Property and Cancelation Policies :
Standard Rate Cancellation Policy - The Standard Rate has a 72 hour free of charge cancellation policy. All reservation cancelled 72 hours before check-in will have no penalty.

Non-refundable Cancellation Policy - All Non-refundable rate reservations are non-modifiable and non-cancelable. In case of modifications or cancellations the full amount of the deposit will be collected as penalty.
Terms and Conditions

**Payment**
The full payment of the reservation will be preauthorized at the time of the reservation. After the booking is made you will receive a text message from our automatic system to complete our online registration form. You will be required to complete that form using the information you provided at the time of the booking. On the day of arrival, you will have to check in at the reception and present your ID and credit card. No deposits are required but the credit card on file is stored as an incidental guarantee.

**Check-in and check-out**The check-in at our property begins at 4 PM. The check-in will be directly via an automatic code and it will be sent to you a day before your arrival. Should you need to check in early, please contact us on the day of the arrival and if possible we will facilitate this service free of charge.The check-out at our property is at 11 AM. To check out please gather all your belongings and close the lock after you leave. Unfortunately, we cannot offer a late check-out as our housekeeping team is scheduled days before the check-out and we may have new people checking into the same unit at 3 PM.

 **No Party Agreement / Property Damages**For the comfort of all our guests, no parties are allowed on the property. Please beware that we have a 0 tolerance policy towards this and violating this rule may result in the eviction of the guests from the room. If any neighbors are violating this rule, we ask that you please contact us so we can speak to them directly. If we have to evict you due to noise complaints, you will be charged the full amount of your stay. Any damage done to the room or the property will be charged to the card on file. The host will provide proof of damage and charge the amount to replace any damaged goods of the property.

 **No Smoking Policy**We are 100% NON-SMOKING. We do not allow smoking in any of our guest rooms or corridors. Designated smoking areas are located outside of the hotel. Any room that has evidence of smoking will be charged a non –non-refundable fee of $100.00 which could result in the eviction of the guest.

 **Quiet Hours**We have quiet hours at our properties from 11 PM to 7 AM. We ask that you do not violate these rules to ensure the comfort of all guests. We also ask that if a neighbor is violating this rule you report it to us so we can take action and provide you with a great stay.

 **Pet Policy**We are not a pet-friendly company. While we love furry friends, continuous unfortunate situations have taken us to be a non-pet-friendly establishment. If you have a service dog, they are allowed under law to be in the establishment, however, guests must disclose the animal prior to arrival to the host and they must fill out a form with a refundable security deposit. Failure to disclose animals may result in the eviction of the guests. We do not accept EMOTIONAL SUPPORT ANIMALS. Misrepresentation of Service Animals is a crime. As per Florida Statute “A person who knowingly and willfully misrepresents herself or himself as using a service animal and/or being qualified to use a service animal commits a misdemeanor of the second degree.” Animals whose sole purpose function is to provide comfort or emotional support do not qualify as service animals under the Americans with Disabilities Act.

 **Pest Control**We perform a monthly fumigation. Prior notice will be sent VIA text message when this service will be performed. Please know that we must enter the unit, if your reservation falls on that day, to treat it. The treatment takes 5 minutes per apartment and the chemicals are human and pet friendly so there is no need to even leave the unit. Please beware that we must go into the unit to ensure a pest-free environment.

 **Tenant's Indemnity**To the fullest extent permitted by law, but subject to Section 10.4 below, Guest shall defend, indemnify, and hold harmless Landlord and Landlord’s agents and employees from and against any and all negligence, claims, liabilities, damages, costs or expenses arising either before or after the check-in and check-out date which arise from or are caused by Tenant’s use or occupancy of the Premises or the Building or the Common Areas of the Project
