Reservations Payment and Cancellation Policy:
Reservations for special events, including ACL, Formula One, SXSW, the 2024 Eclipse and UT Graduation weekend are non-refundable and full payment is due at the time of booking. Cancellation of reservations for special events at any time will not receive a refund.
Otherwise, payments for reservations will be charged the day before your arrival. You can cancel your booking before we take payment for your reservation (at least 36 hours before check in). To cancel, you must call us at 512 675 0011 or email us.
For full and partial house bookings (booking the entire hotel or multiple rooms) pricing and terms will be determined on a case-to-case basis and must be done either by calling 512 675 0011 or by emailing hello@thefrancesmoderninn.com
In the event that we refund you after we have run your card, refunds may be subject to a 6% rebooking fee.
General Hotel Policies

The primary guest must be at least 21 years old to check into The Frances Modern Inn.
Children and Pets: While we love both children and pets, in order to respect other guests, only guests older than 15 are welcome and we do not allow pets on premise.
Guests may be required to present valid identification prior to their arrival.
A valid credit card is required to make a reservation and you agree that the card you provide will be charged for any damages or missing items. We accept VISA, MasterCard, and American Express.
Face Coverings: Unvaccinated guests are advised by the City of Austin’s COVID-19 recommendations to wear masks when in The Frances Modern Inn indoor common spaces. If you do not have a mask, please contact us and we will provide you with a mask.
Parking: We have limited on-site parking available. That said, we encourage guests to take advantage of the highly walkable and bikeable area that we are located in. Guests are encouraged to take ride-share options from the airport to the hotel. We have additional parking on an offsite lot close to the hotel. There is additional street parking available close by to the hotel.
No Smoking: We do not allow smoking or vaping in the rooms or on the hotel grounds. Guests are responsible for paying for any damages that result from smoking on-site.
Commercial Filming & Photography: We do not allow commercial filming or photography in the rooms or on the hotel grounds.
Quiet Hours: We are located on a street that has a noise ordinance that prohibits unreasonable noise between the hours of 10:30 PM and 7:00 AM. In order to respect fellow guests and our neighbors, our quiet hours are from 10:30 PM to 9:00 AM. If a guest complaint is made due to excessive noise, you may be asked to leave the premises without a refund. Please note that we are located next to a Historic Music venue that hosts a Blues Night every Monday that ends at 10:30 PM in accordance with the noise ordinance.
Party, Events and Gatherings: The Frances Modern Inn provides an ideal environment for gathering. That said, we ask that you seek approval from our managers prior to inviting a friend or two over so that we are prepared. Because of the intimate nature of our property, private events require previous approval from management. If we can accommodate your event, a separate event agreement will be arranged, and additional fees will apply.
Should any action by a guest be deemed inappropriate by the staff of the hotel, or if any inappropriate behavior is brought to our attention, the hotel reserves the right to request the guest to leave The Frances Modern Inn without a refund.
Data Privacy: The hotel has taken action necessary to ensure that we handle all data in compliance with applicable privacy laws and the GDPR. Accordingly, guests, employees, or anyone whose personal data is stored at our hotel may send an email to hello@thefrancesmoderninn.com and request that their data be erased, and/or also ask for a copy of all of their data (right to data portability), and/or for their data to be corrected.
Allergies: Please notify us by emailing or calling us at 512 675 0011 if you have any allergies that we should be aware of. This includes but is not limited to allergies to down pillows or comforters, or to cats.
