BOCO Boutique ® is a six-room art hotel in the historic Three Cities, situated on the majestic Valletta Grand Harbour.  Set in a historic building with an eclectic decor and warm hospitality, BOCO Boutique indeed offers a beautiful Art Deco townhouse welcoming guests who'd like to experience the traditional Maltese way of life. Take a stroll through the historic streets of Cospicua, The Three Cities and Valletta, enjoying a variety of restaurants and cafés set along the waterfront and yacht marina. This area is relatively unspoilt from urban development happening in other parts of Malta, and one can meander through the picturesque alleyways where time goes at a more sedate pace. Several centuries older than Valletta, this is where history itself was battled and written, an ideal stepping stone to explore the many archaeological and cultural attractions in the area. The Cospicua ferry terminal to Valletta is located merely 250 m away from the house, and this reliable and inexpensive 8-minute ferry crossing directly to Valletta across Grand Harbour is an experience in itself.
The name BOCO is coined from BOrmla, which is the medieval name of the town, and COspicua derived from the title Città Cospicua bestowed in 1722 to Bormla by the Grand Master of the Order of the Knights of St. John.
Proprietor, manager and art creator Tony together with his team will personally greet you, and they will leave no stone unturned to fulfil BOCO's motto: "Guests are welcome, but we may part as friends"

The decor of the house respects and honours this ascendance of the old BOrmla to the new COspicua. All the guestrooms are different, each with a theme, and beautifully adorned with original art pieces. The 5-level townhouse art installations adorning the house preserve the traditional richness inherited primarily focusing on the journey of growth which the term BOCO signifies. There is art, symbology and quirkiness everywhere, the serene ambiance is tranquil, almost magical. This evolution of striving to be better to indeed live and fulfil the BOCO dream is there to be experienced, exuded to all, but touches only the receptive ones.
Guest rooms are bright and airy, all having extra comfy beds.  Indeed the BOCO façade is one of the most beautiful houses you will come across in The Triq l-Oratorju, but the area is also adorned with many other house-proud properties.  Savour with us our traditional Maltese way of life.
Heralding from several different countries, there also is a substantial expat community in The Three Cities area.  These foreigners, ranging from all walks of life, and welcomed by our deep Maltese hospitality, have indeed happily integrated well in the local social fabric, and are proud to live in one of the most beautiful and quiet areas of Malta.
The BOCO townhouse was expertly converted and renovated in 2017 preserving and up-cycling all that was discovered during the laborious restoration process.  Original frescoes were uncovered, the house restored to its original grandeur. A large passenger lift is now installed, together with climate control systems, 21 PV panels making the house more environmentally-friendly, smoke detectors / alarm, very good Wi-Fi, and all modern and comfortable amenities one would expect. The private guest bathrooms are spacious, and even these are adorned with quirky artworks. The penthouse level is the climax of the hotel where guests on our large panoramic balcony are mesmerised by the sheer beautiful view of The Three Cities sprawling beneath them. Encompassing Grand Harbour activity, with the magnificent Valletta bastions and city-scape as a jaw-dropping backdrop to the north, and the old capital Mdina on the skyline towards the west, this is one of the most beautiful views one can relish in this area. 
The day starts off with a hearty breakfast to nourish an exciting day ahead. Guests can also work on their suntan on the south-facing sun-deck, or enjoy our hot tub jacuzzi. After an adventurous time exploring this historical area, this is an ideal and comfortable area to come back home, relax and enjoy your favourite drink. At street level within the house, BOCO Boutique also runs a small Art & Gift Shop for those who'd like to take home with them a special memento of their experience in Malta.

Terms and Conditions

In order to make your stay as pleasant as possible, the host Tony Busuttil requests your co-operation in observing the following as an agreement between you, ‘the guest/s’ and BOCO Boutique Hotel 'the host' (or his representatives / employees) under which rooms rented and amenities are to be enjoyed by the guest/s: 
1.     Welcome to BOCO Boutique
Prepare to be welcomed to BOCO Boutique ®. This is also the proprietor’s residence, and Tony and his team will do their utmost to fulfil BOCO’s mission statement – that “Guests are welcome, but we may part as friends”®. The host will endeavour to give all guests not only clean and comfortable lodgings, but also a memorable stay.
