Cancellation policy by season:
Green Season: (April 1st - October 31st)
High Season: (November 1st - December 19th & January 10th - March 31st)
Peak Season: (December 20th - January 9th)

Cancellation policy by season:
Green Season: (April 1st - October 31st)
- 30% minimum prepayment (non-refundable) is required to secure your reservation.
- 70% balance payment is due on check-in.
- No-show and early check-out will result in a 100% charge of the total reservation amount.
- You can make 1 free date change by providing written notice at least 30 days before your intended check-in.
High Season: (November 1st - December 19th & January 10th - March 31st)
- 50% minimum prepayment (non-refundable) is required to secure your reservation.
- 50% balance payment due in check-in.
- No-show and early check-out will result in a 100% charge from the total reservation amount.
- You can make 1 free date change by providing written notice at least 30 days before your intended check-in.
Peak Season: (December 20th - January 9th)
- 100% minimum prepayment (non-refundable) is required to secure your reservation.
- Cancellations made less than 14 days before arrival will result in a 100% charge from the total reservation amount.
- No-show and early check-out will result in a 100% charge from the total reservation amount.
- You can make 1 free date change by providing written notice at least 30 days before your intended check-in.

Terms and Conditions
Payment Policy:
- To secure and guarantee your reservation, your credit card details are required.
- Your pre-payment amount with us is non-refundable but not lost. If you need to cancel your booking for what ever reason the deposit can be used in full against any re-booking (same travelers, any season, based on availability) within 18 months (1.5 years) from the intended check-in date. You can cancel and change the date twice (2 times) with no extra cost.
- We also accept Bank to Bank transfers between Thai Banks (no credit card needed).
- Pre-payment will be taken according to Cancellation Policy.
- All balance payments for room nights must be paid latest by check-in.
- All "extras" are charged on check-out (transfers, food, SPA...)
- 0-5 years free if sleeping with parents.
- Kids 5 years and up are counted as a guest staying.
- Baby cots are free.
- Toys and other kids' things are available free.
- No pets or animals allowed in the villas. No exceptions for sanitary and allergy reasons.
- Daily cooked to order breakfast (extensive list to chose from)
