The Boarding House: Built in the late 1800s and refurbished in 2020, The Boarding House at Seminary Hill is a boutique guest house in the heart of historic Callicoon, just a few minutes' drive from Seminary Hill Orchard and Cidery. In the spirit of the Catskills Boarding Houses of old, the property is designed with elegant simplicity and is perfect for stays of two nights to a week. The eight private apartment units range from 1-4 bedrooms each and all feature a kitchenette for simple cooking. The property also houses a communal library lounge with a well-stocked library and a communal Victorian parlor kitchen for larger gatherings. Staying with us on a weekend? The Old Ross House: Refurbished in early 2023, the Old Ross House is Seminary Hill's newest accommodation space. Rent out the entire house for a larger group, or one of its 2-bedroom units if you're in need of something smaller. Located at 9291 NY 97, Callicoon NY 12723.
The Mountain House and Cottage: This property houses up to ten guests within bedrooms of various sizes spanning both the main house and the guest cottage. The Mountain House features a cozy living room with gas fireplace, a private office space, and a kitchen stocked full with all the essentials you may need to cook a family meal. And not to mention, the view from the mountain is simply unbeatable. When choosing this accommodation, you'll have the entire house, cottage, and top of the mountain all to yourself. The Meadow House: If you're a family or small group looking to stay outside of the bustle of Main Street, but still be within easy driving distance, the Meadow House is for you! Located on a quiet back road, you'll have the entire house to yourself for a peaceful getaway into the country. Relax in the living room with built-in woodstove during the winter months, or soak up the sun on the wrap-around porch during the summer.

Terms and Conditions
Reservation Policy
Your reservation is guaranteed until midnight on the day of arrival. After that time, it will no longer be guaranteed and the room may be reassigned. We will charge your credit card upon booking with refunds subject to our cancellation policy. Booker must be 21 years or older.
*Please Note* Immediate termination of the rental agreement is possible if:
- We do not receive payment upon booking.
- More guests stay on property than agreed capacity.
- Excessive noise is made in the evening hours or at night.
- Booker sub-lets the property they have rented (or giving it to other people). The number of people residing in the apartment should be the same as confirmed in the booking.
- Pets are brought on property and the $100 pet fee has not been paid.
Cleaning Policy
Room refreshes will not be offered during stays. Should you need fresh towels or linens, please contact us directly. We ask that you wash any dirtied dishes and dispose of any trash in the designated receptacles in your accommodation.
Smoking Policy
Smoking is not allowed inside any of our buildings. By confirming this reservation you are agreeing to these terms and agree to a $200 cleaning fee if ANY evidence of smoking is found inside the building. Please note that we comply with the local health and safety guidelines and recommendations provided by the EEC on smoking in public places. Smoking is only permitted in select outdoor areas.
Loss & Damages
Your accommodation and all equipment / furniture should be treated with care and kept in order. Immediate notification to staff will be expected if any damages or breakages in the accommodation occur. You are financially responsible for any damage to the accommodation. This includes losses caused by you (the tenant) or a third party negligent actions and behavior. A summary check will be made of the apartment at check-out time. However, a more detailed review of the condition of the apartment and all equipment / facilities will be made soon after check-out and before another guest occupies the apartment. You, the tenant, are responsible for any damages or breakages found that are over and above normal wear and tear and usage. In this case, a detailed statement of damage along with an invoice for the repair or replacement cost will be sent by email immediately. Any costs will be deducted from the deposit immediately if this is still possible. Any costs will be claimed by return if they are greater than the deposit or where the deposit has already been returned. Please note, immediate notification after check-out of any damages to, breakages in, or issues with the apartment is expected to be made by you to staff. Seminary Hill is not responsible for lost or forgotten personal things on property, although we will make every effort to return them.
Pet Policy
Seminary Hill allows up to 2 dogs per accommodation. A $100 pet fee (+ tax), if not added on by you at time of booking, will be applied to your reservation upon notification that you will be bringing a pet or upon arrival when a pet enters that was not accounted for. Fee is applied once per reservation, not per pet or per night. Other pets will not be allowed. Service Animals are always permitted. You are expected to clean up after your pet and take financial responsibility for any damages or injuries caused by your pet on Seminary Hill property.
Cooking
Please practice safe cooking habits and do not leave burners on while unattended. Please do not cook with strong smelling ingredients. Lingering smells that require room closure and deep cleans will be charged a cleaning fee of up to $100. If cooking complicated meals at the Boarding House, please consider using the communal Parlor Kitchen's oven and microwave to heat up your meals rather than the hot plate in your accommodation.
Parking
Vacations should be stress-free and for that reason, we offer free, easy parking at all of our properties. By parking a vehicle at any our facilities, you (and your guests) are doing so on your own accord. Seminary Hill does not take responsibility or accept liability for damage, accident or loss to your vehicle or personal property.
ADA Policy
The Boarding House at Seminary Hill is compliant with the Americans With Disabilities Act (ADA). We offer two accessible rooms within the Boarding House. Please contact us before booking if you require an ADA compliant room to ensure availability and that the correct room is booked, and so that we can assure an ADA parking space is clear for you when you arrive.
