Power is one of the most inconsistent and expensive necessities in the Virgin Islands. The island experienced over 25 power outages between June and September 2019, but Calichi was able to avoid interruption of power with the addition of the solar panels and Tesla batteries on site. We have over 300 solar panels and 20 Tesla Powerwalls for the storage of solar energy. The collection of one of our most renewable resources -sunlight - allows the guests to rest comfortably knowing they will have climate control, flushable toilets and cold food storage no matter the situation at the power production plant. We do not use power from the grid. Not only do we run on the sun all day and the energy we have stored in the batteries all night - there is actually a negative footprint!
If you have visited the United States Virgin Islands before you are familiar with the most precious resource of all, fresh water. Outside of the town center of Cruz Bay, most homes and business rely on the cistern system, and we are not an exception. Cisterns collect rainwater rather than being connected to water that is piped in from a sanitation center, we collect our water via rain and use it on property. It is run through a UV filter for drinking water and shower water, it is filtered and used for the pool, hot tub and the watering of plants. Additionally, we have a grey water system that uses filter water from the homes drainage systems to irrigate the plants on property. Grey water is waste water from home use, think the kitchen sink, that doesn't contain fecal materials. The use of grey water greatly cuts down on water usage while ensuring our plant life stays healthy and happy. Unfortunately in times of drought or decreased times of rain, we must purchase and bring in water, so please use your water sparingly, only use the washing machine and dishwasher when the loads are full, turn off the water while brushing your teeth and don't run the water when you are showering, the cool water is quite refreshing when you've spent all day in the hot Caribbean sun!
Not only is the water collected from the skies for use in the pool, but we use an oxygen cleaning system. This allows our water to be incredibly pure, gentle on your eyes and skin and safe for all ages. We use an oxygen cleaning system on our pool that eliminates the use of most chemicals.

Property and Cancelation Policies :
Guest is hereinafter defined as the signer and any spouse, child, invitees, personal representatives, heirs, executors, administrators, agents or assigns. Guests agree to the terms of this policy by act/submission of their initial deposit for the property. We reserve the right to rent to parties under 25 at our sole discretion. This contract is entered into with Owner, David Baum with offices at 10-2 Estate Carolina, St. John, USVI 00830. Total booking charges are refundable if canceled more than 60 days prior to arrival with the exception of a 20% processing fee of total booking charges. NO refund shall be given for cancellations less than 60 days prior to arrival. All policies are determined by Guest's original scheduled date of arrival. Complimentary rescheduling will be offered to guests who need to cancel and deposit may be put towards new reservation within 1 year of original arrival date. Guests are encouraged to purchase travelers insurance, especially when traveling during hurricane season, July-November. Guests may need to be evacuated for their safety. Owner is not responsible for airline changes, the cost of alternate accommodations or cancellation fees and no refunds/adjustments can be offered in this event. If the home reserved becomes unavailable due to its sale or irreparable damage by an act of God, Owner will make every effort to re-reserve a similar property. If similar accommodations cannot be found, a refund will be issued.
Terms and Conditions
Guests agree to adhere to Calichi Rental Policies provided at the time of reservation and villa rules posted at the villa. These policies are considered a binding part of this contract. Your signature indicates you have received, read and agree to be bound by the Rental Policies. Guests are advised that lost or stolen personal items are not the responsibility of the Owner. Guests will be given a key and will be solely responsible for locking of the home and the safekeeping of personal items during their visit. Any damages to the villa or its contents during the occupancy period caused through Guest actions or negligence are the responsibility of the Guest. Guests shall reimburse Owner for all damages/costs above the amount of the security deposit. Guests shall hold Owner harmless from all claims or causes of actions arising from the rental and occupation of the residence. Participation in any activity while at this villa is voluntary and performed at Guest risk. Guest agrees to release, discharge and hold harmless the Owner from any/all liability, loss, damages, costs and expenses(including attorney’s fees), claims, suits and demands arising from any accident, injury, loss (personal or physical) or damage whatsoever, during Guest stay at this villa. Guest agrees to waive any right to bring a legal action arising out of or relating to participation by Guest in any activities or use of the equipment, facilities or any services provided. This waiver includes but is not limited to use of all equipment, recreational facilities, pool, residential areas, sidewalk/paths, trails or passageways to the villa.
Rental Policies Caterers - All caterers working in the villa must be pre-approved and be fully licensed, and insured.
