THE BERRY HOTEL is the most popular hotel in town.
As well as providing the most welcoming atmosphere for patrons to meet and enjoy excellent meals and beverages, we also have some excellent PUB-STYLE accommodation available in the upstairs hotel rooms.

Property and Cancelation Policies :
  • FULL REFUND - is available for cancellations made within 48 hours of booking, (But ONLY IF the booking is made at least 14 days before check-in).
  • 50% REFUND - up to 7 days before check-in.
  • NO REFUND - for cancellations made within 7 days of check-in.

  • PLEASE NOTE -
    1. This cancellation policy means that in most cases, both the business and the guest share the burden of unexpected changes to the guests travel plans 50:50
    2. All requests for cancellation of a booking must be communicated in writing before they will be processed.
    3. In the case of a NO-SHOW, the booking is viewed as a Last-Minute cancellation (within 7 days of check-in) without notification, and there is NO REFUND.
    4. A LATE CHANGE TO THE CHECK-IN DATE (WITHIN 14 DAYS OF THAT ARRIVAL), IS VIEWED AS A CANCELLATION AND A SUBSEQUENT RE-BOOKING. (email us to discuss your needs).
    5. If a booking transfer is sought (at least 14 days before original check-in date), the fee may alter slightly, depending on the rooms chosen, the number of guests, the day of the week and/or season, and you will be billed accordingly.
Terms and Conditions


  • These terms & conditions apply to THE BERRY HOTEL accommodation (managed by The Berry View Pty Ltd), the associated bookings and the use of the motel rooms and other facilities, to the exclusion of any other party's terms and conditions.
  • Accommodation at The Berry Hotel accommodation is a Digital business, and all communication and access codes will be emailed and/or texted to guests where possible. 
BOOKING.·       
  • ALL BOOKINGS REQUIRE FULL PAYMENT TO SECURE YOUR ACCOMMODATION.·        
  • All prices are listed on our booking platforms but may vary slightly due to availability and seasonal fluctuations.·        
  • Rates quoted are in Australian Dollars (AUD) and are inclusive of 10% Goods and Services Tax (GST). Rates are subject to change as a result of changes you may make to your arrival and/or your departure dates and are subject to demand. ·     
  • Please ensure you have booked for the correct number of guests.
If you would like more guests to join you, please advise asap so that housekeeping has adequate time to prepare the room for your stay.
(Our housekeeping team use these booking details to make sure that the room is ready for your arrival).      
Extra guests above the first person (the base rate) incur a small fee.      
  • Discount coupons are occasionally offered, but the coupon codes must be entered at the time of booking, to receive the offered package. ·       
  • Guests must be 18 years of age to enter the property, unless accompanied by an adult.
  • During the Hotel reservation process The Berry View collects personal data. These data are processed in accordance with our privacy statement and according to any applicable laws and regulations.
ACCESS.        
  • CHECK-IN: is available AFTER 2PM on the day of arrival.
In some instances, access may be available slightly earlier, but this entirely dependent on the cleaning schedules. 
Our cleaners are limited by the need to carry out fully compliant COVID-19 cleans before each booking.
  • CHECK-OUT: is BEFORE 10AM.
  • Each room booked has ONE key supplied and can be collected from behind the bar after the room has been cleaned for your stay. This key should be left in your room when you leave. 
  • IF A ROOM KEY IS MISSING AFTER YOUR CHECKOUT TIME, and you have not contacted us to say that you are returning it ASAP, YOU WILL BE CHARGED A KEY REPLACEMENT FEE OF $80.
GENERAL.·       
  • The accommodation rooms at The Berry Hotel are NON-SMOKING. This means '100% smoke free' and does not permit vaping.  Failure to comply may result in a $200 cleaning fee, charged to your account.
  • Any excess cleaning required after your stay, may also incur an extra fee. Cleaners have only a limited amount of time available to them, to turn over the rooms, and any unexpected levels of cleaning, usually will need the sourcing of additional staff to get the room ready for the next guests. This fee is usually $200, but may be more if bedding or mattresses require replacement.  
  • Any damage to rooms, spaces, or the Hotel premises, caused by guests during their stay, will be charged to the guests’ account.  This also applies with missing room items, which will also be charged to the guests account on post departure.
  • Our rooms do not have any cooking facilities. We only supply a kettle with coffee and tea bags. All meals are available in Berry, or downstairs when the Hotel kitchen is open.
  • Please be aware that extra cleaning, over and above the usual time allocated to clean the rooms, will be charged to your credit card.·       
  • Our wireless network is provided "as is" without warranties of any kind, whether express, or implied or statutory.  We do not warrant that access to our wireless network will be uninterrupted, timely, secure, or error-free at all times or will meet our guests’ requirements.  We are not responsible for the security, integrity, accuracy, or completeness of any information that our guests transmit or receive while using our wireless network.  Our wireless network is provided to our guests at our discretion. ·       
  • The Berry Hotel, or The Berry View, cannot be liable for lost, stolen or damaged items. If a guest leaves an item behind, it is their responsibility to retrieve that item. There is a $40 handling fee plus the postage fee to return your lost property. 
  • Force majeure.  The Berry View does not accept liability or pay any compensation for any breach of these terms and conditions or delay or failure to provide services contracted due to circumstances beyond our control, such as acts of GOD (natural) disaster, pandemic or epidemic, fires, (acts of) war, terrorism, strikes, riots, civil disorder, government regulations, industrial disputes, adverse weather conditions or any other exceptional and catastrophic event, circumstances or emergency, delays in transportation, failure of services or inability to obtain any necessary information or consent from authority.·       
  • The Berry Hotel enforces a no-noise and no-party policy. ·       
  • GUESTS ARE ASKED TO REMAIN AWARE OF THE COMFORT OF NEIGHBOURS AND OTHER GUESTS, AND TO KEEP NOISE LEVELS DOWN INSIDE AND OUTSIDE OF THE ROOMS.

COVID-19.

  • Check-In times are governed by our COVID-19 cleaning regime.
  • Please use SAFE DISTANCING practices where ever possible.
  • STAY SAFE and ENJOY your time in BERRY.
In the case of guests who test positive to COVID-19, our Cancellation/Refund Policy for your booking, remains in force.
This means that in most cases, both the business, and the guest, share the burden 50:50. 
We understand that neither you, nor The Berry Hotel (or The Berry View), have any control over how the Pandemic affects the general population's day to day lives.
We, as a community, now have to live with COVID-19 as a part of our daily lives.
