Cancellations
Because of our size, cancellations affect us significantly. For any cancellation or change of dates, we must receive 14 days notice prior to your confirmed arrival for a refund of your deposit, less a $30 fee per room. If any cancellation is made within 14 days, regardless of the reason, your deposit will be non-refundable and you will be billed for your stay. If any change of dates (including shortening a reservation) is requested within 14 days, regardless of the reason, a one-time change is permitted, subject to availability and minimum stay restrictions. There is a $75 fee for this change and your deposit becomes non-refundable. After check-in, a shortened stay will remain charged in full per the original reservation. For group reservations of four rooms or more, please refer to the group contract for the applicable cancellation policy.
Travel Insurance
We realize that cancellations are often beyond your personal control. For this reason we recommend purchasing travel insurance for peace of mind. The Addison Choate will be happy to supply your travel insurance company with any needed documentation regarding our policy and your reservation. Deposit
For a multiple night stay, a deposit of half (50%) of the total charges is due at the time of booking. For a one (1) night stay, the full amount is due as a deposit. Payment can be made with Visa, MasterCard, American Express, or Discover. We will send confirmation of your reservation upon receipt of your deposit.
Rates
Rates as shown or quoted over the phone are based on per night double occupancy and are subject to the 11.7% Massachusetts Tax. In season rates apply from June 1st to October 31st, and on holidays. Quiet season rates apply from November 1st to May 31st excluding holidays. Availability and rates for specific dates can be viewed by clicking on the “Check Rates / Book Now” link.
Accessibility
Due to the architecture of our property, we are unable to offer specifically ADA accessible rooms. Please see the accessibility pate of our website to learn more, and call the hotel directly with any questions regarding access.
Additional Person
All rooms have a Queen or King sized bed and can accommodate up to two persons. A third person may be accommodated in two rooms, Dog Watch and the Crows Nest. Additional guests are subject to a $50 per person, per night rate increase. Advance reservations required. None of our rooms can accommodate four or more people. Our online booking system will allow you to enter 3 guests only when reserving a room that can accommodate three people. Children do qualify as guests. For assistance with making a reservation for three people, please give us a call.
Children
The Addison Choate welcomes well-behaved children over the age of 12. Only two of our rooms, Dog Watch and the Crows Nest, can comfortably accommodate up to three people, while occupancy in other rooms must be limited to two people of any age, including children. Please note our additional per person charge described above.
Minimum Stay Requirements
Two night reservations are required on most weekends and during peak season. If rooms are available we may make an exception to the minimum. During the week (Sunday through Thursday nights), some rooms may not be available for a one-night stay. If our availability calendar does not show availability for the night you are interested in, please call us.
Check-in / Check-out Times
Check-in is between 3:00pm and 7:00pm, but early and late check-ins can usually be accommodated with advanced notice. Checkout time is 11:00am. Departing guests are welcome to linger in our common rooms and on our grounds.
Smoking
The Hotel, the outdoor lounge and grounds are 100% smoke-free. A $150.00 cleaning surcharge will be imposed to any room where guests have smoked with disregard for our policy.
Guest Responsibility
While accidents do happen, guests will be financially responsible for damage due to gross negligence.
Pets & Service Animals
While we welcome Service Animals, unfortunately pets, including emotional support animals, are not permitted at our hotel. We are happy to recommend nearby kennels for use during your stay.
Reservations
Reservations by telephone are taken between 8:00 a.m. and 10:00 p.m. Eastern Time, and online anytime by clicking on the “Check Rates / Book Now” link. If the guest doesn’t check in on the reservation date, they will be charged the total price. The guest name on the reservation must occupy the room(s) (unless arrangements for a gift are made in advance). Cash, MasterCard, Visa, and Discover Card are accepted.