Check-In/Check-out Time - Check-in time for all villas is 4:00 PM. Check-out time is 10:00 AM. Exceptions for early check-ins or late check-outs are only occasionally possible due to a short availability of time to clean the home between guests. Please inquire if an exception is possible and we’ll make every effort to accommodate the request.
Complaints - We strive to make sure Calichi is in excellent condition. In the event of a housekeeping or maintenance complaint, we will make the repair as soon as possible. However, no refund or rate adjustment will be given for unforeseen failures of utilities, internet service or appliances, etc.
Conservation - We ask all guests to consider conservation measures when practical during their stay to keep our island pristine for future generations. Calichi utilizes a cistern for water and conservation is greatly appreciated!
Deposits/Payments - Deposits and Payments must be made in accordance with the guest reservation and rental contract and must clear our bank prior to guest admittance to the rental property. 50% of the total is due upon booking. The other 50% is due 30 days prior to your arrival.
Drugs and Hazardous Materials - No illegal substances are permitted on the property.
Errors and Omissions - We strive to ensure all published information about Calichi is as complete and accurate as possible. Our website and print media content is reviewed and updated regularly. Calichi and its owners are not responsible for inadvertent errors.
Maid Service - The villas are cleaned before and after your arrival. Mid week maid service is available if booked and paid for in advance: Rates start at $150 with a 3 hour minimum.
Quiet Time - Guests are advised that noise travels easily, and that it is important to be respectful of others at all times. There is a noise curfew at 10:00 PM in all residential areas on St. John and all Guests are expected to comply with this rule.
Personal Effects – Calichi, its owners or representatives assumes no responsibility for guest’s personal effects left behind, forgotten or lost at the villa. We will do our best to search for, retrieve and return any missing items as soon as possible after notification. There is a *$25 retrieval/mail fee only if items are found to help cover our costs. For large items, we may need to add an additional postage fee to return your item to you.
Problem Notification - It is the Guests responsibility to notify owners of any problems encountered during the guest stay immediately upon discovery. If requested by Guest, minor problems can be addressed after guest departure to minimize guest inconvenience.
Property – Calichi is privately owned. Guests are advised that personal items lost or stolen are not the responsibility of the Owner or his Agent. Guests will be given a key and will be solely responsible for locking of the home and the safekeeping of their personal valuables during their visit. Agent and Owner assume no responsibility for ensuring that the residence is locked and secured during the period of occupation by Guests. In addition, Agent and Owner shall be held harmless from all claims or causes of actions arising from the rental and occupation of the residence by Guest.
Security Deposit Waiver Fee - We require a $59 non-refundable Security Deposit Waiver fee for all reservations. The fee is in lieu of a damage deposit and is an insurance fee to cover accidental villa damage or loss up to $1,500. If damage occurs during your stay, Guest must notify the Owner/Agent immediately to have the damages/loss covered. The policy does not cover acts that are intentional or due to gross negligence, willful/wanton conduct, or any cause if Guest fails to report the damage/loss before departure from the villa.
Service and Repairs - We reserve the right to enter the premises when the property or systems are in need of repair. No refunds will be made for minor guest inconvenience. We will use every effort to expedite parts replacement and schedule repair work to minimize disruptions for Guests.
Service Interruptions - We cannot promise that there will be no interruption for services we have no control over. These include, but are not limited to: electrical service, internet, telephone connections or satellite television. We will make every effort to escalate any interrupted service issues so they can be restored as quickly as possible. No refund or rate adjustment will be given for unforeseen failures/interruptions of these services.
Smoking - Smoking is not permitted inside Calichi. There is a penalty of up to $150/day (plus the cost of cleaning the house) for smoking inside. Smoking is permitted outside.
Tax - Villas are subject to the 12.5% U. S. Virgin Islands Hotel Tax.
Trip Insurance - We highly recommend that you purchase travelers insurance, especially when traveling during hurricane season, June-November.
Wedding and Other Special Events - Any villa function such as a dinner party, wedding, reception, etc. requires prior written consent. There is a fee to hold any type of gathering or function at Calichi beyond the number of people listed on your confirmation. The fee varies for this privilege based on property and number of guests. A refundable event security deposit may also be required. Guests will pay any fines or penalties resulting from non-compliance.
I have read the above confirmation and accept the conditions of this agreement and I understand that Owner strongly recommends the purchase of travelers insurance. I agree with all of the contents of my confirmation.
