Property and Cancelation Policies :


In case of cancellation by the guest for any reason, the following terms apply: 

Low Season (October 16 – June 14)
  • Free cancellation up to 7 days before arrival.
  • Cancellations made within 7 days before arrival will be charged the total price of the reservation.
  • No-shows will be charged the total price of the reservation.
High Season (June 15 – October 15)
  • Free cancellation up to 14 days before arrival.
  • Cancellations made within 14 days before arrival will be charged the total price of the reservation.
  • No-shows will be charged the total price of the reservation.
Important Notes:
  • No credits or refunds will be issued for cancellations due to personal emergencies, medical conditions, missed or delayed flights, or other travel disruptions. We strongly recommend travel insurance to cover unexpected events.
  • The resort reserves the right to modify the cancellation policy without prior notice. Any changes will apply to new bookings or modifications only, while existing reservations will be subject to the cancellation policy in place at the time of booking.

Terms and Conditions

1. Prices and Taxes

  • All prices are inclusive of applicable taxes. 
  • Rates include three meals per day and complimentary arrival/departure transfers to/from Wakai. 
  • Prices are subject to change at the resort’s discretion without prior notice.

2. Payment and Reservations

  •  A valid credit card is required to confirm the booking. 
  •  The full amount will be charged a few days before the cancellation deadline
  •  Payments made via credit card are subject to a 5% processing fee
  •  Guests may request to pay via WISE, but payment must be received before the cancellation deadline to avoid automatic cancellation. 
  •  All charges must be settled in full at check-in. The resort reserves the right to refuse service for unpaid reservations. 

 3. Travelling with Minors
  • Guests under the age of 18 must be accompanied by a parentor legal guardian.
  • Parents/guardians are fully responsible for the supervision and safety of minors on the premises.
  • The resort does not provide child-specific amenities such as cribs, high chairs, or babysitting services.
  • additional matrasses with mosquito nets may be requested at additional price. Availability subject to confirmation.

4. Accessibility or Special Needs
  • The resort is committed to accommodating guests with special needs. However, due to the natural terrain and remote location, accessibility may be limited.
  • Guests with mobility issues or other special requirements should inform the resort in advance so that accommodations can be assessed.

5. Internet 
  • Satellite internet access is available free of charge in the common area.
  • Please note that, due to the remote location, internet speed and connectivity may be limited at times.
  • While there are no usage restrictions, streaming and high-bandwidth activities may experience interruptions. 

6. Electricity
  • Electricity is available daily from 6 PM to 11 PM.
  • Power supply is limited, so guests are encouraged to conserve electricity.
  • All bungalows are equipped with sockets for charging devices, but high-power appliances such as hairdryers or electric kettles are not supported.

7. Transportation
  • The resort provides complimentary arrival and departure transfers from/to Wakai.
  • Guests must confirm their arrival and departure details at least 24h in advance to ensure transfer arrangements.
  • The resort is not responsible for delays or cancellations caused by third-party transport providers (e.g., ferries, airlines).

8. Dispute Resolution/Issues
  • If a guest has any concerns or complaints during their stay, they should report the issue to the front desk or management immediately.
  • The resort will make every reasonable effort to resolve disputes amicably.
  • Any unresolved disputes shall be governed by Indonesian law and resolved through mediation before resorting to legal action. Any legal dispute will be under jurisdiction of the court in Poso.

9. Use of Personal Information
  • By booking a stay, guests agree that the resort may collect and process their personal information in accordance with privacy laws.
  • Personal data may be used for: Processing bookings and payments, communicating about the reservation, internal analytics and service improvements
  • Personal information will not be shared with third parties unless required by law.
10. Liability
  • The resort is not liable for theft, loss, or injuries occurring on the premises. Guests are responsible for their personal belongings.
  • Guests should: Lock their bungalow when unattended. Use the safe box provided for valuables.
  • The resort is not responsible for accidents, injuries, or illnesses that occur due to the natural environment (e.g., wildlife, uneven terrain, water activities).

11. Force Majeure
  • The resort is not responsible for disruptions caused by events beyond our reasonable control, including but not limited to: Natural disasters (e.g., earthquakes, storms, floods) Acts of terrorism, war, pandemics, or government restrictions, Transport disruptions due to airline or ferry cancellations.
  • In such cases, refunds or compensation will not be provided.

12. Third Party Rights
  • No person other than the parties to this agreement shall have any rights under it.
  • The resort is not responsible for services provided by third parties, such as transportation companies, excursion operators, or travel agencies.

13. Waiver
  • Failure to enforce any provision of these Terms & Conditions shall not constitute a waiver of the right to enforce them in the future.
  • Any waiver must be provided in writing and signed by an authorized representative of the resort.

14. Severance
 
  • If any provision of these Terms & Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in fullforce and effect.

 Final Notes:

 By making a booking, the guest acknowledges and agrees to these Terms & Conditions. The resort reserves the right to amend these policies at any time without prior notice.
