#2 The Flamboyant - features three bedrooms, two king size beds, one queen size and two single luxury rollaway beds. There are two en suite bathrooms, half bathroom, and a wet steam room / shower. Fully equipped kitchen and AC units throughout.
#3 The Alamanda - features a one bedroom with king size bed, luxury sleeper sofa and one double sink bathroom. Fully equipped kitchen with AC units throughout.
There are 3 separate BBQ and lounge areas on property.
The property also features a backup generator that will power the entire Villa and pool area if the power should go out.

It is Eleven Villa Blu’s goal to provide our guests with a safe, clean,and fully functional rentalproperty. The terms and conditions in this document are designed to ensure thatthese properties are kept in this condition for all our guests. Please readthem carefully, and understand that Payment of the reservation will be theacceptance of the terms and conditions
PAYMENT: Deposits must be made at time of reservation via credit card or debit card (3.5% fee will be applied). 30% of the total reservation is due at the time of booking, and the final balance due must be received no later than thirty (30) days prior to your arrival. If paying by credit or debit card the remaining balance will be automatically charged to the card on file on the last business day preceding 30-day prior to arrival mark. If you would like a different card processed, you must let Eleven Villa Blu know prior to this date. All guest reservations must have a credit card on file for incidentals, no exceptions. If optional Traveler’s Insurance is purchased, the payment for insurance is due at the time of booking. TAX and FEES: All prices are subject to 12.5% sales Hotel Room Tax. Every reservation is subject to a Cleaning Fee, Admin Fee, and Damage Fee. CONFIRMATION OF RESERVATION: When a reservation is made with Eleven Villa Blu, the system will automatically send a confirmation email containing a link to our terms and conditions. Your payment of the booking will be your first form of acceptance of the terms and conditions.
CANCELLATION POLICY: The time factor is critical in vacation rentals and your deposit will hold this rental off the market for your reservation dates. Full refund for cancellations up to 30 days before check-in. A 50% refund for reservations cancelled up to 14 days before check in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. Any cancellation less than 14 days there will be No refund. No refunds will be made for canceled reservations after final payment. If a guest must shorten their stay after the final payment due date, normal cancellation penalties apply, whether travel insurance was purchased or not. If a guest shortens their stay resulting in an early departure after they have checked in, no refunds will be provided for the nights not used. In the event of an Act of God such as adverse weather, hurricanes, tornadoes, fire, lightning strikes, pandemic, etc. the management are not responsible for any refunds from monies which have been paid to Eleven Villa Blu, or for providing lodging elsewhere. Exceptions will be made on a case by case basis should a catastrophic event occur or there is a federal or local government travel restriction hindering guests from arrival. Eleven Villa Blu reserves the right to cancel any reservation subject to issuing a full refund for any unused portion of the reservation, without liability as to any other costs or expenses born by Renter.
CHECK IN /CHECK OUT: Prior to your arrival your Eleven Villa Blu’s Property Manager or a member of our team will contact you to discuss your arrival time, check-in and check-out procedures, and your planned departure time based on your travel plans and method of travel. Check-In occurs at 3pm AST, except during rare and extenuating circumstances. Early Check-In or Late Check-Out that you please communicate your arrival with your Eleven Villa Blu Property Manager so that you can check-in directly at the home at 3pm AST, or upon arrival whichever is later. The Property Manager shall have one (1) identified primary contact for each travel party, being the guest making the booking. The guest will be provided with their door lock code to the home 24 to 48 hours prior to arrival along with directions to the property. All codes are for sole use of the registered guests and sharing codes outside of the registered party is strictly prohibited. Check out time is promptly at 10:00am AST. Exceeding this Check-Out time could result in a charge of at least one-half, but up to the full rental fee for that day. All early Check-In and late Check-Out requests must be approved by Eleven Villa Blu. If you will be departing earlier than 10:00am AST, we ask that you please let your Eleven Villa Blu Property Manager know. We appreciate your assistance and communication with us on these important items as it will result in a smooth check-in and check out process, and the most use of the property for you and your family. The items left are not the responsibility of Eleven Villa Blu, our affiliates.
TRIP CANCELLATION INSURANCE: The purchase of travel insuranceis recommended to protect your vacation investment. Eleven Villa Blu, and ouraffiliates are not held liable for Acts of God, or nature, or any occurrencebeyond our control. Travel Insurance that covers trip interruption (trip insurance)is optional, however, we strongly recommend it as all monies paid includingdeposits outside of the cancellation policy, advanced rental payments and finalpayments are non-refundable. Prior written notice is required for all guest-initiatedcancellations. Guests who purchase travel insurance through Rental Guardian orany other insurance provider, VRBO, or any other travel partner will beprovided refunds for cancellation subject to the terms and conditions of the travelinsurance policy selected. The coverage selected, and terms thereof, are in thesole discretion of the purchasing customer. If the guest/customer elects todecline this coverage, they do so fully understand our cancellation policy.
