Property and Cancelation Policies :
- All cancellations must be made via email at belleayrerentals@gmail.com.
- Refund Schedule:
- Full Refund: For cancellations made at least 14 days before check-in.
- 50% Refund: For cancellations made at least 7 days before check-in.
- No Refund: For cancellations made within 7 days of arrival.
- All refunds subtract a 5% credit card service fee.
- Special Exceptions:
- A full refund will be provided for cancellations made within 24 hours of booking, regardless of the check-in date.
- Holiday & Special Weekends:
- No partial refunds are provided for 3-day holiday weeks or weekends (e.g., canceling one night of a 3-night minimum stay).
- To receive a refund, the reservation must be canceled in its entirety in accordance with the terms above.
- Weather Conditions:
- We are not responsible for weather conditions. Refunds will not be issued for cancellations outside the stated terms.
Terms and Conditions
Rental Policy – General
Included in Your Stay:- Free high-speed WiFi.
- Towels, bed linens, coffeemaker, refrigerator and a hairdryer.
- All listed cabin amenities and facilities as outlined on our website and in our correspondence.
- Rental prices do not include applicable taxes; these are applied automatically during payment processing.
- Reservations are only confirmed after the full rental amount is paid via credit card.
- Bookings will be processed within 2 hours of receiving payment.
- Your booking is not finalized until you receive a confirmation email from belleayrerentals@gmail.com.
Check-In/Check-Out Policy
- Check-In Time: 3 PM
- Check-Out Time: 11 AM
- Early check-ins (12 PM) or late check-outs (2 PM) may be accommodated for a $50 fee, subject to availability. Please contact us in advance.
Cancellation Policy

Booking Termination
Immediate termination of the rental/booking agreement may occur if:- More guests stay in the property than agreed upon.
- Excessive noise occurs during quiet hours (11 PM - 7 AM).
- Sub-letting or allowing unapproved guests.
- Additional guests are not pre-approved (a $40/night charge applies per additional guest).
Pet Policy – Dogs Only
- A maximum of 2 dogs is allowed per dog-friendly cabin (Cabins 1, 2, 5A, 5B, 9, 27).
- Dog fees: $40 per trip for 1 dog, $60 for 2 dogs.
- Dogs must:
- Be leashed when outside.
- Never be left unattended in cabins.
- Stay out of the Lodge (rec room) and spa tub area per health regulations.
- Guests are responsible for cleaning up after their dogs.
Smoking Policy
- No Smoking Indoors: This includes traditional smoking and electronic devices (e-cigarettes, vapes, etc.).
- Smoking indoors may result in a $50 cleaning fee.
- Outdoor smoking is permitted with proper disposal of cigarette butts.
Kitchens & Garbage Policy
- Use kitchen appliances safely; do not leave burners unattended. Avoid cooking with strong-smelling ingredients.
- Deep cleaning fees (up to $75) may apply for lingering odors.
- Before check-out:
- Wash all dishes, pots, and utensils.
- Dispose of trash in designated bins. Overflow can be placed in driveway bins.
Parking Policy
- One vehicle per cabin is allowed near your accommodation. Additional vehicles must park in the public lot at the driveway’s base.
- Exception is Cabin 9, which is allowed 2 vehicles.
- EV charging is available for a $10 per charge fee.
Minimum Age Policy
- Guests must be 21 years or older to book accommodations.
- Valid photo ID may be required at check-in.
- Children under 13 must be supervised at all times for indoor and outdoor activities.
Big Lodge Policy & Breakfast Hours
- The Big Lodge is open daily from 1 PM to 10 PM for entertainment and relaxation.
- Children under 13 must be supervised at all times.
- Breakfast is available for purchase:
- December–March: 8–10:30 AM
- May–October: 8:30–11 AM
Room Policy
- Guests are responsible for any damages or missing items. Charges will be applied to the credit card on file.
- Pre-existing damages must be reported immediately upon check-in to avoid charges.
Extending Your Stay
- Extensions are possible depending on availability. Contact us as early as possible if interested.
- If relocating to a similar cabin is required, we will notify you.
Guest Safety Policy
- For guest privacy and safety, employees will not disclose room numbers or guest identities to anyone outside law enforcement.
- Guests are responsible for sharing their room numbers with visitors if needed.
Lost & Found
We do our best to return left-behind items, but Belleayre Lodge is not responsible for lost or forgotten belongings.Salt Water Spa Tub Policy
The spa tub is a shared amenity and subject to the following rules and guidelines.Hours of Operation:
- Open daily from 3 PM to 10 PM.
- The spa may close at any time for routine maintenance. We strive to minimize inconvenience.
- The spa will be closed during thunderstorms, heavy snowfall or when temperatures fall below 20°F.

- Thanksgiving Day
- The spa is use at your own risk. Management assumes no responsibility for accidents, regardless of fault.
- No lifeguards are on duty. Lifesaving equipment is available around the spa—please familiarize yourself with its location before use.
- The spa is reserved exclusively for registered guests.
- Guests must be 16 years or older to use the spa.
- A maximum of 7 guests may use the spa at one time.
- Do not use the spa if you are sick or have open wounds.
- No urinating, spitting, or blowing your nose in the spa or surrounding area.
- No glass, food, or alcoholic beverages in or around the spa. Plastic glasses are provided for your convenience.
- No dogs are allowed in the spa area.
- No diving or jumping into the spa.
- The spa is salt-based, providing natural chlorination. Guests are encouraged to rinse off after use.
- Keep the gate latched at all times.
- Maintain a normal conversation tone for voices and music.
- All posted signs must be observed and followed.
- Management reserves the right to revoke spa access at any time for violations of this policy.
- If you are pregnant, consult your doctor before using the spa.
- Small children are not permitted in the spa.
- If you have heart disease, diabetes, high/low blood pressure, or other health concerns, consult your doctor before using the spa.
