Kilyawan Farm Resort is a space that seeks to provide a tranquil escape for guests who are looking to establish a meaningful commune with nature.
Nestled within an 8-hectare property surrounded by tropical and fruit trees, it has seven cozy cabins and one expansive master villa for guests who want to slow down and savor farm living. The resort also offers day farm tours featuring a tractor ride around the orchard and exploring some areas by foot for a brief interaction with native farm animals.
Kilyawan also has a farm-to-table restaurant that serves simple yet satisfying meals made with produce freshly-picked from the garden and other locally-sourced ingredients.
With sustainability as the pillar of Kilyawan’s structures, the use of natural, local and upcycled materials are showcased throughout the resort.
Situated 93 kms South of Manila, it is a 90-minute drive from the city via the South Luzon Expressway.

Terms and Conditions
Reminders for guests:
- To locate our property, just input "Kilyawan Farm Resort" in the Waze app. The farm resort is 1.5-2 hours away from Makati. There is a basketball court with a blue roof right at the road leading to the entrance.
- In an effort to lessen waste, we encourage guests to bring their own toiletries. Essential body care products (hand wash, body wash, and shampoo) are provided. Since we are in a farm, mosquitoes cannot be avoided on late afternoons. Anti-mosquito lotions are provided in the main building; you may want to bring your preferred repellents as well.
- During this time, the activities that can be done in the farm resort include:
- Guided farm tour and animal feeding (duration is 45 mins to 1 hour and scheduled at 4:00PM and 5:00PM for checked-in guests)
- Swim in the pool
- Walk, run, or bike in the bamboo orchard
- Arts and crafts using our dried leaves
- Read a book under a tree
- Enjoy our food at the restaurant
- Stargazing at night
- We also offer add-on activities, however we request guests to book these prior to their arrival:

- To preserve the serenity of the space and as a gesture of respect to all other guests sharing the area, the resort implements "quiet time" from 9:00PM until 6:00AM.
- Only proper swimming attire such as swimsuits, swimming trunks, rash guards, and board shorts are allowed in the pool. Please observe other pool rules as well.
- Serving time in our restaurant takes 20 to 30 minutes. Should you wish to pre-order any of our dishes, please let us know.
- Master Villa guests may use the outdoor grill for free and may bring meats and vegetables for grilling. Let us know upon check-in if you plan to use the grill so we can provide charcoal.
- Some of our cabins have ramps for easier wheelchair access. If you will need special assistance during your stay, please inform us a week in advance so we can make the necessary preparations.
- We accept payments via cash, credit card, bank transfer, Gcash, Maya, or PayPal.
Terms & Conditions:
- Prices and Taxes
- Base room rates are subject to 10% Service Charge and 12% VAT.
- If a guest chooses "bank deposit" as mode of payment, the proof of deposit must be emailed to reservations.kilyawan@gmail.com within 48 hours upon receipt of this email. Otherwise, the reservation will be deemed as cancelled.
- If a reservation is cancelled within 7 days of arrival, 50% of the deposit will be forfeited. If a reservation is cancelled within 48 hours of arrival, 100% of the deposit will be forfeited. The same shall apply in the event of a no-show.
- Reservations may be rebooked once within 15 days of arrival and will be free of charge as long as the new booking is within the next 3 months from the time of rebooking. If a reservation is rebooked within 7-14 days of arrival, 20% of the deposit will be forfeited, and the rest will be applied to the new booking (within the next 3 months) subject to prevailing rates. If a reservation is rebooked within 3-6 days of arrival, 50% of the deposit will be forfeited, and the rest will be applied to the new booking (within the next 3 months) subject to prevailing rates. If a reservation is rebooked within 48 hours of arrival, 100% of the deposit will be forfeited, except in cases of force majeure wherein guests can rebook within the month.
- Force majeure covers events beyond the reasonable control of the hotel or guests, including but not limited to heavy flooding, signal no. 2 typhoon, volcanic eruption, and disease outbreaks. This provision applies only when the actual date of booking is affected. For bookings with more than 1 night, succeeding nights are not covered and will be assessed on a case-to-case basis, subject to the discretion of the resort.
- Payment and Terms at Check-in/Check-out
- The resort requires a reservation fee equivalent to one (1) night stay for us to guarantee your reservation.
- Check-in time is at 2:00PM and check out is at 12:00NN.
- Upon check-in, the front office will collect the balance of the room rate and additional person charge/s, if any. We will also request for valid IDs of all adult guests staying in the resort.
- Depending on the occupancy of the resort and pending reservations, a late check-out at 1:00PM may be allowed with an additional fee of PHP1,000.00.
- Food and Drinks
- Outside food (except snacks and chips) and drinks are not allowed in the resort. A violation of this policy will incur a penalty of P5,000.00.
- We are not a full service hotel; our personnel are only available until 9:00PM. For emergencies, please call the mobile number provided upon check-in.
- We encourage guests to use the safety deposit box provided in your cabin. Kilyawan Farm Resort is not responsible for personal belongings and valuables left by guests in the rooms.
- Regardless of charge instructions, guest acknowledges that he/she is personally liable for the payment of all charges incurred during the stay at the resort.
- Smoking Areas
- Since our cabins are made of highly flammable materials, smoking is only allowed in limited areas. Smoking inside the cabins is strictly prohibited. A violation of this policy will incur a penalty of P5,000.00, to be charged to the concerned cabin upon checkout.
- This is a working farm. Please always be mindful of your surroundings when walking around the trail. The property is surrounded by nearby farms making it open to non-domestic animals. We do not recommend walking at night, dawn and dusk.
- Kilyawan Farm Resort, its staff and owners, will not be held liable for claims, demands, or expenses arising out of any personal injury which may be sustained by the guests due to accidents within the resort. Young children should be supervised by adults at all times, especially in the pool, nature trail, and forest playground area.
- Use of Personal Information
- All registered guests grant their voluntary and unconditional consent to the collection and processing of all Personal Data disclosed to Kilyawan Farm Resort and all its representatives, by whatever means in accordance with Republic Act (R.A.) 10173, otherwise known as the “Data Privacy Act of 2012” of the Republic of the Philippines, including its Implementing Rules and Regulations (IRR) as well as all other guidelines and issuances by the National Privacy Commission (NPC).
- Promos and Discounts
- All Flash Sale bookings are non-rebookable and non-refundable, but transferable to other guests. Please inform our Front Office Associate through reservations.kilyawan@gmail.com in case of changes.
- Bookings must be made online directly through the booking engine, within the timeframe indicated in the announcement.
- Online bookings without deposits sent within 24 hours will be deemed as cancelled.
