Public transport is fantastic, there is a bus stop just 50m from car park, with regular buses running into Torquay town centre, harbourside and connecting services to surrounding areas.
There is so much to do within walking distance of the property! Local attractions include Babbacombe Cliff Railway, Babbacombe Model Village, Bygones Museum and Babbacombe Theatre. You have two beaches close by, Oddicombe beach can be accessed via the cliff railway, the station is just a 2 minute walk away. Oddicombe has fantastic facilities, including beach huts, bar, restaurant, café, beach shop and water-sport hire (please note that there is no parking allowed on the beach during peak season). Babbacombe beach is on the opposite side of Babbacombe Bay and is about a 10 minute walk away, through wooded cliffside paths, or you can walk along Babbacombe Downs and follow the road down to the beach. Babbacombe is a smaller and quieter beach, which has its own concrete fishing pier, there is a small café on the beach which serves basic drinks and snacks. The beach does benefit from its own car park, however, be warned, the road is incredibly steep with sharp hairpin bends and during summer months can the car park can get very busy. Sitting just above the beach is the Cary Arms, a boutique hotel which has its bar and restaurant open to the public. The bar and restaurant has a lovely terrace area for food and drinks, which has the most incredible views across Babbacombe Bay.
Just a 2 minute walk from the property is the beautiful Babbacombe Downs, this is the highest cliff top promenade in the country, with views all across Lyme Bay - on a clear day you can see as far as Portland Bill! The Downs provides not only a stunning vista, but an idylic green space, perfect for dog walks, picnics or just lazing around taking in the view and Babbacombe sunshine. Along the Downs are many good quality pubs, bars, restaurants and cafes, including Angels Tea Rooms which is a must visit, having won 'Best Tea Rooms in Devon' award several times.
A five minute walk away is St Marychurch shopping precinct, which provides a great selection of local shops, including - bakery, butchers, fish-mongers & deli, greengrocers, chemist, post office, cafes, pub, opticians, chocolatiers, hairdressers & barbers. Close by you also have a Tesco Express, Co-op and a small Sainsburys.
Torquay town centre is just 2 miles away and just 3 miles away is the WIllows, which has a large Sainsburys and a M&S superstore.
Eating out, you are spoiled for choice, all within walking distance you have a choice of Indians, award winning fish restaurant Hanburys and a great selection of local restaurants. There are also lots of take-aways including Chinese, Indian, Thai, fish & chips, Pizza (Pappa Johns) and a kebab house.

Terms and Conditions
Reservations:
Guest may check in from 4:00 pm on the day of arrival. Check out time is 10am. Reservations cannot be applied to alternative dates, nor extended or reduced without prior agreement with Rooms At Babbacombe. Room types and facilities are specified at point of booking. Guest reservations will be retained by Rooms At Babbacombe until 4:00 pm on the arrival date and may be cancelled thereafter by Rooms At Babbacombe without further liability on Rooms At Babbacombe's part unless Rooms At Babbacombe has agreed otherwise in writing or where Rooms At Babbacombe has received advanced payment of the full amount chargeable for the reservation. Rooms At Babbacombe reserves the right, at its sole discretion, to release any reservation at any time without charge, penalty, loss or damage if it believes that the guest is unfit to stay in the Hotel. Unfit can mean being drunk, disorderly, abusive, intimidating, aggressive or impolite or causing a danger to other guests, Hotel employees and contractors. If Rooms At Babbacombe fails to have a room available for a Guest whose reservation has not been cancelled or released in accordance with these Guest Terms, Rooms At Babbacombe will provide a room in another hotel of similar standard on the same terms and conditions for the first night of the reservation. Reservations are personal to the Guest and cannot be resold or transferred without the express written permission of Rooms At Babbacombe.
Charges:
All bookings are for room only accommodation, meals and other services are not included and will be charged accordingly. Payment is required in advance or upon check-in for the estimated charges for the number of room nights and number of breakfasts. Rooms At Babbacombe reserves the right to refuse entry to the Guest until such pre-payment is received. Rooms At Babbacombe reserves the right to demand payment of amounts accruing to a Guest’s account at any time and to preclude the Guest from continuing to occupy the Hotel should this demand not be met. Should the Guest fail to pay his/her account on demand, Rooms At Babbacombe reserves the right to remove the Guest’s property from the Hotel and to store the same until the account has been paid; for which Rooms At Babbacombe may charge the Guest reasonable storage and administrative costs. Rooms At Babbacombe has a lien on the Guest’s property which it may sell to pay the account and shall refund the balance, if any, to the Guest. The Guest shall indemnify Rooms At Babbacombe for any losses suffered by way of a Guest failing to pay their account. Any continued reservation is contingent upon the Guest’s pre-payment in cleared funds.
