largest gay and lesbian resorts in the country nestled in the prideful beach towns of

If you cancel more than 14 days before your arrival, your deposit will be refunded minus a $50 cancellation fee. If you cancel 14 days or less before your arrival, your entire deposit will be forfeited.

If you cancel more than 60 days before your arrival, your deposit will be refunded minus a $50 cancellation fee. If you cancel 60 days or less before your arrival, your entire deposit will be forfeited.

Terms and Conditions
Room payment is due upon check-in, AMEX, MC, Visa, Discover or Cash. 11% tax added to listed rates. I agree to be held personally responsible to pay any part of the full amount of these charges. I agree to vacate the room by the posted check-out time. I agree to pay for any damages to the room or it's contents cased by me or my guest. A agree to pay $25 per persons over 2 ($40 for 4th of July Weekend and Labor Day Weekend). I agree to pay $40 per night pet fee.
Reservations will be guaranteed only if we have received a one night's deposit. We cannot guarantee specific rooms numbers.
There are no refunds for early checkouts.
I authorize the Dunes to charge my credit card $200 for smoking in a non-smoking room. This includes Medical and Recreational Marijuana and Vaping of any type.
This property is privately owned and operated and the management reserves the right to refuse service to anyone and will not be responsible for accidents or injury to guest or for losses of money or valuables of any kind. It is against the law to consume alcoholic beverages outside your room or any of the defined liquor service areas.
