1. Reservation Policy
1.1 All reservations made through the www.baantip.com website are NON-REFUNDABLE,unless explicitly stated otherwise in the rate description.
1.2 Special terms may apply to certain rate plans, which will be detailedduring the booking process or on the description of each rate plan.
2. Amendment Policy
2.1 Guests are allowed to amend their reservation once,provided the following conditions are met:
2.1.1 The amendment request must be made at least 72hours prior to the original check-in date.
2.1.2 The new check-in date must be within 30 days of the originalreservation and is subject to availability.
2.1.3 The new rate will be based on the Standard Rate applicable on thenew check-in date.
2.1.4 If the new check-in date falls on a weekend or holiday, guests arerequired to pay any rate difference between the original booking and the newdate.
2.1.5 If the new rate is lower than the original booking, no refund willbe provided for the difference.
2.2 Rate plans labeled “No Amendment” cannot bechanged under any circumstances.
3. Cancellation Policy
3.1 Cancellations are strictly non-refundableunless otherwise specified in the rate description.
3.2 Cancellations must be made via written noticethrough the following:

3.3 Cancellations made less than 72 hours prior tothe check-in date will result in a 100% charge of the booking total.
3.4 During the Christmas and New Year period(December 24th to January 5th), any cancellation or modification must be madeat least 7 days prior to the check-in date.
3.5 Special rates labeled “No Cancellation” are non-refundableand cannot be canceled under any circumstances.
4. No-Show Policy
In the event of a No-Show,the full amount of the reservation will be charged, and no refund or amendmentwill be provided.
5. Shortened Stay or Early Check-Out
Guests who choose to shortentheir stay or opt for an early check-out will not be eligible forany refunds or rate adjustments.
6. Force Majeure
6.1 In cases of force majeure, such as naturaldisasters, pandemics, or government-imposed travel restrictions, BaantipSuantong Resort will assess cancellations or amendments in accordance with the lawsof Thailand.
6.2 Refunds or changes may be granted based on the specific circumstances andlegal requirements.
7. Special Conditions
7.1Early check-in and late check-outare subject to availability and additional charges.
7.2Different policies may apply to specific rateplans. These will be outlined in the rate description at the time of booking.
8. Right to Amend Policies
Baantip Suantong Resort, operatedby Sabuy Retreat Co., Ltd., reserves the right to modify or amend these termsfor future bookings.
Any changes will be posted on the www.baantip.comwebsite and will apply to bookings made after the policy update.Existing bookings will not be affected by any policy changes.
9. Acknowledgment and Acceptance
By completing a reservationthrough the www.baantip.comwebsite, guests confirm that they have read, understood, and agreed to theseterms and conditions in full.

Terms and Conditions
RESORT’S TERMS & CONDITIONS1. GENERAL TERMS & CONDITIONS
1.1 Reservations require at least a 50% deposit. Unconfirmed reservations will be released.
1.2 Reservations must be guaranteed with valid payment details.
1.3 We may cancel or modify reservations if invalid credit card details are provided, fraudulent activity is detected, or errors occur. We can also cancel or amend bookings not adhering to our Terms and Conditions.
1.4 Amendments or cancellations must be emailed to rsvt@baantip.com.1.5 Check-In: 15:00 - 18:00 Hrs. Check-Out: 11:00 - 12:00 Hrs.1.6 Proof of payment must be provided within 48 hours of booking. Failure to do so may result in cancellation. Guests are responsible for any banking fees.
2. AMENDMENT, CANCELLATION, NO SHOW POLICIES, REFUNDMENT
2.1 Amendments allowed once within 30 days if notified 72 hours before arrival, subject to availability and new rates which will be based on the "Standard Rate" of that day.2.2 Cancellations require written notice.2.2.1 Unless stated otherwise, cancellations are non-refundable.2.2.2 Cancellations less than 72 hours before arrival incur 100% charge.2.2.3 Special rates with ‘No Cancellation’ are non-refundable.2.3 No Shows will be charged the full reservation amount.2.4 Different policies may apply for specific bookings.2.5 Shortened stays/early check-outs are non-refundable.2.6 Early check-in & late check-out are subject to availability and charges.
3. OCCUPANCY POLICY
3.1 Normal occupancy: Two persons per room.3.2 Maximum 2 adults per room.3.3 Two adults and 1 child can share a bed for free.3.4 Two adults and 2 children can stay with one child sharing a bed and the other on a futon (surcharge).3.5 Over 2 occupants require an extra futon or breakfast, or a 200 THB/person/night charge.
4. CHILDREN POLICY
4.1 Children of all ages are welcome.4.2 Infants (under 2) and children under 6 years old get free breakfast.4.3 Children (2-12 years old)
4.3.1 Maximum 2 children per room.4.3.2 One child sharing a bed with an adult will be charged 170 THB / person / meal for breakfast (or an access fee of 150 THB / person / night (child), whichever applies).4.3.3 One child requiring an extra futon will be charged 300 THB / futon / night without breakfast (or 500 THB / futon / night with breakfast).4.3.4 Older children (ages 6-12) will be charged 170 THB / person / meal for breakfast.
5. EXTRA FUTON & ROOM SUPPLY POLICY
5.1 Maximum 1 extra futon per room.5.2 Extra futons are chargeable and must be requested in advance.5.3 Extra futons include a set of bedding and toiletries.5.4 Extra Surcharge of 200 THB / person / day will be applied for an extra person without futon or breakfast.5.5 Additional room supplies are available upon request with surcharge. Contact our reception before 18:00 hrs. for more info.
6. PET POLICY
Pets are not allowed. Violations incur a 2,000 THB/night fine and possible eviction.
7. SMOKING POLICY
Smoking is prohibited inside accommodations and public areas. Violations incur a 4,000 THB fine and additional damage costs. Smoking is allowed only in designated areas.
8. NOISE CONTROL POLICY
After 8 p.m., keep noise levels low. Repeated violations may incur fines.
9. PRICING ERRORS
We reserve the right to cancel reservations based on incorrect pricing or service information.
10. RELOCATION
If accommodation cannot be provided, guests will be relocated to an alternative property within 5 km at no extra cost. If a lower-grade property is provided, cost differences will be refunded.
11. PAYMENT
11.1 Remaining balance is due at check-in.11.2 We accept cash and QR payments at reception. Credit card payments incur a 4% surcharge and must be booked through our website.
12. REGISTRATION
A valid passport (for foreigners) or Thai national ID card (for Thai citizens) is required at check-in.
