Rental AgreementVilla L’escapade  This villa is located in 83690 Tourtour at chemin du clos de la colle 1163. Description of the property.  The villa has 4 bedrooms and 4 bathrooms. One of the bathrooms has a tub/shower combination, while the others each have a walk-in shower. 2 bedrooms has 3 sleeping places and 2 bedrooms has 2 sleeping places.  There is a spacious living area with separate sitting area where there is a television. The kitchen has 2 dishwashers, a stove, coffee maker, microwave, 2 fridges and a freezer. There is a large storage room.  Separate from the house is a playroom with a kicker table, air field hockey and TV, as well as 1 extra bedroom with 3 sleeping places and 1 bathroom with separate toilet.   Adjacent to the house is a swimspa of 6m by 2.3m. There is a built-in coal barbecue under the large covered terrace. There is also a petanque court. Lower down on the property there is a large round swimming pool of 10m diameter with loungers and a separate cozy terrace.  Arrival and departure In high season, the house can only be rented per week, starting from Sunday afternoon at 4 pm until Sunday morning at 10 am. Outside the high season the house is rented per day with a minimum of 4 nights.      Cleaning and Linen Upon departure, a cleaning of the villa is provided. This must be paid by the tenant at the latest one week before arrival at the property on account number FR76 3000 3036 0400 0200 1177 915 and amounts to 530euros. We do expect the house to be clean and tidy. Dishwasher and fridge must be empty. All garbage must be removed. There are always containers nearby where the waste can be left. If desired, an interim cleaning can always be organized for 530 euros. We always provide towels for the kitchen and bathroom.  Sheets are also included in the 530 euro price.  Deposit At the latest one week before arrival at the house, a 1000 euro deposit must be paid into account FR76 3000 3036 0400 0200 1177 915. This will be refunded within 2 weeks of departure less any charges. Charges under 50 euros will not be charged.  Pets Pets are not allowed  Smoking Smoking is not allowed indoors.  Air conditioning The house is equipped with air conditioning.  Therefore, please keep windows and doors closed at all times to avoid unnecessary energy costs.  Payments A booking is only final after payment of the deposit. This amounts to 30% of the rental amount. The remaining 70% must be paid at the latest 2 weeks before the start of the rental period. These payments must be made to FR76 3000 3036 0400 0200 1177 915.    Pool safety As a tenant, you are responsible for the safety of the pool. There is an alarm that must be activated when the pool is not in use.  General Conditions The tenant declares to personally occupy the rented property, to occupy it as a "good housekeeper" and to maintain it properly. All appliances are in working order; complaints made more than 24 hours after arrival at the rented property will not be accepted. Repairs required as a result of damage caused by negligence or bad use of the rented property are the responsibility of the tenant. The tenant will also see to it that no nuisance is caused in the neighborhood. The rented property is rented furnished and equipped with kitchen utensils, dishes, glasses, blankets and pillows as described in inventory list. If necessary, the landlord or his representative is entitled to charge an amount for cleaning of the rented property upon the tenant's departure; as well as an amount for the value of objects, furniture or materials that are broken, soiled, destroyed or damaged and those objects that have been used during the rental other than their intended use, the price of cleaning soiled blankets, an allowance for any kind of damage to curtains, ceilings, carpets, rugs, windows, beds, etc. The tenant indicates to be insured against the legal liability associated with rent (fire and water damage). If not insured, the tenant is liable for the cost of damages and interest on these costs. The landlord is obliged to insure the leased property and the tenant is obliged to notify the landlord within 24 hours in case of damage in the building and its outbuildings or associated buildings. The tenant may not refuse the landlord access to the leased property if the landlord or his representative requests it.
