- No refunds or compensations will be offered for early departures. We are not responsible for weather conditions, flight delays, acts of nature, health barriers, or errors that may have been made with your reserved dates/itineraries or flight schedules during your trip. For this reason, we strongly recommend that all visitors purchase TRAVEL INSURANCE.
- Special conditions for bookings of the entire building - private villaEach booking requires credit card authorization to guarantee it.Cancellation conditions: Free cancellation up to 30 days before arrival, except for the 10% of the reservation value, which is non-refundable. The first payment of 10% of the reservation is made on the day of booking and is non-refundable. The second payment of 90% of the reservation is made 30 days before arrival and is non-refundable.

1. Application of Conditions
- To ensure the proper functioning of the facility, by booking accommodation, the client accepts our conditions. The following terms and conditions apply to direct bookings through our website, by email, messaging, or in person.
- For bookings made through a third-party website, please also refer to the relevant provider's conditions; in such cases, we are not responsible for third-party omissions.
- Bookings of the private villa for closed groups of guests are subject to the special conditions of section 5.
2. Payments
- Bookings through our website require credit card authorization to guarantee the reservation. Payments for the reservation or parts thereof are charged according to the cancellation conditions of the booking.
- Refundable rates: Payments can be charged at any time after the deadline with the right to cancel the reservation without charges.
- Non-refundable rates: Payments can be charged at any time after the reservation is made.

4. Children and Room Occupancy Policy
- Children from 6 years old are welcome in our house. Our standard rooms can accommodate a maximum of 2 people, adults and children combined. Our family apartment can accommodate a maximum of 4 people,adults and children combined. We do not provide cribs or extra beds.
- All persons checking in at our property must be notified. Failure to do so may result in being denied entry to the property.
5. Special Conditions for Group Reservations of the Entire Building - Private Villa
Each booking requires credit card authorization to guarantee it.Cancellation conditions: Free cancellation is possible up to 30 days before arrival, except for the value of 10% of the reservation, which is non-refundable.
The first payment of 10% of the reservation is made on the booking day and is non-refundable.
The second payment of 90% of the reservation is made 30 days before arrival and is non-refundable.

Check-out: until 10:00
Breakfast service is not included in the price.
Each guest must register before arrival through online check-in. Unregistered persons do not have access to the property.
Children up to 3 years old can share the bed with adults at no additional charge. All other persons are counted in the total number of guests, regardless of their age. Bedding and towels are included in the price; only changes of towels or bedding upon request are charged.
Supplements not included in the price: Valid only for group reservation for the entire facility
- Final cleaning: 200 euros
- Extra cleaning (upon request): 100 euros
- Towel change: 5 euros/piece
- Bedding change: 20 euros/1 bed
- Electricity costs: 10 kWh/day included in the price; the cost of 1 extra kWh is 0.26 euros
- Pet fee: 5 euros/day
- Damage deposit: 400 euros, payable in cash on the day of arrival and refunded on the day of departure
- The initial charge for preparing the jacuzzi is 100 euros (disinfection and filling).