SMOKING: All rental properties are smoke free. If smoking and/or smoke damage occurs within the home, or if there is any damage from smoking to the home’s exterior spaces, there will be a minimum charge of $500 to the guest. Any damaged items will be replaced at fair market value and charged to the guest, and/or, if a professional “Ozone Treatment” is required to deodorize the home, the guests accepts that they will be charged for these expenses. If the home must be made unavailable for rent or an incoming reservation must be relocated because of this, these expenses will also be charged to the guest
HURRICANES/WEATHER/NATURE/ACTS OF GOD: In the event of an Actof God such as adverse weather, hurricanes, tornadoes, fire, lightning strikes,pandemic, or otherwise, Eleven Villa Blu, its affiliates are not responsiblefor any refunds from monies which have been paid to Eleven Villa Blu afterfinal payment, or for providing lodging elsewhere. In the event of mandatory orvoluntary evacuation, or a travel advisory, refunds are not issued. We stronglyadvise you to purchase the appropriate Travel/Trip Insurance to protect yourinvestment and ensure suitable coverage from the insurance you purchase.Refunds will only be issued through a claim filed with the insurance company ifthe guest has purchased insurance coverage (which included the respective andrequired coverage for their specific claim). Eleven Villa Blu strives to offersuperior customer service and will assist guests as much as possible in suchcircumstances.CONSTRUCTION: In the event of neighboring construction, ElevenVilla Blu shall not be held responsible to provide any type of advancenotification to incoming guests, as we do not receive any type of notificationof new or ongoing construction projects (new construction, exterior or interiorrenovations, pool/landscaping installation, etc.). Jobs may stop and startcontinuously on surrounding properties, so it is beyond our control toforecast/understand these details. Accommodation views are subject to changedue to construction that may occur on surrounding properties.REFUNDS: Refunds issued by Eleven Villa Blu will be submittedand/or processed no more than 30 days after departure date of original stay. ElevenVilla Blu will not issue a refund to a guest unless the guest notifies ElevenVilla Blu of the complaint immediately during their stay, while they are stillon property; thus, providing Eleven Villa Blu the opportunity to review andvalidate the issue or complaint with the guest present, and correct theissue(s) while the guest is still on property. Complaints received after theguest has departed shall not be eligible for refund, credit, or discount. BeachClosures, Public Road and/or Utility Closures, and Acts of God or Nature, areall outside of Eleven Villa Blu’s control, and will not be refunded. Guestsshould always purchase travel insurance to protect their stay.DISPUTES: Guest understand that if there are any disputes ordissatisfaction regarding the vacation rental property, that said disputeshould be taken up directly with Eleven Villa Blu. Guest agrees that it willnot request a chargeback or credit to the credit card in connection with anycharge made pursuant to this agreement. By this agreement, guest expresslywaives any rights to request any chargeback against Eleven Villa Blu now, andin the future. Failure to comply by filing a dispute, will result in theprohibition of guest and all members of guest’s travel party from renting aproperty with Eleven Villa Blu or any of its affiliated brands in the future.
RATE CHANGES and WEBSITE CONTENT: Rates are subject to changewithout notice on the website. Confirmed booking rates will never be changedunless the guest chooses to add days to their stay. The rate and rental listinginformation provided online, though deemed accurate, is not guaranteed. It is subjectto errors, omissions, change of price or withdrawal without notice, howeverrare.
