Cancellation and Rescheduling Policy

In general, all bookings are not refundable and not able to reschedule.

Booking Modification Policy:
Please be informed that both cancellations, modification, and rescheduling requests are governed by the same policy. Due to the unique challenges posed by our remote island location, we are unable to provide refunds or rescheduling options once a booking has been confirmed.

Policy Details:

For Only Direct Bookings: 
If you've made a reservation directly through our official website or by contacting our reservation desk, we endeavor to offer additional flexibility.

Cancellation/Rescheduling: 
If you wish to modify your dates or cancel your booking and notify us at least 3-4 months before your original arrival date, we can accommodate this change at no additional cost. It's important to note that the rescheduled booking must have the same room type and length of stay (same number of nights) as the original reservation. Please note that if the modified booking results in a shorter stay or a room type of lesser cost than the original booking, no refund for the price difference will be issued.

Rescheduling Rates: 
If the new dates fall within a higher rate range, an additional payment is required to cover the rate difference. On the other hand, if the new dates fall within a lower rate range, no refund will be provided for the difference.

Cancellation/Rescheduling Within 1 Month: 
Unfortunately, any requests for cancellation or rescheduling within 1 month of the arrival date will be treated in line with our no-refund policy.

Case-By-Case Consideration: 
Cancellation/Rescheduling requests made between the above-mentioned timeframes will be evaluated on an individual basis. If we have a waiting list for the dates you've reserved, we may be able to facilitate the change without incurring extra charges. However, if no waiting list exists, certain fees might apply.

Travel Agent Bookings: 
All bookings made through travel agents are also subject to our no-refund and no-rescheduling terms.

We understand that travel plans can be subject to unexpected shifts, and we recommend that guests explore travel insurance options to mitigate unforeseen disruptions.

