Property Information

Long Alley Barn is a rural retreat in a valley of beautiful Australian Bushland only 2 hours from Sydney on our Lawson Park property nestled on the edge of the Blue Mountains World Heritage Area. The Barn has been restored with all the facilities to accommodate a modern getaway while preserving the integrity of this old farm structure. Guests are invited to enjoy the beauty and serenity of this place. Spot kangaroos, crimson rosellas and just maybe a Wombat while strolling along the creek within our bushland valley. Perfect for couples.

The Barn features spacious open-plan living, dining and kitchen areas heated by a large stone fireplace and a potbelly stove. Enjoy alfresco dining on the verandah or just find a sunny spot to capture the view with a good book! The bathhouse features a stylish bathroom with a rainfall shower and claw foot bath with views of the surrounding bushland and a separate washroom/WC. Snuggle into the ground floor bedroom where a queen bed overlooks one of the property's dams. Gaze out through the French-door balcony windows to the treetops from the comfort of the elevated king bedroom.

Long Alley Barn is a self-catering style accommodation with basic provisions supplied including tea & coffee and pantry items. We have links to some delicious local providers for breakfast and meal packs. We can provide details on request and these can be pre-ordered directly with the providers 48 hours prior to your stay and they will be delivered ready for your stay.

Off-Grid - The property is solar powered, rainwater and bio septic connected. These simple considerations reduce our footprint on our environment.
Smoking is not permitted at this accommodation or within the property of Lawson Park.

Open fireplace and Potbelly, BBQ and outdoor firepit 
(weather permitting) are available for use by guests during their stay.  We supply a generous amount of firewood & kindling suitable for a 2-night stay. Additional supplies on request & for longer stays may incur an additional service fee of $60/load. Kindling can be collected on the property. No firewood is to be removed from the property.

Special nightly rates apply for bookings of 3 to 7 nights. Additional mid-stay cleaning & linen services can be provided at an additional service fee. The minimum fee is $55 for 1 hour cleaning/linen service.

Additional services for Special Occasion Events such as floral arrangements, catering & venue hire of furniture for visitors to the Barn are available on request.

Long Alley Barn is in a prime position for exploring the Blue Mountains World Heritage Area and its many attractions from Katoomba to Jenolan Caves. Easy day trips to Oberon, Bathurst, and Mudgee.

Local Restaurants -  Mt Victoria hosts local cafes with delicious food to collect & takeaway, Alchemy Pizza & Hartley Fresh Cafe is a short drive to the GWH to take away or eat in.
In Lithgow, 15 minutes away, is a town with all essentials, and a variety of cafes, Restaurants & Pubs such as The Tin Shed, Home Town Cafe, Bar 128, The Blue Fox Bistro, and Frankies Restaurant.
Blackheath only 20 minutes away up on the Mountains hosts restaurants & cafes - Ates, Blaq, Cinnabon & several more. We would like to acknowledge the traditional custodians of the land, the Dharug and Wiradjuri people, and pay respect to the Elders past and present. 
We are committed to learning about the history of First Nations Australians in the Hartley Vale region and welcome any information or correspondence. 

Our valley was once part of our industrial history, home to the bustling community supporting the Hartley Vale shale mine (c.1865). Remnants of the settlement are found throughout the Vale, along the old winder trails, pits and Hartley Cemetery.

Nearby, the Comet Inn has been accommodating locals and tourists since 1879. Down the road, Collits' Inn (c.1823) once served travellers en route to Bathurst and now hosts weddings and functions.

    • No refund of full booking fee if booking cancelled 6 or less days before check-in, unless a new booking is secured for the same dates with an admin fee of $125
    • Rescheduling of booking dates will be subject to rates shown on new reservation. Reservations rescheduled and then cancelled more than 14 days before the new check in date will incur a admin fee of $125
    • The above Cancellation policies apply to all direct Lawson Park and Third-Party reservations. If booked through a Third-Party Booking Agent all refunds are subject to the terms and conditons of the provider and will be processed less any applicable service fees charged by such provider.

    • There are no refunds for no show or earlier departure by guests unless extenuating circumstances are discussed with Lawson Park Management at the time of your stay at Lawson Park
Terms and Conditions

Please read these terms and conditions carefully. When you make a booking, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.

PAYMENT POLICY
Full payment is required 14 days prior to your stay. One night’s deposit is required to secure the reservation at the time of booking if paying via bank transfer, balance due 14 days prior to your stay. Reservations via Credit Card Payment are processed 14 days prior to your stay. If full booking fee payment is not received by the due date, Long Alley Barn reserves the right to cancel the booking. Bookings made within 14 days are to be paid in full to secure the booking.

PRICES AND TAXES
Reservation prices are based on minimum 2 night booking for 2 people, additional booking fees apply for additional 1 or 2 guests staying during the booking whether it is part therefore or for the full duration of the confirmed booking.
Booking fees for hiring events are separate and in addition to accommodation booking fees. Please contact us info@lawsonpark.com.au for our venue hire and event package rates.

