Hermiston Guesthouse is situated in the village of Braithwaite just two miles from the picturesque market town of Keswick in the heart of the North Lakes. Ideally situated with stunning lakes and fells on the doorstep, away from the crowds, yet convenient for the town, we have plenty of onsite free parking.

Property and Cancelation Policies :
A minimum of14 days notice of cancellation or amendment of any reservation is required to avoid a cancellation charge as detailed in your confirmation. Cancellation or amendment within14 days of the booking or non arrival will be charged equivalent to 100% of the total stay. We will however make every endeavour to re-let the room. If the room can be re-let to the full value of the cancelled booking there will be a refund minus a 20% administration fee and any commissions payable to third party OTAs. In order to avoid this undesirable situation we would strongly advise you to arrange holiday insurance cover. We are a small business and are adversely affected by cancellations - therefore we will always endeavour to obtain any outstanding debts from cancellations within our cancellation period via the small claims court.
We regret that in the event of a delayed arrival or early departure there can be no credit for room nights or meals not taken during your stay. We reserve the right to cancel a booking with a full refund after confirmation has been received. We also reserve the right to terminate your stay without being liable for any refund or compensation when discomfort or distress is caused to other guests or we feel threatened or abused. Whilst we endeavour to supply your first choice of accommodation we reserve the right to change the room if and where necessary. There will be no extra charge in the event of an upgrade.

COVID 19. Should government guidelines prohibit you from travelling to us or for us to accommodate you, we will offer a change of dates or free cancellation. However, should you be unable to travel or continue your stay due to having contracted COVID 19, our full cancellation terms will apply. We would strongly advise you to arrange holiday insurance cover to cover such events.
A 90-day cancellation policy applies to all group bookings and for our photographic holidays. Notice of less than 30 days will be charged for the entire stay. Deposits for group bookings or our photographic holidays are not transferable or refunded.
We are a small guesthouse and are adversely affected by cancellations. For this reason our cancellation policy is strictly enforced. No shows will be charged the full amount of their stay and we will endeavour to chase such debts via the small claims court.

General
Parking is available on-site; users of the car park do so at their own risk. The management does not accept responsibility for damage, accident or loss.
Hermiston is a smoke-free guesthouse: Cigarettes of any type (including e-cigarettes), cigars, and candles are not permitted in the guest rooms, in the public areas or on the terrace. Please respect this aspect of our home. A cleaning fee of £100 is charged to all guests who ignore this.
Guests over 18 are welcome to stay. As much as we love small children, our setting is not appropriate for young children or babies.
Your Reservation
Your Reservation
Your reservation is made with Hermiston Guesthouse and represents a legally binding contract between us. We may require a deposit taken against a valid credit/debit card to secure the booking. One night deposit or 50% of the total stay, whichever is greater, is required with all reservations.
A two-night minimum stay is required for all bookings. Bank holiday weekends may require a three-night minimum. A non refundable deposit of 50% of stay is required for bookings of three or more rooms.
Weekend rates apply to Friday, Saturday and Sunday nights and holidays. Rates are subject to change.
Payment must be made prior to departure for all outstanding balances. We accept Mastercard, Visa, debit/ credit cards and cash as forms of payment.
Arrivals are between 4.00p.m. and 6:30p.m. Departures are requested by 10:00 a.m. We cannot accept arrivals prior to 4.00pm but you are welcome to leave your car on our driveway if you arrive early. Please let us know if you might arrive later than 6.30 pm so that we can plan our own evening and meal times accordingly. Please note that we do not accept arrivals after 9.00pm.

After departure you are asked to contact Hermiston immediately should you display symptoms within 14 days of leaving. Registration cards are required and should have the full contact details and names of all room occupants and their next location if not their home address to enable tracing if required.
