FLEXIBLE CANCELLATION:
  • Free cancellation until 5PM 3 days before arrival. Change of plans? No problem, you can make any change or cancellation up to 3 days before your arrival (until 17:00), we will refund the amount paid in advance less 2.90% (cancellation bank charges). Otherwise, we will charge the cost of the first night’s stay (plus taxes).
  • Rates included in this cancellation policy: Standard Rate
MODERATE CANCELLATION:
  • Free cancellation up to 21 days before arrival: Change of plans? No problem, you can make any change or cancellation up to 21 days before your arrival (until 17:00), in case of cancellation we will refund the amount paid in advance less 2.90% (cancellation bank charges). Otherwise, the amount of the deposit will not be refunded.
  • Exception for forced closure of the establishment or its pools: Free modifications and cancellations at all times regardless of when the reservation was formalised and the rate or offer applied, provided that the stay is affected by a new sanitary restriction that prohibits the use of swimming pools or force the total closure of the establishment. We will refund the amount paid as an advance less 2.90% (cancellation bank charges) or we will keep the advance paid as a credit note for a future reservation.
  • Exception for coronavirus Covid-19: If you cancel less than 21 days before arrival, due to an official travel ban at origin or destination, or a positive COVID test from one of the guests (we hope not), we will keep the advance paid as a credit note for a future reservation.
    • To be applicable, in case of a new restriction that does not allow entry to Tenerife, the new restriction must have been published after the free of charge cancellation period and it didn´t  exist at the time of formalising the reservation. In the case of any new restriction, the client must notify the company as soon as possible.
    • To be applicable, in case of a positive Covid-19 test result in any guest, all guests must: (1) have sent their ID to the company before the end of the free of charge cancellation period (2) Report the positive at most 48 hours after obtaining the result, sending an official receipt to the company.
  • In the case of the resident rate: For the moderate cancellation policy to be applicable to the resident rate, during check-in, at least one guest must prove his resident in the Canary Islands condition by passport, DNI, NIE or residence certification. In the event that none of the guests can prove his resident status, the cancellation policy applicable to the resident rates will be "strict cancellation".
  • Rates included in this cancellation policy: Non-resident discount rate; Returning non-resident guest discount rate; Resident discount rate; Returning guest resident discount rate; Company rate; Any other discount rate not included in the cancellation policy.
STRICT CANCELLATION:
  • Non-refundable deposit: Modifications are not allowed, in case of cancellation the amount of the deposit will not be returned.

REQUIREMENTS FOR TRAVELING DURING THE PERIOD AFFECTED BY CORONAVIRUS COVID-19:

  • Health control form (FCS): If you are traveling from a high-risk area outside of Spain, each of the travellers must fill out the health control form and obtain their QR code (including minors and dependents), to show it at the controls at his arrival in Spain.   • Users of official tourist accommodation must have one of the following requirements: 
Test negative for active COVID-19 infection in the 72 hours prior to arrival in the Canary Islands. Compulsory . The tests that are allowed are PCR (RT-PCR for COVID-19), Transcription Mediated Amplification (TMA), and Antigen tests

Have an official accredited document that shows that you have been fully vaccinated in the eight months prior to your trip or have received at least one dose of a COVID-19 vaccine authorised by the European Medicines Agency (EMA) within the past four months and at least 15 days prior to your trip.

You can prove with an official medical certificate or public document that you have had and recovered from the disease within the past 6 months.

The following are excluded:
a)Children under 6 years
b)People who can prove they are a resident of Canaries and make a responsible declaration that you have not left Canary Islands during the 15 days before you arrive at the accommodation and have not experienced symptoms suggestive of COVID-19 during that period.
c) Las personas, con independencia de su lugar de residencia, que acrediten haber estado fuera de la Comunidad Autónoma de Canarias por un plazo inferior a 72 horas previas a la llegada, habiendo permanecido en su territorio durante los 15 días anteriores al citado periodo de ausencia inferior a 72 horas, y que además declaren bajo su responsabilidad que en dicho período no ha tenido síntomas compatibles con la COVID-19.

Mobile APP "Radar Covid": Also, from November 14th, it is mandatory for all travelers to download and install the RADAR COVID application on their mobile devices and keep it active, during their stay on the islands and in the 15 days after. The application is available on Google Play for Android and AppStore for iOS.

  • GENERAL TERMS AND CONDITIONS:
    1. Check-in time: after 5:00 p.m.
    2. Departure time: until 11:00 a.m.
    3. Minimum stay of 5 nights except for offers and promotions (See promotion terms and conditions)
    4. Each reservation has a supplement of € 65.42 for cleaning. The cleaning supplement is a mandatory payment, and helps to cover part of the cleaning costs of check in and check out (ensuring disinfection protocols).
    5. Prices without taxes included, taxes will be reflected at the end of the reservation process.
    6. Prohibited the stay of minors without the presence of an adult.
    7. The entrances and exits are automatic, without face-to-face assistance from our staff. Access codes and instructions will be sent to you and at any time you can count on our telephone support.

    10. In case of renting several apartments, do not exchange utensils between them.
    11. Free parking for up to one vehicle per reservation.
    12. Garbage should be thrown in street bins, not left inside the apartment or using litter bins in the establishment,
    13. Flushing wet wipes down the toilet is prohibited.
    14. No smoking inside the apartment.
    15. The hours of silence: from 22:00 at night until 9:00 in the morning.
    16. The company Promotora San Miguel Tenerife S.L. (owner of the farm), is not responsible for the damages or consequences for the misuse of the facilities by the guests.
    17. You should never exceed the maximum capacity of each apartment, (babies who sleep in a crib do not count):
