RESORT'S TERMS & CONDITIONS
1. GENERAL TERMS & CONDITIONS
1.1 All reservations must be confirmed with a 50% deposit charge. Unconfirmed reservation will be released and sold to other guests.
1.2 All reservations must be guaranteed and paid with a valid payment detail that can be charged. Invalid payment details will not be honored.
1.3 We reserve the right to cancel or modify reservations under the circumstances where it appears that a customer has provided an invalid credit card, engaged in fraudulent or inappropriate activity, or the reservation contains or resulted from a mistake or error. In addition, we also reserve the right to cancel or amend bookings if they do not adhere to our Terms and Conditions.
1.4 Amendment or Cancellation must be made in written notice to the resort through official email at firstname.lastname@example.org only.
1.5 Normal Check-In time is at 14.00. Normal Check-Out time is at 11.00.
1.6 As a condition of booking a reservation with us, you agree to provide proof of payment to the Resort reservations department within 48 hours of the time of booking and will indicate the reservation confirmation number on the proof of payment. You will be fully responsible for any banking fees and/or costs required to complete the bank fund transaction(s). Furthermore, you acknowledge that the reservation may be cancelled by the Resort if proof of payment is not submitted to the Resort within the 48-hour notice period. You will be responsible for any cancellation or no show penalties that might be incurred and hereby acknowledge that booking and personal contact information provided is correct for the Resort’s validation purposes.
2. AMENDMENT, CANCELLATION, NO SHOW POLICIES, REFUNDMENT
2.1 Amendment can be allowed without penalty if written notice is made within 72 hours prior to arrival. However amendment is subject to room availability and new rates may apply.
2.2 Cancellations (Written notice is required.)
2.2.1 *** Notify more than 72 hours prior to arrival: will be refunded with a deduction of 5% from the total amount for administrative and credit card-processing fees.
2.2.2 Notify less than 72 hours prior to arrival will incur a 1 night charge
2.2.3 Some special rates indicating ‘No Cancellation’ are strictly non-refundable with a tradeoff with a very low rate when reserved.*** Important note: Different policies or terms and conditions apply if there is an indication giving a specific booking terms and conditions on the booking stage.
2.3 No Show or Failure to cancel ‘No Show’ means not showing up on the arrival date as reserved and there is no written notice approved by our staff. The room(s) will also be released for the entire reservation period. Total price of the reservation for the entire period will be charged and strictly nonrefundable.
2.4 Different policies or terms and conditions may apply if there is an indication giving a specific booking terms and conditions in our booking condition. For example, some promotions may NOT allow amendment and cancellation with a tradeoff with a very low rate.
2.5 Shorten Stays / Early Check-Outs will be charged at full amount of the total cost of stay. No refund will be made.
2.6 Early Check-in & Late Check-Out are subjected to availability upon the check-in or check-out date. Please contact our front office for service availability.
2.6.1 Early Check-in before 9.00, 50% of the first night room charge will be applied.
2.6.2 Early Check-in between 9.00 - 13.59, 30% of the first night room charge will be applied.
2.6.3 Late Check-out between 11.01 - 12.59 is available free of charge upon request but it is subjected to availability.
2.6.4 Late Check-out between 13.00 - 15.00, 30% of the last nigt room charge will be applied.
2.6.5 Late Check-out between 15.01 - 18.00, 50% of the last nigt room charge will be applied.
3. OCCUPANCY POLICY
3.1 Normal occupancy per room is 2 persons.
3.2 Maximum 3 adults per room are allowed with additional extra person surcharge at 200 THB. This surcharge is not inclusive of extra bed or extra breakfast. This surcharge is considered as a property usage fee.
3.3 Staying 2 Adults 1 child in a room is possible free of charge when the child shares the bed with the parents.
3.4 Staying 2 Adults 2 children in a room is possible when the first child sharing the same bed with parents. Another child must take an extra bed. (Surcharge applied)
4. CHILDREN POLICY
4.1 Children at all ages are welcome.
4.2 INFANTS (AGE UNDER 2) Breakfast for 'INFANTS' is provided free of charge.
4.3 CHILDREN (2 TO 12 YEARS OLD)
4.3.1 Maximum 2 children allowed to share their parent’s room.
4.3.2 One child sharing the existing bed(s) is charged only for breakfast.
4.3.3 One child requires an extra bed will be charged for the extra person rate.
4.3.4 Children (2-12 yrs.) extra breakfast surchage is at 100 THB per person.
5. EXTRA BED & ROOM SUPPLY POLICY
5.1 The maximum number of extra bed in a room is 1 or all room except 'Family Villa' and 'Family Budget'.
5.1.1 For 'Family Villa', the maximum number of extra bed in the room is 6.
5.1.2 For 'Family Budget', the maximum number of extra bed in the room is 2.
5.2 All use of extra beds are chargeable before or upon check-in.
5.3 Extra bed needs to be inquired in advance for arrangement, ideally at the time of booking. Please always check in advance as extra bed service is not available after 18.00.
5.4 Our 'Extra bed' is a set of futon covered with bed sheet and laid on the floor with a pillow, a blanket, a bottle of water, a towel, and a set of shower gel and shampoo. For some rooms, the sofa bed will be used as an extra bed.
5.5 Surcharge for an extra person is without extra bed or extra breakfast.
5.6 Other 'Room Supply', 'Bed Supply', and 'Toiletry Supply' are available upon request with surcharge.
6. PET POLICY
Pets are NOT allowed in all area of the resort. Fine will be applied for violation and for extra cleaning charge of 2,000 baht per pet per night. The occupants may still be rejected to stay if their pets create noises, smell, or disturbances to other guests, or the pet(s) poop around without responsible cleaning from the owner (put the poop in the bag and drop into the bin).
7. SMOKING POLICY
Smoking is NOT allowed inside the accommodation and public area. Fine may be applied for violation for extra cleaning charge of 4,000 baht per room. Any damages caused by smoking or cigarettes will be caused extra to the original fine. Smoking is allowed in the dedicated smoking area outside of accommodation zone only.
8. Noise Control Policy
After 10 p.m. please keep your voices low at night. No shouting or yelling allowed. TV, radio, or any sounding equipment must be set to low volume for appropiate personal use only. Fine may apply for repeated violations.
9. Pricing Errors
Baantip Suantong resort by Sabuy Retreat Co., Ltd. reserves the right to cancel contract(s) or reservation(s) based upon incorrect information being displayed in relation to price or service at any point in time.
In the rare unexpected event whereby the property cannot provide accommodation as previously confirmed, the property will comply with its standard of obligation by undertaking to relocate guests into an alternative property within the range of 5 SQ.KM. of the resort with equal grading at no expense to the guest. Should there not be a property of equal grading in the vicinity of the original booking, it may be required to provide guests with a property of a lesser grading. If this is the case, any reduction in costs will be refunded to the guest. The alternatives offered are at the property’s discretion. Should the guest wish to choose a property of a standard other than offered under this condition, then the guest will be required to pay any difference.
