Terms and Conditions
THE PINEOLA POLICIES
By making a reservation, guests agree to the following Pineola policies.
The Pineola ownership, management, and staff work hard to ensure our property is a safe and enjoyable place -- and we reserve the right to interpret our rules. Campers and visitors who are uncooperative or violate our rules may be asked to leave without warning or refund. Policies are subject to change at any time. We are not responsible for any accidents or injuries that may occur on our property, which includes, but is not limited to, our pickleball courts, hiking trail, deck, rooms, stairs and parking lot. We are not responsible for accidents, injuries, or acts of God.
As a guest to The Pineola, you must follow certain rules to protect the property, the natural environment, and to ensure your health and safety. Management assumes no responsibility for the actions or safety of guests and reserves the right to remove anyone who threatens the safety of someone else. The following rules are intended to provide an enjoyable experience for you and your neighbors. Guests are expected to inform their visitors and children of these rules and are responsible for their supervision. Guests found in violation of these rules may face removal from the park, and the possibility of legal action.
RESERVATION AND PAYMENT POLICIES:
There is an upfront deposit required to make a reservation, which is equivalent to the first night's stay plus taxes. The entirety of your balance is due 7 days prior to check-in and our system will automatically charge the credit card or debit card that we have on-file. If you'd like to change the on-file card, please contact us by calling (828) 733-4979. If you are making your reservation less than 7 days from check-in date, our system will still only ask for a 1-night deposit upfront, and then within a day or so, will take the remainder. If you have booked through a third-party booking engine, you will be charged according to their policies. No refunds will be issued after check-in. Early departures are not eligible for refunds. Your credit card will be kept on file for any add-ons, incidentals, extended stays, late check-outs, or damages. North Carolina Sales Tax is 6.75%, and Avery County Occupancy Tax is 6%, which both are applied to all of our lodging options.
CANCELLATION POLICY:
You will receive a full refund if you cancel at least 48 hours before 4pm on your arrival date. If you cancel with less than 48 hours notice, you will be charged a $50 cancellation fee and be refunded the rest of your deposit. If you cancel any part of your stay once you have already checked-in, there are no refunds. Please know that if you book through a third-party booking engine (Expedia/Booking/etc.), you will be charged according to their fees and policies.
"QUIETER" HOURS:
Lodge/Cabins - Weekdays 10PM and Weekends 11PM - The Taproom closes at 11PM - If you are on the deck after 11PM, please remember that there are people in hotel/lodge rooms who would like to get some sleep!
RV Park - 10PM to 8AM - Please be respectful of your fellow campers!
SPEED LIMIT: 5 MPH
- For the safety of our guests, children, and pets, please keep to the posted speed limit of 5 mph.
CHILDREN PLAY ON PROPERTY AT THEIR OWN RISK
- Parents and/or Guardians are responsible for the safety and actions of their children at all times.
- Children must be accompanied by an adult in all areas.
NO PUBLIC INTOXICATION OR UNDERAGE DRINKING
- While alcoholic beverages are permitted -- and are for sale in our on-site General Store at our Beer Cave, Wine Store, and Tap Room --- public intoxication is not allowed.
- Underage drinking is not allowed.
- Profanity and abusive language is not permitted for the sake of all guests/campers.
NO SMOKING INDOORS, SMOKE ONLY IN DESIGNATED AREAS
- Please smoke outdoors at least 25 feet away from any doorways or only at designated areas.
- Smoking is not allowed on our Party Deck.
- Please do not litter cigarette butts on ground.
- Dispose of cigarette butts only in dedicated cigarette butt containers or our dumpsters.
- All rooms, cabins, and other indoor areas on The Pineola’s property are 100% SMOKE-FREE.
- You agree to pay a $100 cleaning/recovery fee on your card on file if smoke/odor is found in your Cabin/Lodge Room.
PET POLICIES
- If evidence of a pet is found in any room that is not specifically pre-booked and pre-paid for as a dog-friendly room, you agree to have your on-file card charged a $100 Pet Cleaning Fee.
- Good pet-iquette should be observed at all times.
- Please keep your pets on leashes when outdoors!
- Please pick up immediately after your pet
- Throw bags away in one of our 2 dumpsters:
- One located in the front parking lot behind the two-story building
- One in the RV Park next to the Shed
- Pets shall not be chained, fenced, or otherside left restrained and unattended.
- Owners whose dogs run loose or bark incessantly may be asked to leave without refund.
- Incessantly noisy pets will not be allowed to stay, and only one warning will be issued prior to request to remove pet from park.
- Owners are totally responsible for their pets at all times and totally liable for their pet should there be any claim. The Pineola shall have no liability to family members or guests for any damage or injury to persons or property caused by any pet. Any guest not following these rules are subject to a fine or removal from Resort.
CAMPFIRES
- Firewood is available for purchase at the store.
- No customer-supplied firewood please.
- The Forest Service states that firewood should not be transported to avoid bringing in bugs that are not native to our area.
- Please help us protect our trees and foliage.
- Feel free to gather dead wood that is already on the ground for your campfire.
- Do NOT cut, remove, prune, or injure live trees or bushes.
- Do NOT drag limbs larger than the fire pit into your campsite.
- All campfires must be contained in the designated fire pits.
- Campfires ust be kept knee-high or below.
- Do not move the fire pits.
- Do not burn trash — use the provided trash cans.
- All fires should be supervised. Do not leave fires unattended
- Make sure fires are extinguished before leaving.
FIREWORKS AND FIREARMS:
- Use of fireworks, sparklets, or other explosives is prohibited within the park.
- Discharging of any type of firearm is prohibited.
- Personal grills are permitted on site and must be always attended.
- Grills may not be used on top of picnic tables.
- We take pride in the cleanliness of our property. Please do not litter.