Terms and Conditions

Shantaa Terms and Conditions: 
  • Shantaa reserves the right to modify these terms and conditions without prior notice.
  • All rates/prices are only quoted in Thai Baht (THB).
  • Shantaa reserves the right to modify all rates/prices without prior notice.
  • Successful bookings require full pre-payment. Bookings without completed pre-payment within the time limit will not be confirmed and automatically canceled.
  • (Only) When booking via Shantaa official website or via reservation desk email, the guests will receive an email confirmation about the details of the booking. Shantaa will hold those direct bookings until it is time to charge the payment. Once the corresponding debit for the reservation is successfully made, guests will receive another email confirming the payment which indicates that the booking is secured. And this 2nd email also serves as proof of the booking.
  • All taxes and fees will be added to your bills.
  • Shantaa accommodation has no service charge. Tip for staff is appreciated
  • Payment of the remaining balance of a booking (if any) is required at check-in. We accept major credit cards (Visa/Master) and cash.
  • Major foreign currencies can be accepted with Shantaa’s own exchange rates.
  • Early check-in and late check-out may be available for an additional fee.
  • All room rates are for only accommodation with breakfast for 1-2 people, are quoted on a per room per night basis, and are valid for single/double occupancy.
  • No transportation/transfer is included in any room rates.
  • Any surcharges on other services are not included in the room rates.
  • Guests agree to pay all charges incurred by the guests themselves and/or by their visitors during their stay at Shantaa, and to settle their account once it amounts to 50,000 THB before check-out, unless prior arrangements have been made.
  • Any incidental charges must be settled at check-out.
  • In case of any charges are not cleared at the time of checkout, The credit card information and the acknowledgment on this registration card will be considered as the authorization for the uncharged settled amounts.
  • Shantaa has no cancellation/no refund/no reschedule policy. For more details, please read the cancellation policy.
  • Shantaa does not guarantee the reliability, availability, or continuity of the services made available to guests, thus excluding any liability for damage that may arise owing to a lack of availability, reliability, or continuity of the website or the services, although Shantaa will try to facilitate, to the extent of our capability and will try to immediately rectify the break in services to the extent of our capability, alternative means.
  • Force Majeure: In the event of unforeseen circumstances beyond our control (e.g., natural disasters, emergencies), we may need to modify or cancel reservations.
  • Extra person (not extra bed) can share the room in some room types with extra person fee. Please contact Shantaa for more details.
  • Child Policy (as extra person)
    - 1st child as extra person, age up to 5 years old - Free breakfast, no extra person fee.
    - 1st child as extra person, age 5-11 years old – no extra person fee but the compulsory breakfast will be charged. ** in the Shantaa Villa type only**
  • - 1st child as extra person, age 5-11 years old -  in other room type is subjected to the extra person fee regardless of age.
  • - 1st child as extra person, age 12 Years old and older – charged as extra person, include breakfast
  • - 2nd child as extra person, if any, will be subjected to extra person fee regardless of age, breakfast included.
  • - 3rd child as extra person, if any, will be subjected to extra person fee regardless of age, breakfast included. The 3rd extra person is highly not recommended and is possible in some room types only. Please contact Shantaa for more information. 
  • Minors staying at Shantaa must be always accompanied by parents or duly authorized adults.
  • Minors are not allowed to purchase or consume alcoholic beverages on the premises.
  • Shantaa has no 24-hour services. The front office hours are between 07:30 - 22:00 daily.
  • Check out: 11:00, check in: 14:00.
  • All guests must present valid photo identification such as passport/photo ID/driver's license to check in as required by Thai laws.
  • Visitors of registered guests are not permitted in the guest room after 22:00.
  • Visitors or visitors of registered guests are not permitted in the whole property after 22:30.
  • Registered guests are responsible for their visitors' conduct and behavior.
  • Registered guests will be held responsible for any missing or damaged items in their room or any internal/external areas of Shantaa. This liability extends to both registered guests and their visitors. The registered guests will be charged the prevailing resort-set price for all incurred damage. Such price/penalty is at least 3 times the cost of the incurred damage.
  • In-room safes are provided and Shantaa recommends the guests to use them.
  • Shantaa is not responsible for the safety of any valuable/non-valuable left in the guest room.
  • If any belongings are left behind, the resort will make reasonable efforts to contact the guest and arrange for the return. Any shipping fees will be the responsibility of the guest.
  • Shantaa is not responsible for loss, theft, or damage to personal belongings or valuables anywhere on our property.
  • Guests assume all risks associated with the use of all resort facilities.
  • Shantaa has limited liability to the guests’ belongings brought into the property only for the damage that has been clearly proven beyond any doubt that caused by Shantaa for no more than 3,000 THB in total.
  • Shantaa strongly and unequivocally discourages the guests from bringing excessively expensive belongings to Shantaa.
  • Any concerns or complaints should be brought to our attention immediately for resolution.
  • All Disputes are subject to Thailand/Trat Jurisdiction.
  • Do not smoke in the guest room. There is a penalty which is equivalent to at least one night cost of that room type per time.
  • Restaurants, beach bars, and other common areas are designated as non-smoking. A designated smoking area is available. For more information, please contact the staff.
  • Outside food and drinks are not allowed in any food/drink outlets and all common areas.
  • Pets are not allowed.
  • Participation in resort events such as the Christmas Eve dinner and the New Year's Eve dinner is required. Guests are expected to follow event guidelines and behave respectfully.
  • A compulsory dinner event may be organized on Christmas Eve and New Year's Eve. If such an event is scheduled, a compulsory dinner fee may apply.
  • Limited parking is available on a first-come, first-served basis. We are not responsible for any loss or damage to vehicles.
  • The drone is not allowed to fly or be used anywhere on our property unless obtained prior explicit permission from Shantaa management.
  • Laundry for guests’ personal items will be handled by a laundry shop outside. The laundry shop’s own terms and conditions will be applied. Shantaa will be excluded from any disputes.
  • In the event that it is proven that damage was caused by Shantaa Resort during the laundry process, we will compensate for the loss or damage, not exceeding 300.00 THB per piece. However, we strongly advise against sending expensive or delicate clothing to the laundry, as we cannot be held responsible for items that require special care
  • For any services operated by a third-party, the terms and conditions of the third-party will be applied. Shantaa will be excluded from any dispute from any third-party service.
  • Waiver: Failure to enforce any provision of this policy does not constitute a waiver of that provision.
  • Severance: If any provision of this policy is found to be invalid or unenforceable, the remaining provisions shall remain in full effect.
  • Room Allocation Process: Room assignments are made based on availability at the time of check-in. Guests may be assigned a villa that becomes available on the day of their arrival, as rooms are vacated by departing guests.
  • By proceeding with a reservation and staying at Shantaa, you acknowledge and agree to comply with these terms and conditions. We hope you have a delightful stay and create lasting memories at Shantaa.
