Property and Cancelation Policies :
All reservations are charged a 1 night + tax deposit at time of booking. Guests must cancel 7 days prior to arrival to receive a full refund of the deposit. Reservations cancelled within the 7 days are charged in full. Early departures are non-refundable. No-Show reservations are charged in full and non-refundable.
Group Reservations, Special Events, & Holidays (30-Day Cancellation): For any cancellation or change of dates, we must receive 30 days notice prior to your confirmed arrival for a refund of your deposit. If any full or partial cancellation or change of dates is made within 30 days, regardless of the reason, you are financially responsible for 100% of the entire reservation. Reservations are prepaid within 30 days prior to holidays and special events and are non-refundable. Reservations between Dec. 24 - Jan. 1 are considered holiday reservations and require a 30-day cancellation notice.

Terms and Conditions
- Guests are required to provide identification for all adults in the accommodation for security and lock-out purposes. Guests must also show credit card associated with the original reservation deposit.
- Pet Policy: Grassy Flats is happy to host pets under 30 lbs. A nightly fee of $50 per pet will be applied to your bill at the time of check in. Any damage to upholstery, furniture, floors, beds, cabinetry, or the grounds will be charged to the owner at full cost. All animals must be leashed at all times when they are in public spaces. Absolutely no animals are allowed in the fenced off area of the pool and Tiki Bar. Absolutely no animals are allowed in the pool per Florida Health Code Regulations. Pets must be cleaned up after and failure to do so will result in an additional $250 charge to the daily pet fee. Pets may not be left unattended in rooms or on balconies at any time. Disruptive pets after three infractions will be asked to leave the property without refund. Please allow us to make our space enjoyable for both our 2 and 4 legged friends. We love animals, but must respect the space and tranquility of our fellow guests and members.
- Watersports: Rate includes the Basic Paddle Club Membership. This provides access to kayaks and paddle boards during your stay. Kiteboarding & sailing available for additional fees. All watersports are weather dependent and subject to cancellation.
- Payment: A deposit equal to one night’s room and tax will be taken at the time of booking. At check in, guest's credit card will be authorized for the full amount of remaining balance, plus an additional authorization for incidentals.
- Alcohol Policy: As a licensed Cabana Club with the State of Florida, alcoholic beverages consumed on premises MUST be purchased from one of our licensed vending locations, such as the Barrel and Bale Tiki Bar. Absolutely no outside alcoholic beverage will be tolerated in any public spaces including but not limited to the pool, the beach, parking lots or walkways.
- Cabana & Pool Policy: No outside food, beverage or music is allowed at any time in public spaces. Pool hours are sunrise to sunset.
- Smoking Policy: We are a non-smoking property. Smoking is only allowed in the designated smoking area. Absolutely no smoking permitted in any rooms, on balconies, pool area, or Tiki Bar. Violation of this policy will result in a fine of $500.
- Lost Keys: Lost or damaged room keys will be added to the room rate at check-out, cost $50 per key.
- Late Check-Outs: This option must be arranged in advance. A late check-out can only be arranged if the room does not have another guest’s arrival scheduled. In the event a Guest fails to depart by 11am with no late check-out arranged, and results in Grassy Flats being unable to clean and prepare the room for the next arriving Guest that day, the departing Guest agrees to pay damages and costs incurred by Grassy Flats; including but not limited to moving the incoming Guest to another location.
- Additional Guest Fee: Our accommodations have strict occupancy regulations. An additional charge of $50 per person will be added to all reservations exceeding their max occupancy. In some cases, guests may be required to secure another room, or additional guests may be asked to leave without a refund of the reservation.
- Parking: Complimentary parking is provided to all guests. Guests are required to register their car with the front desk at check-in.
- Damages & Theft: You are liable for any damage caused (whether by the deliberate, negligent, or reckless act) to the room(s), hotel premises or property caused by you or any person in your party whether or not staying at the hotel during your stay. Grassy Flats reserves the right to retain your credit card and/or debit card details as presented at registration, and charge/debit the card such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered by Grassy Flats as a result of the aforesaid. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to contracting a specialist to make the repairs, and therefore will make every effort to keep any charges a Guest would incur to a minimum.
- Guest acknowledges that neither Grassy Flats nor the Owner of the Property’s insurance covers any of Guest’s or Guests invitees' personal property, including vehicles, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause, except for injury or damage caused by the negligence or willful misconduct of Grassy Flats or the Owner of the Property.
