Cancellation Policies
1. First night stay will be charged if cancelled within 5 days of arrival (if you book for 10th, charged if you cancel on 5th and not charged if you cancel on 4th, based on Japan time).
2. The whole stay will be charged if NO SHOW.
3. If you arrive after the reception desk is closed without prior notice and could not stay in, this is also considered as NO SHOW.
4. Group policies / long term stay policies is applied and a deposit will be charged under the following circumstances:
- 1 room is booked for 5 nights or more than 5 nights
- 2 rooms are booked for 3 nights or more than 3 nights
- 3 or more rooms are booked
The deposit amount is 50% of total room charge. We will email you about the details.

Drop off your luggage
Please give us a notice if you would like to drop off your luggage before checking in time, so that we will be able to make sure someone is at reception. The guesthouse can be closed during daytime especially during low season (Dec-Feb, Jun, Sep).
Arriving late
If you arrive after 9 pm without notification, and we are not able to contact you, there will be no staff and you will be locked out. So please make sure to let us know.
Accommodation Tax Excluded
Kyoto city government started collecting Accommodation tax from travelers since 1st Oct 2018. The charge is JPY 200 per person per night and it is not included in the rate. Please pay this extra tax by cash at the front desk when you check in. 10% consumption tax is included.
Pay on arrival
The charge won't be made to the credit card, but credit card number is required to grantee the reservation. We will use only when we need to charge based on the cancellation policy.
Children Price
0-2 years old - We are sorry but we are not able to accept.
3-9 years old - JPY 1000 per person per night if you need towels and linens, please choose the number of child/children when you make booking.
3-9 years old - Free of charge if you do not need towels and linens, please do not choose number of child/children when you make booking, but please send comment to let us know in advance. Two adults can have one child stay for free.
10 years and over - Considered as an adult, same price as adult price.

We basically do not accept groups. Please send email and ask for advice if you are trying to book more than 3 rooms.
