Beautiful property located in the Historical and Commercial District of Old San Juan this colonial building was erected in the late 1700 hundreds. With only 12 colonial style guest rooms with high ceilings and full bathroom. Two of the rooms have balconies facing San Francisco St. Guests can enjoy the rooftop lounge area & terrace Jacuzzi area with breathtaking view of San Cristobal castle, North Atlantic Ocean, and The Capitol. Complementary delicious full breakfast served and complementary high speed internet access WIFI provided. 

The property was once used as a place of residence by previous Spanish settlers, military command of the Spanish Armada who guarded the nearby Forts. There is still ambience of years past on the property with traditional European Spanish tiles, stowaway bunkers, cisterns, original wood fired stove, original wood trimmings and doors. The entire building was recently renovated, including new services: Underground electricity, water supply, gas, VRF Samsung air conditioning system, Full Power generator and a 12,000 gallons water cistern, state of the art access control system, among many other improvements. All 12 Rooms are equipped with a desk and chair, 11.5" Luxury Firm Queen Mattress, complimentary high speed WIFI, a private bathroom with a walk-in shower and smart access control door lock. Balcony Room (02 units) – Floor 2: Street view balcony to San Francisco Street in the heart of Old San Juan District, however some guests might find the balcony room a bit noisy. High celling room with a colonial Old San Juan style mixed with modern technology. A single sofa chair with ottoman.

Property and Cancelation Policies :
Guests who cancel 72 hours or more before 6:00 PM BOT on the day of check-in are charged no fee.
Guests who cancel between 72 and 24 hours before 6:00 PM BOT on the day of check-in are charged 50% of the booking amount.
Guests who cancel less than 24 hours before 6:00 PM BOT on the day of check-in (including no-shows) are charged 100% of the booking amount.

Check-in starts at 3:00 PM - Check-in ends at 10:00 PM. If room is ready before 3:00 pm, we would be more than happy to check you in earlier. 

Late check in Fee From 10:00 pm to 12 midnight. Guest will have to pay $45 Fee per room.
Advance notice and arrangement required to check in From 10:00 pm to 12 midnight.
After midnight guest will not be able to check in.

Check - OUT time it is at 11:00 am
NO late check out available.
If you wish to extend your stay a new reservation has to be made. 

Luggage Storage: 
From 8:00 am on the day of your check in.Until 4:00 pm on the day of your check out.

Access to the property
it is exclusive for registered hotel guests, NO visitors allowed. Hotel Access cards are NOT transferable.
 

The minimum age to check in it is 21 years old. Adults only.

Restaurant:
 Full breakfast a la carte included served from 7:30 am 10:30 am. Last Orders 10:00 a.m. Additional food and drink can be order during breakfast hours, hotel will charge on your credit card the consumption made during your stay. NO room service available. We do not serve food and drink outside the breakfast hours. NO Microwave available.

Identification and Credit Card:
 When checking in, you will need to present proof that you are the credit card holder and the person who made the reservation. This can be a driver’s license, state ID card or passport. A valid credit card must be on file for hotel incidentals.
 

Prices & Taxes: For confirmation 352 Guest House requires 50% deposit of Room & Taxes rates at time of booking, the other 50% payment will be charge during 24 hours before check in day.  All our rates are per room not per person, being the room capacity for two (2) Adults, NO additional guests allowed. The hotel Tourism Room Tax rate is 9%. NO Service fees.

Force Majeure Event: Neither party will be liable for performance delays nor for non-performance due to causes beyond its reasonable control, except for payment obligations for the reservation. 

Liability for personal belongings and items of value: We accept no responsibility for any loss, accident, personal injury, medical expense or property damage caused by personal negligence or by any other circumstances beyond our control. 

Housekeeping: Rooms will be cleaned daily. Towels will be changed every day and bed sheets will be replaced every second night.
 

Smoking:
NOT permitted to smoke indoors or in rooms balconies, a penalty fine of $250 will apply. On the rooftop terrace area guests are allowed to smoke as long as the smoke does not disturb other guests.
 

No parking or transportation.
Street parking it is not the best option it can be tricky because some areas are loading or residents only areas. To avoid parking tickets, we recommend our guests to use the nearby parking lots.


Jacuzzi Safety Procedures
:
·      Open from midday to midnight, reservation must be made in person at lobby area.
·      Eating or smoking is not allowed inside the Jacuzzi.
·      Do not use glass cups, bottles or glass object in the water or Jacuzzi area.
·      Do not use jacuzzi during rainstorms or during thunder or lightning.
·      Guests must shower before entering the water. 

Damages to property

Common areas and Rooms must be preserved in the same condition as they were found in at Check-in. Please do not move furniture. Damages will be charged to the credit card used for the reservation or at check in for incidentals. Sheets, bed covers, blankets, pillows, towel, rugs, hair dryer, furniture or decorations will have to be paid if damaged.


Security:
CCTV Hotel common areas are under 24-hour video surveillance. At check in guests are given an access card to enter building and room. Member of staff stays at the property 24 hours for security purposes and emergencies.
 

NO Pets Policy. Pets are not allowed in the property.

Service Animals ARE allowed into property.
Service animals are defined as dogs that are individually trained to do work or perform tasks for people with disabilities. Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person’s disability. Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA.

We reserve the right of use and admission to property:
If any guest behaves unacceptable or does not comply with established policies or mistreat staff in anyway, hotel will exercise its right to admission and use of facilities and ask the guest to vacate the premises.
