Property and Cancellation Policies:
The terms and conditions below apply for all reservations unless a special agreement has been made. The rental group reserves a right to apply special terms and conditions that differ from these in case of public holidays, special events, seasonality, or additional services require so.
1. BOOKING AND CONFIRMATION When reserving an accommodation your name, address, arrival, and departure time, and method of payment are required. A room reservation is binding once it has been confirmed verbally or in writing and you have received a reservation confirmation number and/or letter. The rental group is entitled to apply different kinds of rules such as a deposit or credit card guarantee to secure the reservation. There will be a 3% convenience fee for all credit card transactions.
2. GUARANTEED RESERVATION Our property will charge 100% of the total including taxes, and cleaning fees upon booking. Guests may guarantee the reservation via credit card or check made payable to Highlands Management. Final payment is due upon check-out for any other incidentals. A credit card will be kept on file and authorized for $800.00 as a security deposit. There is a 3% convenience fee for all reservations secured with a credit card
3. CANCELLATION AND NO ARRIVAL By acknowledging the terms and conditions the parties agree that the housing accommodations are non-cancellable. In the event that the confirmed party is unable to utilize the accommodations for the confirmed reservation dates, the Rental Group may but is not obligated to, advertise the date as available and attempt to assist the confirmed party with seeking an alternative reservation for the existing confirmed dates. Such efforts by the Rental Group shall not relieve the confirmed party of their obligations hereunder. If the confirmed reservation dates are canceled by the confirmed party and the Rental Group is not able to obtain an alternate reservation for the dates confirmed, all deposits and prepayments are forfeited in full.
4. EARLY DEPARTURE Before the agreed day must be informed to the rental group latest by 4:00 pm three days prior to arrival. If your reservation is for several nights, the rental group is entitled to charge you the full amount for the whole stay. Early departure before the agreed day may also cause changes in the room rate confirmed.
5. PAYMENT The rental group accepts check/cash and all major credit cards. Our property will charge a 50% deposit of the total including taxes, and cleaning fees upon booking. Guests may guarantee the reservation via credit card or check made payable to Highlands Management. Final payment is due 30 days prior to arrival. A credit card will be kept on file and authorized for $800.00 as a security deposit. There is a 3% convenience fee for all reservations secured with a credit card
6. GUEST BEHAVIOUR IN THE ACCOMMODATIONS We follow good manners and house rules at the property. In case of breaking these rules, you may be immediately removed from the premises. In such cases, you are still obliged to pay for the accommodation and additional services ordered. You are not eligible to claim a refund for payments already made. For safety reasons, only checked-in guests are allowed on the premises and the maximum capacity per accommodation may not be surpassed. The township of Vernon has a strict noise ordinance starting from 10:00 PM - 7:00 AM the following day. Any noise exceeding 15 dB above the ambient noise level at the property line of any property shall be unlawful and will result in removal from the property and shall face a possible fine of $250 or greater, depending on the offense
7. RESPONSIBILITY ON YOUR VALUABLES The rental group is not responsible for valuables stored in your room. The rental group is not responsible for damage or disappearance of vehicles kept in the accommodation’s parking area or valuables inside the vehicle.
8. GUEST’S RESPONSIBILITY ON DAMAGE As a guest you are responsible for damage caused on purpose or by accident by you, or your guest in the accommodation or premises. This applies also to the accommodation furniture and other equipment, and other guests on the property. The responsibility for caused damage is determined by general principles.
9. SMOKING POLICY The accommodation is a nonsmoking establishment. Smoking is not permitted inside any area of the property, or within 15 feet of the entrance, exit, or any other enclosed area. Should you or your guests smoke in the accommodation, a $500.00 cleaning fee will be assessed. This includes vaping and any other related activity which may or may not emit either an odor, smoke, or both.
10. POOL AT 5 BEDROOM FARMHOUSE: Pool hours are from Sunrise until 10:00 PM daily and is open from June 1 through Labor Day. The use of the pool is at your own risk. You agree to assume all risks of injury or death associated with swimming, including but not limited to drowning, slips and falls, and collisions with other swimmers. You also agree to be responsible for your own supervision and the supervision of your children. The pool is not lifeguarded. If you are unable to swim, you should not use the pool without supervision. By using the pool, you agree to release and hold harmless the owner of the pool, its employees, and its agents from any and all claims, demands, and causes of action arising out of or in connection with your use of the pool.
