Welcome to our two beautifully designed and located glamping pods, hidden in the grounds of our stately home - surrounded by ornate private gardens and farmland in Kent. Check in to check out and enjoy a peaceful escape in the countryside, just an hour from London. We’re open all year round and offer a minimum 1 night stay on Sundays to Thursdays with a 2 night minimum stay when staying on a Friday or Saturday. Located near to the popular seaside town of Whitstable, the pods are the perfect base to explore local towns including Canterbury and Faversham or the Kent Coast with its many beaches. Blean Woods Nature Reserve is within walking distance and there are many great local walks or cycle rides from the doorstep of the pods. As an added bonus we're less than ten minutes walk from two great country pubs - perfect for that post exercise pint! Or stay put and enjoy our ten acres of Edwardian gardens and tearoom, open to the public during our garden season from April to September, or have the gardens to yourselves after hours and out of season. The pods are perfect for two or a young family four - featuring a large comfy double bed and sofa bed, with modern conveniences including a well equipped little kitchen and modern bathroom (don’t worry, there’s a flushing loo and hot shower!) Everyone’s favourite feature is each pod’s private deck and seating area, with countryside views, and a hammock and fire pit for alfresco living.

Property and Cancelation Policies :
- A 25% non-refundable deposit is required to secure your booking at the time of booking
- We will automatically collect the 75% balance payment 14 days before check-in using the payment details taken at the time of booking. If these payment details have changed we will contact you directly to request an alternative payment method. Your reservation is not confirmed until the full payment has been received. Once the balance payment has been collected it is non-refundable.
- Between 14 days and 7 days before check-in, a change of dates may be offered free of charge, however, no refund will be offered. We will try to accommodate your first date change free of charge and subject to availability. Subsequent date changes will incur a £25 admin fee. Please be aware that rates may differ between dates.
- No date changes can be offered 7 days prior to guests arrival.
Terms and Conditions
- By using our website and the online booking service you are agreeing to be bound by the Terms and Conditions detailed below which form the basis of your contract with Mount Ephraim Glamping Pods.
- We recommend taking out travel insurance to cover you in the event of a cancellation. Please refer to our cancellation policy for full details.
- Mount Ephraim Glamping Pods holds appropriate insurance cover for the property and its use as accommodation.
- As the person in charge of the party you must be at least 18 years old at the time of booking. By making the booking, you confirm that you are authorised to make the booking. It is your responsibility to ensure that the other party members are aware of and agree to comply with these booking conditions where applicable. We do not allow under 18s to stay in the pods without an adult staying with them.
- You are responsible for making all payments to us according to our payment terms.
- You must ensure that all the information you provide us in connection with your booking is true, accurate, current and complete. If any of your details change, you must promptly update your details.
- Booking confirmations are subject to the availability of the Accommodation. You should carefully check the details of your confirmation as soon as you receive it. You must contact Mount Ephraim Glamping pods immediately if any of the details are incorrect or incomplete.
- We have the right to cancel a booking where there are reasonable grounds to believe that (i) it is not legitimate; (ii) you are likely to breach these booking conditions; (iii) information supplied by you in relation to your booking is incorrect; or (iv) you have behaved in a vexatious, abusive or unlawful manner towards our staff. If we cancel your booking in these circumstances, we will tell you in writing and have no legal or financial responsibility to you.
- Check-in to the Accommodation is from 3pm on the day of arrival and check out is by 11am on the day of departure. Please note that these times may be subject to change, so please confirm at the time of booking.
- You must let us know in advance if there are more than 2 of you and if you will require linen and towels for the sofa bed.
- If you have any special requests, you must let us know when you make a booking and confirm them in writing.
- The pods are currently not accessible. If you or any member of your party has any medical problem or disability that may affect your booking, please tell us before you confirm your booking and give us full details in writing as early as possible before you travel. If we are unable to make reasonable adjustments to meet that person’s particular needs, we can refuse or cancel the reservation.
- We ask that you keep the accommodation clean and tidy and leave the accommodation in a similar condition as you found it when you arrived.
- To behave in a way at all times while at the accommodation which does not break any law.
- Not to use the accommodation for any illegal or commercial purpose
- Not to behave in an anti-social manner, breach the peace or otherwise act in a way which may disrupt or affect the enjoyment of others.
- Not to leave the fire pit unattended at any time and to safely put out any fire before going to bed.
- You must not allow more than four people to stay overnight in the accommodation unless agreed in writing with us. You cannot arrange for visitors to the accommodation without advance consent. You must not hold events at the accommodation without advance consent.
- You are responsible for and agree to reimburse us all costs incurred as a result of any breakage or damage in or to the accommodation which is caused by you or any members of your party or any other persons invited into the accommodation by you. We are entitled to ask for an extra payment from you to cover any such costs.
- After checking out, if you wish to spend the remainder of the day in the gardens, please leave all baggage and personal items locked in your vehicle, and kindly move your vehicle to the main car park at Mount Ephraim. Late check-outs and early check-ins can be arranged depending on availability. There will be a charge for late check-outs that have not been pre-arranged.
- On departure keys must be safely put back in the key locker with the code scrambled. All rubbish/recycling is to be tidied responsibly using the bins provided. Please check that you haven’t left anything.