A security damage bond is required to be lodged 24 hours prior to check in via a credit card transaction. The security bond of $500 will be authorised for the duration of your stay and released in full or part thereof following check out & housekeeping has reported that house rules have been complied with and no damage has occured to property or furnishings. Funds are released within 48 hours, your bank or provider may take longer to release these funds please refer to their terms & conditions,

GUESTS 
Accommodation is for the number of guests as per your booking confirmation. Capacity of accommodation is up to four people inclusive to stay in the Barn. Should you wish to have additional guests or visitors to the Barn accommodation during your stay prior approval must be arranged. Failure to do so will incur additional fees and/or a request to leave the property

A complimentary starter pack of consumables is supplied on check-in including approximately 20kg firewood for internal Barn use only . Guests are responsible to replenish these throughout their stay if required. 
Welcome Packs & local Third Party providers are available to guests on request. Lawson Park is not responsible for the products provided by Third Party providers. All endeavours are made to accommodate delivery to the property as arranged with the Third Party providers. Lawson Park Management reserves the right to refuse entry of any items delivered to the property that have not been authorised prior to your stay or not notified during your stay at Lawson Park.

PETS AND CHILDREN
Pets or children are not permitted unless prior arrangement has been made.

CHECK-IN + CHECK-OUT
Standard check-in time is between 2pm and 7pm on the day of arrival and the property is to be vacated by 11am on the day of departure, unless otherwise prior arranged. Guests are asked to send a message or phone on their arrival day providing an estimated arrival time giving at least 20 minutes notice. If you are unable to arrive within these times please notify us for alternative arrangements. An additional fee will be charged if you do not check out by 11am. Early arrivals and late check-outs are at the discretion of Management. Late checkouts can be booked up 5pm at 50% of the nightly rate, subject to availability.

GUEST RESPONSIBILITIES
The Barn is cleaned prior to your stay and we expect the Barn to be left clean and tidy on departure.
Please return furniture if moved.
Please remove rubbish to the Council Bins marked LP at the main street entry.
Please ensure BBQ clean utilising the cleaning tools & wipes provided.
High-quality eco linen and towels are provided for your comfort, please take care and use disposable cotton tissues to remove makeup or lotions.

If property is left excessively dirty, untidy and linens stained, additional fees of $40 per hour will be charged and/or professional laundering costs. 

​All outside noise is to be significantly reduced by 11pm and to cease completely by 12 midnight. ​Disturbance to our neighbours in Hartley Vale during your stay (including excessive noise while entering & exiting the property &/or excessive car vehicle movements) is prohibited and will result in termination and eviction without refund of rental rate or bond, and extra charges may be made for security and other expenses.​ Illegal activities (such as, but not limited to, illicit substances and fireworks) are strictly prohibited and will result in immediate termination and eviction without refund.
Lawson Park is a smoke-free property. If there are visitors to the property who are known smokers, please notify Management for protocols in managing areas for smoking and appropriate and safe disposal of rubbish. Management reserves the right to ask any visitor who is smoking to refrain while on our property or to leave if they refuse to do so. No smoking is allowed in any indoor spaces.
​All lights, appliances and taps must be switched off any time the property is left unattended and/or at the conclusion of the booking period.​The property must be vacated on time and secured. All windows and doors are to be locked.
Please report all breakages or damage to the Barn and all barn fixtures/fittings and items supplied for your use during your stay.  Replacement or repair can be discussed and based on incident, repair and replacement fees will apply. A $20 fee will be charged if keys are not returned on departure.

MOVEMENT ON THE PROPERTY
Lawson Park, Hartley Vale is a rural farm style property with dams, creeks, bushland and native wildlife. Guests are to take all reasonable care when visiting the property. Please close the gates. Vehicles are to remain on the designated access road and parking area. Please do not swim in the dams. Where possible please walk on trails and tracks within the property. While every reasonable effort is made to ensure that the information provided about the rural property at Lawson Park, Hartley Vale is clear and accurate, the owners take no responsibility for guests’ activities within the steep rough terrain of any known track within the property. The owners take no responsibility for guests when accessing surrounding Crown Land and Conservation areas.

USE OF BARN FACILITIES
Use of Long Alley Barn and surrounding roads, paths and gardens are as presented. The Barn and ancillary structures are not to be altered or damaged during your stay. No fixing of signage, pictures or structures to any part of the property is allowed unless written permission is given. Lawson Park is not a licensed venue. Lawson Park Management reserves the right to ask any guest or visitor to leave the property if they are intoxicated and at risk of causing harm to themselves, other persons or property at Lawson Park.

FIREPLACES & OUTDOOR FIRE PITS
Fireplaces & outdoor Fire pits are operated at your own risk. You will be held liable for any damage you cause including smoke or ember damage from incorrect use. Please use fire guards at all times to prevent damage and maintain safety during your stay. ALL fireplaces & BBQ and their external casings can get very hot and may cause serious burns if touched. It is strongly recommended that the fireplaces be operated with consideration of these dangers. Approx. 20kg of Firewood is provided for your stay in the Barn with kindling/fire starter equipment. Additional loads of firewood can be provided with notice at $60/load. Firewood provided at the Barn are not to be used in the outdoor fire pits elsewhere in the property without prior permission. Bush 'wood' is located beside the outdoor fire pits for guest use. If any firewood is removed from the property or not used appropriately during your stay we reserve the right to ask for guests to replenish the supply of wood at their costs.  Guests are to familiarise themselves with the properties evacuation plan during their stay and adhere to all requirements of Fire Hazard Warning Notifications and advise from the NSW Rural Fire Service when lighting fires during your stay.  Please note this advice can change daily. www.rfs.nsw.gov.au