RENTAL PROPERTY: The person who registered is responsible forthe Eleven Villa Blu rental property and the conduct of other occupants andguests. Only the registered guests may occupy the rental property; sublettingis not permitted. Renters must abide by the maximum number of people allowed ineach unit at all times. Renters are responsible for daily upkeep of the rentalproperty. Eleven Villa Blu shall not be liable to guests or to any party forany type of issued violations, including but not limited to: noise complaints, surroundingproperty damage, etc. The sole responsibility lies on the responsible partyincluding any incurred fees.DAMAGE AND SECURITY DEPOSIT: Guests are responsible for anydamage non-accidental caused to the property. Eleven Villa Blu requires arefundable damage fee of $200, which is a one-time fee that. The refundabledamage fee covers accidental damage only, provided such damage is disclosed tomanagement prior to Check-Out. The refundable damage fee does not coverintentional damage, theft, excessive cleaning, negligence, incidental damage,or loss of rental revenue as a result of the property being held off marketduring remediation of damages caused by guest. Damage not reported to ElevenVilla Blu will not be covered and guests will be liable for all costsassociated with unreported damage. Intentional damage will not be covered by thesefees and guests will be liable for all costs associated with intentionaldamage. The guest fully accepts responsibility for any and all damage caused tothe property by any act or omission of the guest. Any damages that are notcovered under the refundable damage waiver will be charged to the credit cardon file.Should any damage come to light after the guest has departed,guest agrees and acknowledges that Eleven Villa Blu may charge to the guest’scredit card. Eleven Villa Blu will, however, make an effort to rectify anydamage internally prior to contracting specialists to make the repairs, therebyattempting to make an effort to keep any costs that the guest would incur to aminimum. Guest agrees to pay reasonable attorney fees and all court costs andexpenses to enforce this agreement including appellate proceeds with or withoutlegal proceedings. Each party to this Agreement consents and submits to personaljurisdiction over the party by, and venue in, the courts of the US VirginIslands, regarding any legal action arising from, or otherwise related to thisAgreement. Any dispute arising between customer and Eleven Villa Blu shall bebrought exclusively in the courts of the US Virgin Islands. Please note, anydamage to the rental property upon your arrival and report it immediately toour office to avoid possible liabilityGUESTS OF RENTERS: Renters are responsible for the behaviorof all guests at all times while on premises of Eleven Villa Blu. Guests are not permitted to occupy a rentalproperty beyond its listed max occupancy at any time or hold any events at thehome without approval. Should this occur,Eleven Villa Blu reserves the right to terminate the rentalagreement immediately without refund or offset and terminate occupancy withoutliability for damages or requirement to locate substitute premises.All activities must be conducted in a legal and ethicalmanner, and any action that does not abide by this standard could result inimmediate removal from the property, and failure to vacate upon terminationshall be deemed a trespass.
ACCIDENTS, INJURY, OR LOSS: USE AT YOUR OWN RISK. Specialrisks may be involved when using pool, spa, or outdoor equipment (bikes,paddleboards, kayaks, etc.) and guests assume all responsibility forhimself/herself and their guests and for the consequences of those at risk. Nopool or other amenity should be used when the guest or participant is under theinfluence of any drug or alcohol. No child should be permitted to use the poolor any other amenity unattended. Guest agrees to waive, hold harmless, andindemnify any claim whatsoever and hold harmless Eleven Villa Blu, itsaffiliate, and the property owner/homeowner for claims resulting from accidentsand or injury arising from use of the rental property and any of its equipment,porches, decks, stairs, parking area, pools, hot sauna, etc. Eleven Villa Blu,its affiliates, and the property owner/homeowner, are not responsible foraccidents, injury, death, or loss of personal belongings of any kind. Guestsshall indemnify and hold harmless Eleven Villa Blu, its affiliates, and theproperty owner/homeowner from any and against all liabilities, claims,expenses, fees, loss of use of actions of any kind arising out from any use andoccupancy of the premises.RELEASE OF LIABILITY, WAIVER OF CLAIMS, AND ASSUMPTION OFRISK AGREEMENT:Guest understands and accepts that any equipment (the“Equipment”) provided to me by Eleven Villa Blu or the Homeowner, is providedwithout any warranty about its condition or suitability and guest accepts full responsibilityfor its care while it is in their possession. Guest hereby agrees to thefullest extent permitted by law, as follows: to assume all risks, and any harm,injury or loss that may occur to guest, their group, bystanders or property asa result of any use of the Equipment, to release Eleven Villa Blu, its owners, affiliates,officers, directors, employees, agents, and shareholders (“Released Parties”),and homeowners from all Claims, Liabilities, Causes of Action, and Demands thatarise in any way from any personal property damage, injury, death, loss or harmthat occur to me or to any other person or to any property as a result of myuse of Equipment; and to indemnify, hold harmless and defend the ReleasedParties against any and all claims, including claims for their own and my ownnegligence, and any other claim arising from any use of the Equipment.The terms hereof serve forever as a release and assumption ofrisk for guest’s heirs, estate, executor, administrator, assignees, for allmembers of my family, and any person(s) visiting or staying in the home duringmy stay.Guest understands that they are responsible for the care andon-time return of the Equipment. If any of these items are lost, stolen, orirreparably damaged due to guest’s neglect; guest agrees to pay fair marketvalue for their replacement with the credit card on file with Eleven Villa Blufor incidentals.
