Terms and Conditions
- Early/ Late check-out may be available. Contact us on the day of check-in to request early-arrival. Fees may apply.
- A credit card is required to hold your reservation and will be charged for the total balance on day of check-in. In the case of a cancellation within 3 days of arrival, or if you do not check in on the night of your reservation, we will charge a cancellation fee of the full reservation. All credit card payments are subject to a 3% credit card processing fee.
- Breakfast for 2 is included in the room rate.
- Room capacity for all Suites is 2 persons. Fee of $150 apply to additional guests.
- Parking for one vehicle is included in your stay. The lot is located on-site, behind the B&B. Additional vehicles can park for free along the street, however, guests should be mindful of posted parking restrictions.
- Guests are liable for any damage that they may be responsible for during their stay unless reported to a staff member and deemed unintentional.
- We are a 100% non-smoking facility, including our gardens & parking lot. The charge for smoking at Ellerbeck B&B is $500.
- No children under 6 allowed, except for weddings and events.
- Service animals are welcome, however they must be reported to our staff in advance. Pets are not allowed.
- In the interest of being courteous to our neighbors and other guests, we observe quiet hours between 9:30pm and 7am.
- You must be at least 18 years of age to check into Ellerbeck B&B.
- Commercial photoshoots & videography are welcome but require advance notice and approval from the manager. Space rental fees will apply.
- Guests are asked to not eat or drink on the bed in room due to the likelihood of spills or damage to the linens. If additional laundering is required to remove food stains, a $25 laundering fee will be applied. If a replacement is necessary, guests will be charged 50% of the cost to replace the item.