Conditions On Which A Guest May Occupy A Room:
Subject to these Guest Terms, the Guests shall occupy the room as bare licensee only and no relationship of landlord and tenant shall be created by the Guest’s use of the room. The Hotel retains control, possession and management of the room and the Guest agrees that s/he shall not have exclusive possession of any room. The Hotel may in its absolute discretion move the Guest and/or allow Hotel employees access to service, repair, tidy and clean the room from time to time. It is a condition precedent that the Guest may only occupy the room following check-in where s/he has: (i) completed and signed the guest registration card; (ii) provided identification; and (iii) provided advanced payment. Only those Guests to whom a room is allocated may occupy the room. Guests are not permitted to resell or transfer their booking. Rooms At Babbacombe will use reasonable endeavours to ensure a room is available for occupation by the Guest at the stated check in time. During occupancy of the room and whilst on Hotel premises the Guests will not:
(a) make excessive noise;
(b) damage or remove Hotel property, whether in the room or on any part of the premises. Any damage or removal will be paid for by the Guest and amounts to be paid shall at the sole discretion of the Hotel;
(c) leave the room in a disorderly state or such state as will cause distress to the cleaners;
(d) use any electrical appliance, other than those supplied or approved by the Hotel, in particular electric water heaters, cooking devices, any equipment greater than 3 kWh or, where stated, greater than the kilowatts stated on any particular socket;
(e) smoke in any room or on Hotel premises except in designated smoking areas;
(f) park a car or other vehicle otherwise than as agreed by the Hotel or cause obstruction around the Hotel;
(g) bring or allow into the room any person other those allocated to the room, particularly after 9:00 pm, and will cooperate with the Hotel in having such persons removed;
(h) enter or occupy any room which has not been allocated to them or obstruct any common parts of the Hotel;
(i) interfere with other guests, their property or their enjoyment and peaceful stay at the Hotel;
(j) bring into the Hotel any animal or pet other than Guide Dogs, unless prior agreement has been made.
(k) do or permit anything which is illegal or which may become a nuisance including the infringement of any third party intellectual property rights in particular whilst using the Hotel’s internet connection; and
(l) comply with health and safety and fire regulations displayed in the Hotel.During the stay the Guest will produce identification, as evidence of Guest’s occupancy at the Hotel should it be required. Upon check-out the Guest will notify the Hotel of departure and pay all outstanding charges that are due.
Car Parking Terms (where applicable):
Subject to this clause and upon request by the Guest, the Hotel permits the Guest to use such car park space as the Hotel may in its sole discretion allot to the Guest (“Space”) for the duration of the Guest’s stay or visit to the Hotel. Parking spaces must be prior booked with the hotel before arrival. The Guest may only occupy the Space once the required details have been completed on the guest registration card. The Guest acknowledges that occupation of the Space by the Guest is as a bare licensee only and no relationship of landlord and tenant shall be created by the Guest’s use of the Space. The Guest also agrees that s/he shall not have exclusive possession of any Space. The Hotel may in its absolute discretion request the car is moved by the Guest for example in order to perform repairs and clean the Space. Cars are parked at the Guest’s own risk and the Hotel cannot guarantee the security of your car or its contents. Guests are advised to ensure cars are locked securely, that all windows are securely closed and possessions left out of sight and that the car’s alarm is engaged. Please contact the Hotel prior to booking to determine any height, or other, restrictions.
Charges and disposal of vehicles:
(a) Payment is required immediately prior to check-out of the Space by the Guest. The Hotel reserves the right to refuse to permit the Guest to occupy the Space until prepayment is received. The Hotel reserve the right to demand payment of amounts accruing to a Guest’s account at any time and to preclude the Guest from continuing to occupy the Space should this demand not be met.
(b) Should the Guest fail to pay his/her account on demand, the Hotel reserves the right procure removal of the Guest’s car from the car park by a lawful authority for which Rooms At Babbacombe may charge the Guest reasonable removal and administrative costs. Cars parked otherwise than in a designated space may be towed away by a lawful authority without notice. Guests will be charged for recovery.
