CANCELLATIONS & REFUNDS
Guests who cancel their reservation more than 30 days before their check-in date will receive a full refund, less a service fee (see below). Guests who cancel their reservation less than 30 days before their check-in date will not receive a refund and will be responsible for the full amount of the reservation unless the Inn is re-booked. If the Inn is re-booked for the entirety of the original reservation, the canceling guest will receive a full refund, less a service fee (see below). If the Inn is re-booked for a portion of the original reservation, the canceling guest will receive a refund in correlation with the amount of re-booked days, less a service fee (see below). Guests who fail to cancel their reservation and/or do not arrive on their check-in date are responsible for the full balance of their entire reserved stay. In the unlikely event that a guest must shorten their stay after arrival, they will remain responsible for the full balance of the original reservation. We reserve the right to treat a partial cancellation as a cancellation for the entire stay.We regret we are unable to offer refunds due to inclement weather or family / medical emergencies.

WATER DRAGON INN POLICIESUpdated:  03/14/2021  
BOOKINGThis booking isfor _____ people only for the agreed upon duration of the stay.  No one else is allowed on the property at anytime for any reason.  Any exceptions tothis policy must be made in advance and by the prior approval of theInnkeepers.  Law enforcement and emergencypersonnel in performance of their duties responding to a call are excluded fromthis policy. ENFORCEMENTGuests inviolation of any of the policies listed in this document may be asked to vacatethe property immediately without refund. If any policies are violated, Innkeepers reserve the right to chargeguests additional fees at their discretion. Policies may be updated from time to time without notice. 

GATHERINGS POLICYParties or any gatheringor event, unless approved by the Innkeepers, are strictly prohibited.  This is defined as any gathering of people atthe property which exceeds the number of people that are booked to sleep at theproperty.  Very limited exceptions thatadhere to Portage County Health Regulations may be possible, but only with priorapproval granted by the innkeeper at least 1 week in advance.  Guests in violation of this policy may beasked to vacate the property immediately without refund.  Innkeepers reservethe right to charge guests additional fees at their discretion. Please note:  In addition to the Innkeeper’s policy relatedto Gatherings above, AirBnB has a strict policy against all parties andgatherings.  By offering this property onAirBnB the hosts have agreed to the rules and policies published byAirBnB.  Consequences for violating the GatheringsPolicy include up to and including legal action by AirBnB for Guests and/orhosts who violate this policy.  We takethis policy and the COVID-related health precautions very seriously.  Please help us keep everyone safe and respectall policies. GRILLSGrills of anykind are not allowed on the property.  Inrare cases, the Innkeepers may grant exceptions to this policy, but it must beapproved at least 1 week in advance by the Innkeepers.  Guests in violation of this policy may beasked to vacate the property immediately without refund.  Innkeepers reservethe right to charge guests additional fees at their discretion. 

CATERING &FOODAny catering atWater Dragon Inn is prohibited unless a Catering Agreement is completed atleast 1 week in advance.  We ask that yourespect future guests and only eat food in the dining room or kitchen. 

ALCOHOLWater Dragon Innand all affiliated organizations are not legally able to serve guests alcoholas we do not own a liquor license.  Whileguests over 21 are allowed to bring alcohol, we request that guests respect thesize and tone of the Inn and keep your libations small and humble.  Consuming alcohol by minors is strictlyprohibited and constitutes illegal use. Hard liquor is discouraged, but wecertainly understand sharing a cozy bottle of wine.  In addition, Water Dragon Inn, Qi Garden,Inc. and all their affiliated companies are not responsible for consequences ofdrinking and if the Innkeepers, at their discretion feel that any behavior isinappropriate, they reserve the right to require guests to immediately vacatethe Inn without refund and may charge extra fees for any related costs.  

RESERVATIONS& PAYMENT – We holdreservations with a valid credit card and a $100 deposit.  The depositwill later be applied to our guest’s total reservation balance due. Allreservation balances are due 30 days prior to check-in date. If after multipleattempts, we are not able to reach guests for payment, we reserve the right tocancel the reservation and proceed with re-booking the Inn.  It is theguest's responsibility to provide current and accurate contact information. Guestsshould not arrive on-site without prior contact and payment.

