Directions
Victoria Waterfront Estate address is 532 North Riverside Drive, New Smyrna Beach FL, 32168. The estate is located on the corner of North Riverside Drive and Ronnoc Lane. Guests will use the front circular drive for drop off, unloading and check-in, then they will be shown to their reserved VIP longer term parking location.

Reservation Policy:
Room reservations must be guaranteed in advance with a major credit card. Victoria maintains a 2-night minimum stay on most Saturdays and the minimum night stay will vary from 3 to 5 nights for special events and holidays. Special Events include but are not limited to the following: Daytona 500, Bike Week, Biketober, Valentine’s Day and all major holidays. Rates and Policies are subject to change at any time. Occasionally there are cancellations or open rooms during the week.  Victoria reserves the right to waive this policy for single night stays at its discretion. Nightly minimums are waived on the Wednesday before the weekend when rooms remain available.

Room Deposit Policy:
First night room and tax deposit required for all stays. Special events, holidays, and long-term reservations exceeding 5 nights require a deposit equivalent to the first 2 night's room rate and tax. Reservations for three or more rooms require a 50% deposit including room rate and taxes. The remaining balance will be charged upon arrival.  

Multiple Room Reservation Policy
For a reservation of three or more rooms, Victoria requires a deposit equal to one room night per room or 50% of the entire reservation if staying more than 2 nights within 5 days of making the reservation. Whole-house rentals have a 30-day cancellation policy, and a 50% non-refundable deposit. 
Please be aware that a group booking is not a "whole property rental" due to insurance and licensing provisions. The use of the kitchen and owner's private quarters and office spaces are not available for any rental. Guests may not host parties on site without advance permission and these may incur additional site fees.

Credit Cards:
Victoria accepts all major credit cards. All rates are for double occupancy and subject to state sales tax. We must have a valid credit card number on file at the time of your booking, even if you are paying the balance by other means. Cash or check are preferred, but MasterCard, Visa, Discover, American Express and debit cards are always accepted. After your arrival, you may pay with a different credit card than was used to reserve the room.

Gift Cards
Only gift certificates purchased directly from Victoria Waterfront Estates will be honored up to a maximum amount of $1,000.00per stay. All gift certificate redemptions must be disclosed at the time of reservation. 

Occupancy Policy:
Room rates are based on double occupancy. Victoria cannot accommodate requests for cots, air mattresses or roll-away beds. The maximum number of guests permitted overnight at the bed and breakfast is 16. The Emma suite has two queen beds and can accommodate up to 4 people. When reserving this room for more than 2 people, there is an additional fee of $ 30.00 each for the 3rd and 4th person.

Travelling with Minors:
Victoria is regarded as a quiet escape and romantic getaway for most guests, and we work hard to foster that environment. Well-behaved children 12 and older are welcome. Children under the age of 12 are welcome in the event of a whole-house rental.  

Check-in and Check-out: 
Check In: Standard check in between 4:00 pm and 6:00 pm. If guests are unable to arrive during the standard check-in time, they must contact Victoria Waterfront Estate ahead of time, so arrangements can be made.
Check Out: 11:00 am the day of departure.
Early check-in and late check-out cannot be guaranteed, but every effort will be made to accommodate guest requests. Late check-out fees apply and will only be approved at Victoria's sole discretion.

Early Check-out Policy:
Upon arrival and check-in at Victoria, guests are responsible for the entire length of their stay. No refunds will be issued for any room nights reserved but not used. 

Office Hours – Late Check-in:  
Victoria office hours are from 9:00am to 6:00pm daily. Any arrivals after 6:00pm, must be coordinated in advance by calling 386-478-6009.

Parking:
On-site guest parking is limited to one vehicle for each Suite and is identified with guest suite name. The VIP parking is accessible from the driveway off Ronnoc Lane. For non-wedding rental dates, public street parking is available for additional vehicles, along Ronnoc Lane. Parking code must be followed, or vehicle’s will be ticked by the city.

Breakfast:
Included with the night's stay is a sumptuous, full hot breakfast each morning. Complimentary beverages are always available in the dining room. Please be sure to share any special dietary needs or allergies in advance. If we are not notified of issues in advance of check in, we cannot guarantee that our breakfast can comply with your requirements. 

Smoking Policy:
Smoking is prohibited inside any building, patios, gardens and must be confined to venue-approved, designated outside area only. This includes vaping, cigars, pipes, or any other form of tobacco smoking devices. There is a no tolerance policy for any type of drug use on the premises. Any violation of the drug policy will be cause for immediate removal from the premises. Smoking is subject to a minimum $250.00 cleaning recovery fee plus any lost reservations or additional expenses to provide other guests with acceptable accommodations while we return any room to a non-smoking status. For the safety of all of our guests, we do not allow fireworks, candles or incense burning in any of our guest rooms or on the grounds.  

Pet Policy:
We offer one pet friendly room, The Zelia. Some restrictions apply, so please inquire directly upon booking. A non-refundable $50.00 charge will apply. Guests found in violation of the pet policy will be charged a minimum $250 cleaning fee and will be asked to leave the property and will be responsible for payment of their entire stay in full. If we are unable to accommodate your pet, we can provide recommendations of local boarding facilities. 

Facility Usage:
Victoria's parking, dockage, lounge furniture, gardens, fire pit, and related food & beverage amenities are for the exclusive use of registered guests.

Alcohol:
Victoria Waterfront Estate license allows to sell and serve beer, wine, and champagne to registered guests. Guests are not allowed to supply or serve their own alcohol. Hard liquor is not permitted on premises unless it is provided by a licensed and insured catering or mixologist, prior coordination and approval by Victoria.

Damages:
While reasonable wear and tear is anticipated, negligent damages found to be the responsibility of a guest will be assessed and charged to the guest. Please report all spills and/or damages to the innkeepers promptly.