2.     Tariff
The agreed tariff is for the room, and is inclusive of VAT, but exclusive of ECO contribution tax – currently at €0.50 per person per night, up to a maximum amount of €5.00 per person per visit.  ECO tax is payable on checking in.
3.     Breakfast
The tariff is inclusive of standard continental breakfast offered to all guests, which normally is served between 8:00am and 10:00am. Other arrangements can be made, and at an additional charge the host could also offer other options, like for example a cooked breakfast.
4.     Check-in         
Check-in time is from 2:00pm onwards, and passports or ID are to be presented, as well as a valid credit card in the name of the guest/s. 
5.     Mini bar and lounge bar
All rooms are furnished with a stocked mini bar for guest’s consumption. The lounge bar also offers a further selection of drinks and snacks. Guests are requested to keep a tab of their own consumption, and bills are to be settled on check-out. As indicated in Para. 5 above, guests will respect the owner’s privacy and are forbidden to help themselves to any food / drink in any area, unless to that specifically indicated for guests’ consumption.
6.     Belongings and space sharing
For the convenience of the guests, safe lockers are provided in the room to store any valuables. In no way whatsoever will the host be responsible for any loss or damage to the guests’ belongings from either their hotel room, from the safe locker, or from any other part of the hotel for any cause whatsoever, including theft or pilferage.  Guests will also observe the owner’s privacy and to his belongings. There are shared areas in the house, and locations from where guests can help themselves to consumables, as an extension of their mini bar, will be clearly marked and indicated. The host encourages guests to feel at home away from home, and mutual respect, inclusive that of space, is paramount.
7.     Service and self-service
When the host or members of his team are in attendance and available, they will be at guests’ service to help them with drinks etc. Otherwise guests can self-serve themselves from the assigned stock areas, and keep tab as explained above. As much as possible, and in respect of their host as well as that of others, guests are requested to keep all areas clean and tidy.
8.     Drinks & food consumption
Guests are not allowed to bring in any drinks or food to be consumed in the bar, sun-deck, panoramic balcony, or in other public areas of the hotel.  Preparation of food by guests inside the house is strictly forbidden, unless there is an exceptional case which can be discussed at an individual level.
9.     Meals
Apart from breakfast, lunch / dinner or other meals are not normally offered at the hotel. There are many excellent restaurants within a few minutes walking distance from the hotel, and we will be pleased to give you suggestions, or make reservations for you
10.   Pets / animals
No pets or animals, of whatever size or nature, are allowed in the house.
11.   Amenities & facilities
Guests can make full use of the amenities and services offered, in observation of basic rules and ethics. Strict hygiene is to be observed at all times, especially for the use of the hot-tub Jacuzzi.  Guests are required to thoroughly shower off sun protection or other creams or oils, hair gels etc. immediately prior to entering the Jacuzzi.  An open air shower with hot / cold water is located immediately next to the Jacuzzi for this purpose.   The sun-deck is for the enjoyment of all guests, and guests are requested not to block sun-beds by placing towels etc. as all public areas are to be shared by all.  Guests are to be completely dry before using the lift, or entering the lounge bar or any other area of the hotel.  Guests cannot enter the lounge bar, or go to other public areas, in their swimwear / bathing costumes. Any excursions / tours booked on behalf of guests are to be paid for at the time of booking.  Shop purchases can be charged to the room on check-out.
12.   Facilities and housekeeping
The host will offer all the facilities as expected in the rooms, and will endeavour to help out with any specific request which might be forthcoming from guests. Rooms are cleaned daily and standard housekeeping is changing bed linen every 4 nights, unless otherwise required. We encourage guests to minimise water consumption by not requesting a daily change of towels / bath robes, and these are washed on demand.