CHECK-IN & CHECK-OUTCheck-in toobtain keys is at 3:00 pm either meeting at Water Dragon Inn by mutualagreement, or at 3:00 pm at the front desk at The Wellness Spa.  A validdriver’s license or other government issued ID must be presented at time ofcheck-in. Occupancy beginsat 3:00 pm.  Check-out is at 11:00 am. Pleaserespect the next guests and adhere to no late checkouts unless coordinated inadvance with the Innkeepers.  Keys must be left on the Water Dragon Inn counteror returned to the front desk at The Wellness Spa, as coordinated throughmutual agreement.  For those leaving thekeys on the dining room counter, please text or call the Water Dragon InnMobile Phone at 715-252-5246 to notify the staff when you depart. 

CHILDRENWe welcomechildren 14 and over.  We require a ratio of 1 adult to 2 children. Any other configuration requires prior approval at least 1 week in advance. Parents/Guardiansare responsible for the safety of their children.   
NO SMOKING/NOVAPING/NO CANDLES/NO INCENSE/NO CHEMICAL FRAGRANCESThe entire WaterDragon Inn property is a NO SMOKING PROPERTY. This includes bothinside and outside buildings and inside any personal vehicles parked on theproperty.  Because we promote wellness and respiratory health throughother services at Water Dragon Inn, Qi Garden Salt Spa, and The Wellness Spa,we ask that all guests respect this policy for the benefit of present andfuture guests.  This includes no use of candles, incense, plug-ins or anyother chemical fragrances.  Use of any ofthese means that Guests are in violation of this policy will be asked to vacatethe property immediately without refund and may be charged an additional $500fee at the Innkeeper’s discretion. Innkeeper reserves the right to charge our guests further if additionalcleaning of the inn is required. 

UNLAWFUL DRUGS& OTHER SUBSTANCESUnlawful Drugsand Other Substances are strictly prohibited and are a violation of ourpolicies and potentially, the law.  Water Dragon Inn, Qi Garden, Inc. andits affiliated companies will strictly enforce this policy.  Guests shallnot bring, keep or have either inside or outside the premises, including insidevehicles on the property, any drug, substance, or other item of an unlawfulnature.  Guests in violation of this policy will be asked to vacate theproperty immediately without refund.  The Innkeepers reserve the right tocontact law enforcement and further charge guests if Innkeepers incur anyexpenses related to law enforcement expenses, damage incurred, or any otherexpenses incurred. 

HAZARDOUSMATERIALSGuests shall notbring, keep, or have either inside or outside the premises, any article orthing of a hazardous nature, including dangerous chemicals, fireworks, explosives,flammable items, propane or gasoline. Water Dragon Inn, Qi Garden, Inc.and its affiliated companies will strictly enforce this policy.  Guests inviolation of this policy will be asked to vacate the property immediatelywithout refund.  We will reserve the right to contact law enforcement andfurther charge guests if we incur any expenses related to law enforcementexpenses, damage incurred, or any other expenses incurred. 

ANIMALS &PETSUnfortunately, wecannot accommodate animals and/or pets at the Water Dragon Inn.  Pets arenot allowed at any time.  Guests in violation of this policy will be askedto vacate the property immediately without refund and will be charged a minimum$500 fee, and we reserve the right to charge our guests further if additionalcleaning of the inn is required. In addition, damage by an unauthorizedpet to the property is the pet owner’s sole responsibility. 

CARE OF THE INNGuests shallleave the premises, inn, and furnishings in a clean and undamaged condition.  At Water Dragon Inn, we follow a policy thatout of respect for future guests, we ask that you please leave the Inn and allits furnishings in as good of condition the way you found them. Please Note:  cooking in the kitchen tends to be the mostcommon area where extra cleaning is necessary. Please make sure you: ·        Leave the ovenand stovetop in as clean a condition as you find it.·        Hand wash (pleasedo not put in dishwasher) all pots, pans and other items that are notdishwasher safe.·        Please do not usemetal utensils on pots and pans that would leave scratches. Pleaseunderstand, that we reserve the right to charge our guests for any repairsoutside of normal maintenance, reasonable wear and tear, or for an unusualdegree of cleaning.  This includesrequired replacements for ruined dishes, pots, pans, utensils, towels, décor, furniture,and any other item in the Inn.

Illegal UseGuest shall use the property for legal purposes only and otheruse, such as but not limited to, illegal drug use, abuse of any person,harboring fugitives, etc. shall cause the offending guests to vacate thepremises immediately and without refund, and additional fees may be assessed atthe host’s discretion including those related to law enforcement. 

