Terms and Conditions

By booking your stay with us you are agreeing to the following terms, conditions, and procedures. These policies are made in the best interest of guests and owners.
Reservation Policy: Reservations are held with a credit card and charged 100% of the stay at the time of booking. 
Cancellation PolicyOur Zero Refund Cancellation Policy means that once you make a reservation, you will not be eligible for any refunds, regardless of the reason for cancellation.  We have implemented this policy to maintain fairness and consistency for all our customers.
Check-In Policy: Prior to your arrival you will be provided with a 4-digit access code and digital key for entrance gate.  House entry door will be coded to the last 4-digits of phone number provided on reservation.

Check-out Policy:  
Trash:  Removeall trash from the house and put into container on porch of Old Red House.  Note there is a separate Blue Recycling Container if you choose to recycle. Towels/Linens: Remove all towels, pillowcases, and fitted and flat sheet bed linens and put in laundry basket to be laundered. General:  Wash, dry, and put away kitchen items used.  Turnoff lights, close and lock all windows and doors.  Return Heat/AC to original settings upon check-in.
Early Arrivals and Late Departures: Subject to availability.
Housekeeping: We provide a full housekeeping service prior to check-in and after check-out. Mid-stay housekeeping services and towel refresh are available for an additional fee.  Please request in advance of your stay.
100% Smoke-Free: We are a 100% smoke-free facility and do not permit smoking of any kind. Any evidence of smoking in the guest’s room or complaints made from fellow guests will result in a fee of up to $1,000. This includes smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, diffusers, hookahs, incense, cigars and candle burning.
Pet Policy: We are pet lovers; however, we cannot accommodate nor permit pets or animals of any kind.
No Party Policy: The Village at Houser's Crossing has a strict No Party Policy for the comfort and security of all guests and property. Excessive noise will not be tolerated at any time. Violations will result in immediate eviction without refund and a violation fee.
Furniture and House Furnishings: All furniture, furnishings and kitchenware must be returned to its original location prior to checking out. Items can not be removed or moved to another room or house. Violations will result in a $500 fee.
Damage, Missing Items & Excessive Cleaning: Upon booking we require a credit card on hold for any damages and excessive cleanings beyond normal use of our amenities incurred during the guest’s stay. The guest authorizes The Village at Houser's Crossing to charge the cost of repair of such damage or loss of such items caused by themselves, or any person for whom they are responsible. Such damage would include the cost of cleaning bedding and upholstery, and fumigation if the guest smokes in a room, and/or damage to furniture, rugs, walls and fixtures as well as replacing missing items such as bedding, towels, furnishings, kitchenware, et.al.
Consumables: Coffee, condiments, etc. are free. Guest discretion and inspection to consume these items is required.  We take no responsibility for the consumables or any allergies that guest(s) may have.
Village Rights: Should any action by a guest be deemed inappropriate by the Village Staff, or if any inappropriate behavior is brought to the attention of the Village Staff, we reserve the right to request a guest vacate their room without a refund.
Private Areas: Enjoy the house that you rented and Village Public Areas:  Hiking Trails, Swings, Grove, & Magical Fern Garden.  Additional Houses and Buildings are OFF Limits/Private.  Checkout map of grounds on porch of the Houser Homestead for property map.