13.   Recommendations / suggestions
The host and his team will happily give guests their recommendations and suggestions for any particular activity that they might be interested in. Such advice is given to the best of the host’s discretion, in the belief that such third parties will also offer the same high quality of standards. However the host cannot be held responsible for these third parties’ rendition of any such service or product. The ultimate choice is always that of the guest, and any potential complaint is to be tackled by the guest directly with the provider.
14.   Loss of keys / damage to property
Guests are to take good care of the house keys, and lost keys will be charged at €200.00. Guests will also take good care of all items in the house, and will pay particular attention to the multitude of original art installations throughout the house.  An inventory of such art installations is kept, and guests will be held responsible for any loss or damage caused by themselves, their guests or by any person for whom they are responsible.  For guests’ security the hotel is equipped with CCTV in the public areas.
15.   House safety and security
To avoid accidents and enjoy a memorable stay, guests are requested to familiarise themselves with the safety features of the house, as well as be aware of any potential hazardous areas. We would particularly recommend extra caution going up and down stairs, to use proper footwear, and to hold on to the hand-rail. Guests are ultimately responsible at all times for their own health and safety, and the host is absolved from any claim that might otherwise be forthcoming.
16.   The neighbourhood / low noise levels
BOCO Boutique Hotel is located within the town on Triq l-Oratorju, Cospicua, and it is to be expected that there will be the normal street / neighbourhood noises in the living community. Guests are requested to keep noise levels down at all times, especially at night between 11pm and 8am.  The panoramic penthouse balcony overlooks neighbours’ houses, and particularly after 11pm any guests in the balcony are expected to super-respect this fact. There is a specific law stating that nobody should cause annoyance or inconvenience to neighbours by any sound capable of being heard from outside the premises, or by anything done inside or outside the premises.
17.   Host's rights
Guests will conduct themselves in a respectable manner at all times, and will not cause any nuisance or annoyance within the hotel premises or in the neighbourhood. The host has absolute and final discretion to request any guest to vacate his / her room or other areas of the hotel forthwith, and the host’s decision will not be discussed. Without previous notice and without assigning any reason whatsoever, the guest shall be bound to vacate when requested to do so. In case of default, the host has the right to remove the guests’ luggage and belongings from the room occupied by him / her, and ask for further assistance as necessary.
18.   Friends, family and events – The Spirit of BOCO
At times Tony might also host his own friends / family at BOCO Boutique. This typically creates a dynamic situation with an opportunity for guests to chat and mingle, if they so wish. Specific events might also be organised, creating further opportunities for a more complete experience. As much as possible, guests will be informed in advance of such a calendar, but one needs to note that at times spontaneity is also great, and The Spirit of BOCO can be captured even at unplanned random moments.
19.   Relation between the host and the guest
Nothing above shall be deemed to constitute, or create any tenancy or sub-tenancy, or any other right to interact in the hotel premises or any part of the premises, in favour of any guest or resident or visitor, and at all times the host shall always be deemed to be in full and absolute possession of all areas of the whole house.
20.   Check-out
Check-out time is till 11:00am. Bills are to be settled on presentation of the invoice, in cash (Euro), or by standard credit / debit cards. 
21.   Government rules and application of laws
Guests are requested to observe, abide by, and conform to and be bound by all applicable acts and laws and Government rules and regulations in force from time to time.
22.   Photographs and videos
Using photographs and videos taken in / outside the hotel for commercial or public purposes can only be done with the host’s written consent. Guests are however encouraged to take as many good photos and videos as they want, and to upload these for their reviews etc. 

AT HIS DISCRETION, THE HOST RESERVES THE RIGHT TO ADD TO, 
ALTER OR AMEND ANY OF THE ABOVE TERMS, RULES AND CONDITIONS. 
THESE CONSITUTE AN INTEGRAL PART OF THE AGREEMENT BETWEEN THE GUEST/S AND THE HOST, AND GUEST/S ARE REQUIRED TO HAVE READ AND AGREED TO THE ABOVE.