KEYSKeys – We askGuests care for Inn keys as if they were their own.  All keys must bereturned at time of checkout.  Lost keys will incur a $250 lost key fee. 

EQUIPMENTMALFUNCTIONShould our guestsencounter any malfunctioning equipment; including appliances, electronics, plumbing,heating, air-conditioning, or lighting, they should notify the innkeeperimmediately. Every effort will be made to remedy the issue and make reasonablerepairs as quickly as possible. No refunds will be made for the malfunction ofnon-essential equipment. Fire AlarmsThe property is equipped with fire alarms and carbon monoxidedetectors.  Please do not disable orotherwise modify these detectors..  TheGuest must notify the Innkeeper without delay if a fire alarm “chirps” or has alow battery condition. 

FIRE, FIREWOOD& GRILLSGrills of anykind are not allowed on the property.  Makinga fire on the property is not allowed.  Collecting wood for a fire is notallowed.   Any damage to the property dueto a fire on the property is the sole responsibility of the guest.  Failure to adhere to this policy may result inguests immediately vacating the premises and extra fees being charged at thehost’s discretion. 

FIREARMSFirearms and/orrelated Ammunition are not allowed on property or premises at any time.  If the Guest is a member of law enforcementor other Duly Sworn individual, Guest must notify Innkeeper in writing withdocumented evidence.  Guests in violationof this policy will be asked to vacate the property immediately withoutrefund.  We will reserve the right to contact law enforcement and furthercharge guests if we incur any expenses related to law enforcement expenses,damage incurred, or any other expenses incurred. 

INTERNETHigh speed wireless internet is provided as a convience only andis not integral to the agreement. No refund of rate payments shall be given foroutages, content, lack of content, speed, access problems, lack of knowledge ofuse, or personal preferences with regard to internet service.  In addition, Water Dragon Inn, Qi Garden,Inc. and our affiliated companies bear no liability for any loss of data.  Use of the internet services is at guests’own risk. 

Innkeeper’s Liability & Guest PERSONAL PROPERTYThe Guests shall hereby indemnify and hold harmless the Innkeeperand all it’s affiliated companies against any and all claims of personal injuryor property damage or loss arising from use of the premises regardless of thenature of the accident, injury or loss. Guests expressly recognize that anyinsurance for property damage or loss which the Innkeeper may maintain on theproperty does not cover the personal property of Guests, and that Guests shouldpurchase their own insurance if such coverage is desired.    

OCCUPANCY &HOST NOTIFICATION NOT REQUIREDOccupancy and useof the premises shall not disturb or offend surrounding environs. Allreservation holders must be 21 years of age or older. Quiet hours areobserved property-wide from 10:00 pm - 8:00 am. Innkeepers may verify the age of the reservation holder at any time andto refuse occupancy to anyone for any reason. Innkeepersreserve the right to enter the premises at any time, for any reason.  This property is neither a “standard” hotel, noran apartment.  Innkeepers will respectthe dignity and privacy of guests, however, Innkeepers reserve the right toenter the property with or without notice. 

MISREPRESENTATIONMisrepresentationof occupancy by Guest (for example booking only 2 adults when more than 2 areon the property at any time) or any reported disturbance may result inrequiring the offending guests to vacate the premises immediately and withoutrefund, and additional fees may be assessed at the Innkeeper’s discretion. 

CLEANING DURINGYOUR STAY & DEPARTING 
  • If checking out on a Sunday, or during a time when The Wellness Spa is closed, please leave all keys on the dining room counter.
  • Bath Towels: Place all used towels in the showers of the bathrooms.
  • Bed Linens: Leave all bed linens in place. DO NOT strip the bed linens.
  • Trash & Recyclables: Please empty the Garbage and Recyclables by taking the bags, tying them up and placing them into the appropriate outside containers.  Please let us know if you need more garbage bags.
  • Dishes: Please place dirty dishes in dishwasher and DO NOT start dishwasher.  Cleaning staff will run dishwasher as a part of their cleaning procedures to ensure they are cleaned to standards.  If you are staying more than a few days, please do not place any pots, pans, metallic glasses, or any other dishes that are not dishwasher safe into the dishwasher.
  • Cleaning: Please be courteous to future guests.  Please return things as you found them and leave the inn as clean as you found it.