- Please put all trash inside the dumpster and close it securely to avoid attracting animals. We have 2 large dumpsters at The Pineola:
- One located in the front parking lot behind the two-story building
- One in the RV Park next to the Shed
- If you are in a lodge room, please put all trash inside your room in the intended trashcans. If you have more than fits in those bins, please bring excess to the dumpsters or call (828) 733-4979 to ask for trash removal.
- If you are staying in RV park or tent camping sites, please take your trash to a dumpster (the one in the RV park to the left of the shed will be closest for you).
- The guest is responsible for all damage or destruction to property, and any injury to persons, caused by the guest or his or her family, visitor, or pets. The Pineola reserves the right to charge guests accordingly for any damage they cause to the grounds and/or facilities, including but not limited to, broken water lines, landscaping, and excessive debris.
- We have 2 guest laundry rooms with coin-operated washers and dryers:
- Next to room 115 (in the single story building that is perpendicular to the main road HWY 221), and an ironing board and iron, closest option for lodge guests
- In the large shed, connected to bathhouse, closest option for RVers
- Please look after your wash so that others are not kept waiting.
- The Pineola is not responsible for any lost, damaged, or stolen items left unattended.
Please respect the privacy of other guests and owners by not walking through or between occupied sites, or through the yards of the cabins. Please use the designated roadways and pathways when walking through the property.
NOXIOUS ACTIVITIES
No illegal, noxious or offensive activities shall be conducted at any site, nor shall anything be done with the Resort which is or could become an unreasonable annoyance or nuisance to neighboring sites. Without limiting the foregoing, no guest shall permit noise, i.e., barking dogs, motor vehicles, power tools that would unreasonably disturb guests at other sites. Possession or discharge of firearms or fireworks is strictly prohibited. Smoking is prohibited in any public building including restrooms.The use or possession of illegal drugs shall be in compliance with applicable Federal Laws.
DISORDERLY PERSONS
The following are grounds for reservation termination and removal from the Resort: Loud noise, whether mechanical, musical or vocal, causing damage to property of the Resort or another person, drunken disorderly conduct, lude or indecent behavior, failing to follow these Rules, failing to follow directions of The Pineola staff, threatening or abusive behavior or any other conduct that is not the type of behavior that is expected in a family resort.
POLICIES SPECIFIC TO THE RV PARK: RV SITE RULES
- All sites are expected to remain neat and orderly. Please pick up after yourselves. Keep your site clean of all litter and waste.
- If you are unsure of where your site ends and common property starts, please see The Pineola Management for answers.
- Potted plants must be confined to the gravel area on your site only, as to not interfere with mowing and landscape management of the common areas.
- The guest who is the reservation holder is responsible for ensuring that all materials and vehicles are contained with the site dimensions. All sites must be kept clean, tidy, and free of clutter. Clutter is defined by the sole discretion of The Pineola Management. Please refer to the following listing of materials allowed or prohibited at a site. This is not to be interpreted as a fully comprehensive listing. Any questions should be addressed to Management.
- Allowed: Breathable mats on concrete, if on grass it must be rolled up nightly; Portable grills - may not be placed on picnic table; Outdoor Patio Furniture; One 10 x 10 Collapsible Canopy-must have open bottom; One pet pen; Drying Rack (for swimwear/towels only)
- Prohibited: Automotive Repair, Clothes lines, Indoor Furniture, Affixing to Trees or Site Marker, Parking On Grass
- Guests maintain their RV and site at their expense in such manner as to prevent them from becoming unsightly, unsanitary, a hazard to health, reasonably uninhabitable, dilapidated or infested with rodents, insects, or other pests.
- Guest’s must ensure that the RV be always road worthy with valid/current registration and carry liability insurance for his/her vehicle as required by the State of North Carolina.
- The Pineola allows only one RV or one travel trailer per site.
- Guests must park on their assigned sites, within the confines of the site’s driveway.
- Two vehicles are permitted per site, provided they fit within the site dimensions and not on empty sites or grass.
- Arrangements with the Park Manager must be made for additional vehicles, utility trailers, or boats on trailers.
- Water and electricity are included in your fees.
- Please use water and electricity responsibly, as we want to keep your rates reasonable.
- The Pineola is responsible for the water pipe in between the meter and the public supply line (main), and for the meter (unless a customer tampers with the meter and breaks it).
- Water leaks between the meter and the RV are the responsibility of the guest. Failure to repair a water leak after notification by the park manager is a violation of the rules stated above.
SINK (GREY) WATER
- Health Department regulations do not permit draining sink (grey) water on the ground or into open containers. The discharge of grey water into the environment has been found to be a significant risk to public health and is prohibited. Grey water can have a population of bacteria approaching or exceeding the populations of black water.
SEWER CONNECTION
- If needed, the Park Manager can advise you in connecting your RV/Travel Trailer to the utilities provided.
COMMON AREAS, WALKAWAYS, WOODED BUFFERS, AND UTILITY CORRIDORS
- All sites have some kind of common area , be it wooden perimeter or the utility corridor that runs down the back of most of our sites.
- Unrestricted access to these areas is essential, should a utility or maintenance problem occur. Thus, placement of any structure in this area is prohibited. When in doubt, please ask the Park Manager.
AMENDMENT OF RULES
The Resort reserves the right to amend, delete, revise and/or add additional Rules to its sole discretion. This list is not intended to be an all-inclusive list of rules but remains to the basic guidelines of the resort.Guest must always comply with The Pineola Management’s directives, whether in addition or contrast to these rules. The Pineola reserves the right to refuse service and will not be responsible for damage to rigs, accidents, or injury to guest or loss of money, jewelry, or valuables of any kind. Violation of any of the provisions contained herein is grounds for removal for the Resort at the sole discretion of Resort Management.
