Spectacular views and lush tropical gardens are among the reasons our guests return every year to Kamala Beach Estate. Perched on a small headland at the southernmost tip of Kamala Beach on the Andaman Sea in Phuket. The choice of three swimming pools gives guests the option of more privacy or more space for the kids to play. The Resort comprises a number of apartments and villas, each of which has its own character and style, and is fully equipped to cater to friends and family. One or two-bedroom apartments are available, either with a direct sea view or overlooking the gardens. The villas have three bedrooms for families, or groups of friends, who would like to stay together. Restaurants, bars, and shopping are all at our doorstep. High-speed WIFI is available free throughout the property. Above all our guests come first, and we do our very best to ensure that they feel that they have arrived at their home by the sea.

Terms and Conditions
DEPOSIT: A damage deposit of 5000 THB will be collected on arrival and will be refunded on confiramtion of everything being in order on check out. Full payment will be collected on arrival.
CHECK IN: 14:00 CHEK OUT: 11:00 Late check out after 2 pm is available at a cost of 500 THB/ hr upon availability.
RECEPTION: is open 8:00 - 17:00, thereafter please check in with the security desk. Limited parking is available.
NON-SMOKING: Please note all rooms are non-smoking as required by law. A fine of THB 2,000 will be imposed for smoking in the rooms.
QUIET HOURS: 10:00 p.m. to 9 a.m. If you become aware of a disruptive guest, please contact security immediately by room phone or in person. Televisions, voices, or other devices must be kept at a respectful low level at all times.
VISITORS: All visitors must give a copy of their ID/passport at our reception for security purposes. Visitors staying overnight will be charge 1,500 per person per night.
CHILDREN: Well behaved children of all ages are welcomed. Children aged 12 and under stay for free when sharing a room with one or more paying adult(s), using existing bedding. As the parents, guardians, or chaperones of children you are personally and legally responsible for and must supervise them at all times. For safety reasons, please do not leave children unattended in guest rooms, by the pool or allow them to roam the hotel property unsupervised. Children under the age of 13 are not allowed in the pool area without being accompanied and supervised by their parent/guardian/chaperone.
RIGHT TO REFUSE SERVICE: Kamala Beach Estate is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that does not violate Thai laws. Kamala Beach Estate has a zero tolerance policy in which we will refuse to admit or refuse service or accommodation in our hotel or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by the owners for the operation and management of the hotel. Kamala Beach Estate will refuse service or evict a guest: for refusal or failure to pay for accommodations, is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children at all times, seeks to use the hotel for an unlawful purpose; seeks to bring into the hotel: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to hotel property or guests; causes or permits persons to exceed the maximum allowable occupancy of room, refuses to abide by the reasonable standards or policies established by Kamala Beach Estate or the operation and management of our hotel.
FORCE MAJEURE: The Hotel cannot accept responsibility or pay any compensation where the performance or prompt performance of the reservation contract is prevented or affected by reason of circumstances which amount to “force majeure”. Circumstances amounting to “force majeure” include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your stay) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity, epidemic and all similar situations beyond our control. It is explicitly agreed that an event of force majeure suspends execution of the reciprocal obligations for the parties, and that each party shall pay the expenses resulting therefrom. In particular, the guests alone shall pay the additional expenses that might be incurred for any change in hotel, following the event of force majeure.
LIABILITY: Kamala Beach Estate is responsible to provide the room(s) and Add-Ons stated in the Booking Confirmation(s) and according to these Terms and Conditions. We do not accept any liability for failure to provide the services contracted or any of them due to circumstances beyond our control. Kamala Beach Estate is not in a position to guarantee Guest’s safety against events including but not limited to accidents, death, acts of God, flood, riot, theft, or even acts of negligence. All activities have inherent risks to health and safety and Kamala Beach Estate will not be responsible for any eventualities related to any activities or services booked through the hotel. Kamala Beach Estate will not be responsible for loss or damage of property left in Guest’s room and/or the Hotel property during Guest’s stay. Guests are advised to obtain insurance to cover curtailment, and loss of luggage, personal effects, damages, personal injuries and money/valuable belongings.
