Property and Cancelation Policies :
All customers must call or email to cancel 5 (five) days prior to their check in date in order to get a refund on their stay. Most reservations require a one night deposit. If the customer cancels 5 days prior to the check in date, they will get their deposit refunded. If they cancel after 5 days prior to their check in date, the customer forfeits their deposit and that will not be refunded. Reservations made through a 3rd party website such as Expedia and Booking.com must make any cancellations or requests to remove a night through their respective website directly. They are still beholden to a 5 day cancel policy.

You may offer to move the reservation one time at no charge to the customer in order to keep the booking. At the discretion of the general manager, deposits may be used as a one-time courtesy toward a future stay or the stay rescheduled if it is after the 5 day period. Any further cancellations forfeit the deposit.  Any removal of dates to the stay must be requested 5 days prior to the check in date. Customers can add more days onto their stay at any time based on availability.

ADVANCED PURCHASE RATE and BLACK FRIDAY/CYBER MONDAY are non-refundable. 

Check-in time is anytime after 3PM. Check out is anytime before 11AM.

For reservations, we require a one night deposit paid in advance with VISA, MasterCard, Discover or American Express. 

GROUP BLOCKS: Special Terms and Conditions May Apply to Group or Block Reservations Outside Our Standard Cancellation Policy. Please call us directly if you have questions.
Terms and Conditions

DEPOSIT: We charge a deposit of one night's stay upon booking your reservation. Any remaining balance owed is charged 2-3 day prior to your arrival. Please note - Advanced Purchase/Non-Refundable reservations will have the total amount of your stay taken upon booking.

PET POLICY: We allow pets in designated rooms with a $40 pet cleaning fee. Guests are required to call to book pet-friendly rooms in order to guarantee one is available prior to arrival. We do NOT allow pets in non-pet rooms.

CANCELLATIONS: All reservations must be canceled at least 5 days in advance to check-in. In order to cancel, you must contact the hotel directly 5 days prior to your arrival date in order to get a full refund. Late cancellations will be charged the full amount. Please note that Advanced Purchase reservations are non-refundable, and blocks/group reservations may have different terms and conditions applied. CHECK IN: Anytime after 3PM
CHECK OUT: Anytime before 11AM

Front Desk hours are 7am-6:30pm. Someone is at the front desk until 6:30pm to assist with checking in. You will receive a text and/or email of your key code and room number around 6:30pm if we do not see you before we leave. If you need any assistance and we are not here, please call 603-924-7548. 

Parking is directly onsite and is included with your stay!

Please note that we withhold the right to issue an excessive cleaning fee or damage fee of up to $250 for any damages, theft of items or staining of carpeting or linens. All of our rooms are non-smoking and we withhold a strict $250 fine for smoking in the room. There are designated smoking areas throughout the exterior grounds of the property.