(c) The Guest must notify the Hotel in writing if s/he intends to leave his/her vehicle in the car park for more than 28 days. The Hotel reserves the right to procure removal of any car by a lawful authority which the Hotel reasonably believes to have been abandoned and shall be entitled to regard as abandoned any car which has been in the car park for more than 28 days without prior notification.The Guest shall:
(a) drive carefully in the Hotel car park and not obstruct entrances or exits and obey signs, including parking in bays to which entitled;
(b) not make any alteration to the space nor cause any damage to the Hotel or to any property of the Hotel owners. Any damage caused shall be immediately reported to the Hotel and damages caused to another vehicle should be reported by the Guest to the owner of the vehicle;
(c) ensure his/her car is registered with the DVLA, has a valid vehicle tax disc, has a current MOT certificate (where required), is insured, is roadworthy and complies with all relevant laws;
(d) not display any advertisement, or notices at the Space and not conduct any business activity in the car park for example in connection with selling, hiring or other disposal of vehicles or goods or services;
(e) not cause any nuisance or inconvenience, deposit rubbish other than in proper receptacles nor pour or transfer fuels within the car park;
(f) agree that for safety reasons no-one is entitled to remain in the car park except for the purposes of parking or removing cars.
Termination:
This Agreement and any licences granted within shall end on the earlier of:
(a) the date and time upon which the Guest checks out of the Hotel, finishes the use of the allotted car parking or otherwise the Hotel services ordinarily cease; and
(b) The Hotel giving notice of termination with immediate effect if the Guest breaches any of the Guest Terms.Termination is without prejudice to the rights of either party in connection with any prior breach of these Guest Terms.
Limitation of Liability & Disclaimers:
Guests are advised to be adequately insured, vigilant and take reasonable care over their property generally and especially in spaces accessible to the public as the Hotel are not responsible for theft, loss or damage caused by third parties outside their control. For Guests booking Hotel sleeping accommodation:
While the Hotel will make all reasonable efforts to protect the property of the Guests, attention is drawn to the Hotel Proprietors Act 1956 (“Act”) (a copy of which is displayed in the Hotel) and to the provisions of this clause. The Act limits the Hotel’s liability in certain circumstances for theft, loss or damage to the property of the Guests up to £750 per item and £1500 per guest in total in London, and elsewhere to £50 per item and £100 per guest, if Guest property is not given to a member of Hotel staff and a receipt issued. Please note this does not apply to cars or any belongings left in the car. For all Guests:
Subject to the provisions of the Act (where applicable), the Hotel’s liability to the Guest whether in contract, tort (including negligence) or otherwise arising in connection with this Agreement shall be limited to £50 per item and an aggregate of £250 per guest, such amount the Guest agreeing is fair and reasonable given the value of the booking and the Guest’s ability to procure travel or other insurance. In no event shall the Hotel be liable for any loss of profit, revenue, anticipated saving, business opportunity, goodwill, corruption of data, damage resulting from third party claims or indirect or consequential losses. The Guest agrees the booking charges reflect that the risk of such loss lies with the Guest which is fair, reasonable and proportionate given the charges billed. For the avoidance of doubt, the Hotel do not accept any liability for theft, loss or damage caused to any vehicle or its contents whilst parked on any Hotel property and as such any vehicles and contents are left entirely at the Guest’s risk. Food served at the Hotel may contain specific allergens. In compliance with applicable food laws and regulations (including, without limitation, food labelling requirements), the Hotel will provide specific allergen information regarding food it serves upon request and, with reasonable prior notice, use reasonable endeavours to adjust such food to accommodate particular dietary requirements requested by the Guest. It is the Guest’s responsibility to notify the Hotel of any dietary requirements and, subject to applicable law, any food served by the Hotel is consumed at the Guest’s own risk. A £250 fee shall be charged for smoking in guest rooms as this is not permitted, except for in designated smoking rooms. The Guest shall keep the Hotel indemnified in full against all direct, indirect or consequential liabilities, loss, damages, injury, costs and expenses awarded against or incurred or paid by the Hotel as a result of or in connection with:
(a) the Guest’s breach of the Guest Terms;
(b) any infringement or alleged infringement of any intellectual property rights by the Guest during the stay at the Hotel; and
(c) any damage caused to the Hotel premises (or contents) whether or not owned by the Hotel, caused by the Guest. Nothing in these Guest Terms shall limit or exclude the liability of the Hotel for death or personal injury resulting from negligence; or fraud or fraudulent misrepresentation.The Hotel will not use Guest information given for any other purpose unless the Guest agrees or unless the Hotel is required or permitted to do so by law. By agreeing to the Guest Terms and completing this registration card you are signifying your consent (and that of your Group) to your personal data being processed in accordance with the above statement.
Data Protection:
The information provided to Rooms At Babbacombe by the Guest during booking and on the registration card will be handled by the Hotel as data controller in accordance with applicable data protection requirements.
General:
The Hotel accept a number of credit cards. All such credit cards are accepted in accordance with the regulations of the credit card company concerned. These Guest Terms are governed by the laws of England and Wales and each party irrevocably agrees that the courts of England and Wales shall have exclusive jurisdiction to settle any dispute or claim arising out of or in connection with this agreement or its subject matter or formation (including non-contractual disputes or claims).
