation. The balance will be due at arrival.
- Irving House has no elevator. Please let us know if you need a lower floor. We do have a ramp to our entrance, however the property is a renovated older house, not a commercial hotel. Please let us know if have any questions concerning accessibility.
- We are located in a residential area where parking is mostly by permit. We have a very small parking lot and can not guarantee parking for all our guests. Parking is included in the rate, but provided only on a first come first serve basis. Please note: larger SUVs and trucks will have a harder time maneuvering in the small parking lot. Parking during Commencement (end of May) and will incur extra charges.
- Guests must be 21 years of age or older and must present a credit card and valid photo ID at check in (even if payment will be in cash)
- By the city law, there is no smoking indoors.
- We love our own pets but unfortunately can only accommodate service animals.
- Rates are based on occupancy. Please let us know if you have children who will need a crib or cot. Children 12 and under stay free. Children 12-18 are $10 per night while an extra adult is $20 per night.
- We reserve the right to add fees for guests who have not been accounted for in the reservation, any type of smoking in the room or unauthorized pets in the room. These are "extra person" or "extra cleaning" fees.
- We expect all of our guests, no matter the age, to keep in mind to respect quiet enjoyment for others in the house. Quiet hours are between 10pm and 7am.
- Nightly rates are subject to change and are not guaranteed until the reservation is made. Taxes in total are 14.45% and broken down on your receipt.
- When you are reserving 4 or more rooms, (a "group"), a deposit of 50% of your whole stay will be taken at the time of booking. In this case, refunds will only be given for cancellations made at least one week prior to arrival. If you cancel closer to arrival, we may refund some of the deposit depending on our ability to resell the rooms.
- For stays during Commencement ceremonies (generally late May) there are different cancelation policies and restrictions. Please email the front desk for more information for specific charges and detailed cancelation policies.
