Property and Cancelation Policies :
2) Cancellation made 15 days or less prior to your arrival. No full refunds will be provided. However, you have the following two options: a) Use the credit towards a future stay, which must have a check in date within 6 months of your original check-in date. OR b) Partial refund: You are eligible for a refund of 50% of the total cost of your stay including taxes.
Please note: The cancellation policy applies to all room types and rates unless stated otherwise. If you fail to arrive on your scheduled check-in date without prior notification, your reservation will be considered a "no-show" and NO refunds or credit will be given. The cancellation policy is subject to change for special promotions, group bookings, or specific room types. Please refer to your reservation confirmation for any variations. Refunds will be issued in the same form of payment used during the original booking, unless otherwise specified. If you have any questions or need further clarification, please feel free to contact our reservations team.
Terms and Conditions
1. No smoking is allowed in or near any room and that any smoking in your guest room will result in a $250 cleaning fee charged to your account.
2. Any items belonging to The Beach House that are damaged or removed from your room during your stay will be charged to your account at replacement cost. This includes, but is not limited to, towels, linens, décor, etc. Bracelets are provided to registered guests only and must be worn at all times for identification purposes. If a bracelet is lost or damaged, a $5 replacement fee will be charged per bracelet.
3. No unregistered guests are allowed in the residential areas of The Beach House after 9pm. Guests will be charged $250 for each unregistered guest in violation of the policy.
4. Any item purchased at The Beach House restaurant (including the dock bar) and charged to your room will automatically include a 15% gratuity unless you specify otherwise on the related receipt.
5. A $250 hold will be placed on your credit card and, subject to the aforementioned, will be released following a satisfactory inspection of your guest room following departure.
6. By accepting these terms and conditions, you hereby acknowledge and agree that public areas (and private areas restricted to The Beach House staff) in and around The Beach House are recorded 24 hours a day via closed-circuit video cameras, and that an area of the dock and beach is live streamed to the internet 24 hours a day via video camera.
7. By accepting these terms and conditions, you hereby agree to release, waive, discharge and covenant not to sue, Sunshine S.A., Beach House Management Company S.A., Beach House S.As, and The ROA Beach House LLC, their shareholders, directors, officers, servants, agents and employees (hereinafter collectively referred to as “releasees”) from any and all liability, claims, demands, actions, and causes of action whatsoever arising out of or relating to any loss, damage or injury, including death, that may be sustained by you, your employees, subcontractors, guests or anyone else caused by or incidental to you electing to have access to this property/land, or to any property belonging to you, whether caused by the negligence of the releasees, or otherwise, while on or upon the premises, while in transit to or from the premises, or in any place or places connected with the premises. You understand the risks involved in being on this property/premises, and you recognize and agree to accept that any activity/activities involves risk of injury while being on this property/premises, and I assume all risks associated with it, including but not limited to property damage or loss, minor bodily injury, severe bodily injury, and death. You are voluntarily entering into this property/premises with the knowledge of the risks involved and hereby agree to accept any and all inherent risks of property damage, bodily injury, or death. You further hereby agree to indemnify and save and hold harmless the releasees and each of them, from any loss, liability, damage or costs they may incur due to your being on the premises, whether caused by the negligence of any or all of the releasees, or otherwise.
