Seclusion and privacy are hallmarks of this ranch, with unlimited recreation and entertainment options. Explore the pristine Lolo National Forest and visit local attractions such as Diamond Lake and Cliff Lake or wet a line in the Clark Fork or Little Joe Rivers for native trout mere miles from our front gate. Other local adventures include Trout Creek, Cedar Creek, HooDoo Meadows and Missoula Lake. Hike one of the many trails on the ranch and enjoy our abundant wildlife and resident horses and mini donkeys. Additional rules

Reasonable, trained and disciplined dogs are allowed. Dogs are not allowed on furniture or beds in any of our spaces. For the safety of your dogs and out of consideration of our other guests, dogs must be on a leash or under your control at all times. We are a working ranch with livestock, and dogs must not be allowed in our pastures or corrals. The Saloon is a community space and for the consideration and enjoyment of our other guests, dogs are not allowed in the Saloon

Guests are required to sign waivers for activities and/or shooting if they wish to participate. All guests, by booking, agree to our Behavior and Damage policies, as listed below.

Guest Conduct and Behavior

Alpine Falls Ranch is a private and peaceful retreat under the Big Sky and it is our hope and expectation that our guests help us to maintain that environment! While staying with us, all guests agree to abide by our general behavior policies to ensure that the stay of other guests is not disturbed, and the integrity of the property is maintained at all times.

All guests and visitors of guests agree to conduct themselves at all times in an orderly and acceptable manner and not to disrupt the quiet enjoyment of other guests, owners, or to damage/disrupt Ranch property either by intention or neglect/carelessness. Alpine Falls Ranch reserves the right to immediately terminate The Guest’s reservation and/or bill you appropriately (for damages/losses) if we deem your conduct to be in breach of this clause. Conduct that we reasonably consider inappropriate includes but is not limited to:
  • Creating an inappropriate level of noise at any time
  • Creating any level of noise that could be considered inappropriate or bothersome to other guests or owners past 10:00pm including shouting, screaming, yelling, or playing loud music anywhere in the property or on balconies; this includes the behavior of children
  • Drunken, unruly, verbally violent, verbally abusive, and physically violent behavior
  • Any behavior which other guests or staff find offensive in any way.
  • Any actions and behavior that is deemed inappropriate and forbidden by the building administration
  • Intentionally or by way of gross negligence/neglect, damage, destroy, or otherwise disturb ranch property or grounds
  • Driving off paved and dirt roads or parking in any area other than those designated for parking
  • Removing ranch property, moving furniture, or otherwise using ranch property for anything other than its intended use
  • Any behavior that results in the damage, disturbance, or harassment of local flora or fauna
Lastly, while Ranch staff is always available for guest needs at any time of day or night, we reserve the right to add a service fee to your bill for any unnecessary calls placed to ranch staff after 10:00pm; we are a small property with Ranch staff living on site who also need their rest. This will be applied at our discretion and is not intended to be applied to any reasonable call or request.

We will at all times act reasonably when making any determination under this clause. In the event that we terminate your booking, you will be required to leave your accommodation immediately. You will be held liable for any damage or loss caused by you or a member of your party. Full payment for any such damage or loss must be paid prior to your departure. If you fail to make payment, you will be responsible for meeting any claims (including legal costs) subsequently made against you as a result of your actions together with all costs we incur in pursuing any claim against you. Our obligations to you come to an end when the reservation is terminated. We will have no obligation to refund you for lost accommodation and we will not pay for any expenses or costs incurred as a result of the termination.

Damage Policy
By booking and staying with Alpine Falls Ranch, all guests and their party agree to the following Damage Policy:

You must keep any part of the property accessed by you and your party and its content(s), including all furniture, electronic equipment, fixtures, fittings, and effects in, on, or at Alpine Falls in the same state of repair as at the start of the stay, and shall leave everything in the same state of cleanliness and general order in which it was found when you arrived.
  • You are also responsible for any damage incurred on the property, either willfully incurred or due to negligence; this includes damage to cabins and their interiors, furniture and amenities (the contents of any facility), as well as any and all ranch grounds and facilities
    • Guests are asked to please not move furniture, fixtures, or anything else that should generally remain in place; Alpine Falls reserves the right to consider this damage if appropriate
  • You will be responsible for the reimbursement of Alpine Falls Ranch for all damage(s), breakages, or loss(es) caused to the property by you and/or the rest of your guest(s); this assessment will include, but is not limited to, replacements, repairs, losses, labor, and any other costs associated with the damage
  • Where any breakages, damage(s), or loss(es) occur, guests should report it firsthand to the Ranch Manager or other Alpine Falls staff member (as soon as reasonably practicable, but always before checkout)
  • At all times, Alpine Falls Ranch reserves the right to solely determine what constitutes damage to the property and its contents
  • Please note: any theft of Alpine Falls property will be treated accordingly and may result in criminal charges being filed
  • Alpine Falls staff may conduct a damage assessment after checkout to determine if any damages occurred that were not reported
  • Alpine Falls will communicate to you any damage assessment for which you are responsible and will charge you accordingly per this policy; this determination will be at Alpine Falls Ranch’s sole discretion
  • This Damage Policy does not include general cleaning but damage may be considered in the event of gross negligence in leaving significant mess anywhere on the property
  • We reserve the right, and you hereby authorize us to retain, all or a portion of your Security Deposit for any damage incurred to the property during your stay (including without limitation specialist cleaning) or for any items that are missing when you leave; your credit card on file may be billed accordingly
  • In the event of damage related to pets, you shall be responsible for these in the same manner as the above
  • Alpine Falls Ranch will not be responsible for the loss or damage of any property left in the facility
  • Alpine Falls Ranch will not be liable for any indirect, consequential or pure economic loss or any loss of profit, goodwill or opportunity (whether caused by the negligence of the company, its employees, contractor or agents or otherwise)
  • Nothing contained in the booking agreement or in any other document referred to or incorporated in it shall be read or construed as excluding any liability for death or personal injury caused by Alpine Falls Ranch’s negligence or liability for fraud or fraudulent misrepresentation.
