Any reservation made within 14 days ofarrival must be paid in full at the time the reservation is made and isnon-refundable.
There is a no refund policy for early departures.
Terms and Conditions
By reserving abooking with Alliance Properties (Management) at Cape Winds Resort, you areagreeing to these terms and conditions of your reservation.
Arrival & Departure: Check in is anytime after 4:00 PM. Checkout is before 10:00 AM.Check-ininstructions will be emailed 1 day prior to your arrival date, provided paymenthas been received in full.
Early & Late Check-In’s/Out's: In order to ensure our properties are properly cleaned andprepared between guests, we do not offer early check-ins or late check-outs.
Theft /Damage Policy: The Guestis responsible for any theft or damage by guests. Any charges will be appliedto the card on file.
Age RequirementThe condo will notbe rented to vacationing students or young adults under 25 years of age ifunaccompanied by a parent. A parent must be present at check-in and must remainin the property during the length of stay. Our rentals are monitored forviolation of this policy. All violators will be ejected from property, and allrental payments and/or security deposits will be automatically forfeited.Reservations made under false pretenses are null and void and check-in will notbe allowed.
Advance PaymentWe require anadvance payment of twenty-five percent (25%) of the total stay, which will beapplied to the balance of the reservation. Any reservation made within 14 days of the start of the rental period mustbe paid in full by credit card at the time of booking. No reservation maycommence without full payment being cleared. All personal checks for finalpayment on monthly rentals must clear our bank 30 days prior to arrival. Once areservation is received and accepted by the reservationist, the guest is liablefor payment of the balance of the rental fee 30 days before occupying theproperty. Non-payment by the due date will be treated as a cancellation and anymonies paid will be forfeited.

Security DepositA security depositwill be required for loss ordamage caused to the property and its contents. The security deposit will befully refundable (within 2 weeks of vacating the property) after a satisfactorystatus report, where there is no damage or breakage, the security deposit willbe fully refunded to your card. The security deposit is paid by credit cardwith the final balance. Failure to pay the requested security deposit will leadto a cancellation of the reservation.
ParkingOnly owners,vendors, and guests are allowed to park in the Cape Winds Resort parking lot;all other vehicles will be towed at the owner's expense. There shall be nostorage or parking of watercraft or watercraft trailers, RV’s, motorhomes,commercial trucks or motorcycles considered to be excessively loud.
Lost Keys and parking passesThere will be a $50fee charge for any lost key. Parking passes are not required.
SmokingTHIS IS ANON-SMOKING UNIT. Smoking is notpermitted inside any of our units or balconies. Any evidence of smoking willresult in a minimum of $250 cleaning charge.
Pets Cape Winds DOES NOTaccept pets. Discovery of any unauthorized pets will result in immediateeviction and loss of all rents paid.
Loss or theft Cape Winds Resortassumes no responsibility for any loss of theft of personal property.
Daily Maid ServiceWhile linens andbath towels are provided in the unit, daily maid service is not included in therental rate. However, you may choose to purchase a mid-stay clean, which isequal to the price of a full departure clean. Towels and linens are not to betaken outside of the unit. We suggest you bring beach towels to use at the pooland beach.
HurricaneIf there ismandatory beach evacuation caused by a hurricane, the guest will be refundedfor the days they were not allowed to occupy the unit. No refunds will beprovided as a result of bad weather or environmental issues that are beyond ourcontrol.
Liability waiver I understand andagree that the Owner and their agents and representatives (“Owners”) do notassume any liability for the loss, theft, injury, illness (including viruses)or death to Guests or their personal property. On my behalf, and on behalf ofmy guests, I hereby release, covenant not to sue, discharge and hold harmlessthe owner, of and from all liabilities, claims, actions, damages, costs orexpenses of any kind arising from the reservation or occupancy of the rentalproperty. I understand and agree that this release includes any claims based onthe actions, omissions, or negligence of the owner. The owners have put inplace preventative measures to reduce the spread of viruses (includingCOVID-19); however, the Owners cannot guarantee that Guests will not becomeexposed to a virus. Guests acknowledge that occupying the property couldincrease the risk of contracting a virus. Owner and guestagree that this rental agreement does not create a landlord/tenantrelationship, and therefore, no tenancy rights exist under this agreement.Guest hereby agreesto be responsible for damage repair that may exceed the value of the damagedeposit.
This is a 7-nightminimum resort and there is a no refund policy for early departures.