FURNITURE AND ACCESSORIES: Furniture is not to be removedfrom the unit. All linens and bath towels must remain in the unit. Beach towelsare provided, and they may be used for that purpose, and the quantity of towelsupon arrival must match the number left upon departure; quantities aredetermined by unit size
NON-PET FRIENDLY RENTAL: Non-pet friendly properties indicatethat a homeowner does not allow animals in their home. Many times, this is dueto severe allergies, asthma, or other medical conditions that could be affectedby their presence, even after the fact. In these cases, no customers’ pets oremotional support animals are allowed in this home. PARKING: Guests must follow the parking rules of each home,the Securing any additional parking is the guest’sresponsibility. Parking of commercial vehicles, recreational vehicles, boats ormarine vessels or equipment, trailers of any kind, or otherwise are prohibitedwithout approval, prior to your arrival date, from Eleven Villa Blu. Failure tocomply with the parking rules or ordinances could result in fines or citationsthat will be the guest’s liability.KEYS: If keys are provided for your rental property duringyour stay, you are responsible for them. If the keys are not left in theproperty, there will be a $50 key replacement charge.
AIR CONDITIONING: The fan should be set on auto and system oncool. Do not operate air conditioner with doors or windows open. Damage to HVACdue to improper use will be the responsibility of the guest.
PLUMBING: Please do not put any item besides toilet paper inthe toilet. Paper towels, baby wipes, feminine products, etc., anything besidestoilet paper may cause a plumbing issue. If this occurs, the guest will beresponsible for the service call and repair.
POOL EQUIPMENT: Eleven Villa Blu pool is monitored by pooltechnicians and maintenance technicians. Any changes to the pool equipment,settings, features, controls, valves, etc. outside of designated applicationsfor guest use is strictly prohibited. Most pool equipment areas are fenced andmonitored by surveillance cameras. These prohibited actions may result insevere damage to the pool and or spa, and the guest will be responsible for anyservice call and or any associated repairs. The pool lights, pool, and blowerfeature can all be controlled using the pool remote. This remote is the onlydevice that our guests should use to control the pool. Any questions or issuesshould be directed to Eleven Villa Blu Property Manager.
TRASH: Eleven Villa Blu has exterior trash bins where guestsmay put full bags of trash throughout their stay. These bins will be emptied byEleven Villa Blu or an affiliate company, guests do not need to dispose oftrash.SUPPLIES: Eleven Villa Blu provides basic supplies of toiletpaper, paper towels, soap, and other small items for the guest. After theseitems are used, the guest will be responsible for alerting Eleven Villa Blu if additionalsupplies are needed or purchasing these items to cover their needs as theydetermine necessary.
ILLEGAL ACTIVITY: Should any guest or other occupants of thevacation rental use the property for any illegal or unlawful purpose including,but not limited to the possession, serving, or consumption of alcoholic beveragesby persons less than 18 years of age, house parties or keg parties, anydisturbance resulting in neighborhood complaints or police action, or use ofthe home in a manner contrary to the provisions of this agreement shall beterminated immediately, guests and all other occupants will be required tovacate the vacation rental and all monies paid will be forfeited. If law enforcementis dispatched to Eleven Villa Blu due to any illegal activity or disturbancesemanating from the vacation rental grounds, there will be a minimum $500charged to the guest’s credit card and is grounds for guest’s immediateeviction.
TERMINATION OF AGREEMENT: Failure to abide by the terms andconditions of Eleven Villa Blu, or US Virgin Islands Law, could result in thetermination of the rental agreement without refund. The laws of the US VirginIslands govern this agreement. Guest agrees that all persons on Property havetransient status and are not guests pursuant to 28 VIC Chapter 31. Guest agreesthey are subject to immediate removal without judicial action at PropertyManager’s sole discretion. Guest agrees to vacate and agrees that Eleven VillaBlu has the right to remove guest and guest’s party for any alleged breach ofthis agreement.CHOICE OF LAW: The laws of the US Virgin Islands govern thisagreement, to the exclusion of all other legal theories.ATTORNEY’S FEES: Attorney’s Fees. Eleven Villa Blu shall beentitled to reasonable attorneys’ fees and costs from the Guest for defendingchargeback demands, negative public, social media, BBB claims, administrative,or other complaints, arbitration, mediation, and litigation arising out of thisagreement orotherwise.ENTIRETY CLAUSE: This agreement contains the entire agreementof the parties. MODIFICATIONS: This agreement may only be changed in writingsigned by Lisa Walton and Andre Walton.
MARKETING: By reserving this property and therefore agreeingto this agreement you give Eleven Villa Blu permission to send you ongoingmarketing, promotional, and special discount type communications. These areoffered various times of the year and are a benefit to the guest. These can beunsubscribed from if so desired.
