The roundhouses are literally just that! Round buildings, made with natural materials including strawbale, timbers, and lime render to ensure they are truly environmentally sustainable. Small fully equipped homes, they are cool in summer, warm in winter, and have stunning views down the valley towards Cygnet.
The roundhouses are truly environmentally sustainable (not just the odd LED lightbulb or two!), using local and natural materials, local timbers, local artisans, and minimal plastics. They have under-slab insulation, thick straw walls, double glazed windows, and the round shape all adds to the eco-design. Architecturally designed, the roundhouses achieved an exceptional energy rating, and just to make your mornings a little bit nicer, both houses have underfloor heating, so no cold feet in the mornings. You can sit in bed, operate the remote controlled electric blinds and watch the morning sunrise. In the evenings, unwind with a glass of wine in front of the cute little log burner for toasty warm winters.
Each roundhouse has high quality wooden furniture including King sized beds and luxury soft furnishings from Liberty of London, Studio G, and Canningvale. On site is a wood fired hot-tub which you can book as a spa experience. We provide a pre-heated hot tub, bath robes, towels, and a herbal and salt bath teabag.
The roundhouses are situated on a small hobby farm, and we aim to have no single use plastics, we recycle everything possible, we compost on site, and we provide our own farm fresh eggs and firewood supplied from our own bushland. We limit our (and more importantly your) carbon use by providing most things from our local area: we provide no single use jams, butters or other elements, we provide eggs made freshly on site by our friendly free range organic chickens, wood from our own bushland, onsite re-use of jam jars. We use Zero Co dishwashing and laundry cleaners, and line dry all our linens. Basically, we do everything we possibly can to limit our (and your) carbon footprint, whilst providing a luxury experience.
Terms and Conditions
Please read our booking terms and conditions carefully before booking, as these booking conditions shall be deemed to have been accepted by you and come into effect as detailed below.
1 The Contract
The contract for a short-term holiday hire will be between the The Roundhouses@ Two Fifteen (referred to as "us" or "we") and the person making the booking and all members of the holiday party (referred to as "you" or "your") under the following booking conditions: Australian law will govern the contract. The contract will be subject to these booking conditions, and must be complied with.
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form this does not form a contract between us. The contract is not effective until we have received and processed the deposit.
The party leader must be at least 18 years of age at the time of booking and is responsible for all other members of the party. The agreement to stay in the property for the holiday period does not create the relationship of Landlord and Tenant between you and us.
We reserve the right to decline bookings at our discretion.
If you do not pay us for your booking when you are due to, access to the Roundhouse will not be permitted and the booking will be cancelled with no refund of deposit.
You shall take proper care of the Roundhouse and its contents during your booking and may be charged for any damage caused or loss suffered if the Property and its contents are not left in the same state in which it is found at the beginning of your booking.
2 Cancellation by you
If you change your mind and would like to cancel your booking, you must contact us in writing as soon as possible. You may be due a partial refund which is dependent on when the notice of cancellation is given to us before the holiday start date.
- More than 30 days – Full refund minus the administration fee of $50.
- Between 14 and 30 days – 50% refund minus administration fee of $50.
- Under 14 days – No refund
3. Force Majeure: cancellation by us
If our performance is hindered or prevented by a Force Majeure Event (please see definition below), we may, at our sole discretion, offer you:
- a full refund; or
- alternative holiday dates; or
- such other remedy as we consider appropriate with regard to the circumstances.
In this contract, a Force Majeure Event means any of the following circumstances which may hinder or prevent the performance of the contract, including but not limited to:
- acts of God, flood, drought, earthquake or other natural disaster such as bushfire;
- epidemic or pandemic;
- terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations;
- nuclear, chemical or biological contamination or sonic boom;.
- any law or any action taken by a government or public authority, including without limitation imposing a restriction, prohibition, or failing to grant a necessary licence or consent;
- collapse of buildings, fire, explosion or accident;
- any labour or trade dispute, strikes, industrial action or lockouts;
- non-performance by suppliers or subcontractors; and
- interruption or failure of utility service.
4. Complaints Procedure
We aim to make your stay at The Roundhouses a wonderful experience, but sometimes things go wrong: if you have reasonable grounds for complaints about your holiday accommodation we must be contacted immediately so that appropriate action can be taken during your stay.
5 Liability
We accept no responsibility for any damage or injury caused by misuse of the accommodation and any amenities. The information given in the brochure and on our website is believed to be correct and true at the time of going to press. We cannot be held responsible for (and cannot accept liability for) issues outside our reasonable control such as breakdown of domestic appliances, plumbing, electrical problems, structural repairs, non-working Wi-fi, poor TV reception, invasion of pests, infestations or damage caused by exceptional weather conditions, or by noise and disturbance resulting from nearby building works, noisy neighbours or local events etc.
Please note that The Roundhouses are on a small working farm. There are inherent risks with animals and machinery on a working farm, and parents must supervise their children at all times. Our goats and alpacas are very friendly but cannot access the paddock where the Roundhouses are situated. There is a gate and laneway access to the animals and children must be supervised by an adult to access this area. There is absolutely no riding or sitting upon animals: if you or any of your party hurt one of our animals, you may be liable for veterinary fees and asked to leave without refund. Snakes are always present on our farm, it is just a matter of whether you see them or not. Please watch where you are walking and stay on the paths where possible. Animals are only to be fed under the supervision of an owner. The Roundhouses shall not be liable for your personal injury, death, loss or damage occasioned to you and/or the children under your care or any loss or damage occasioned to any of your possessions whether such liability arises out of you or your parties interaction with animals or farm equipment.
6 Representation
Whilst every effort is made to ensure the accuracy of the information given either orally or written and all such representations are made in good faith, no such representations will create any liability on our part.
7 Occupancy
It is not permitted to exceed the maximum occupancy (as stated in the web site) for each Roundhouse, this will invalidate our property insurance. You should advise us of the party size at point of booking and any changes prior to arrival.
8 Guests Undertakings
On booking a Roundhouse, the lead name on the booking confirmation becomes responsible for all members of your party and you all agree to keep the house clean and tidy; not to commit or allow any of your party to commit any act which breaks the law; not to use the property for any commercial or illegal purpose; not to sublet the property as a whole or any part thereof or otherwise allow anyone to stay whom we have not previously accepted and informed us as being part of your party; not to behave in any drunken, obscene or anti-social manner, breach the peace or otherwise act in a way which may disrupt, affect the enjoyment of or cause nuisance to any others particularly the occupants of the neighbouring properties.
You agree not to light fires other than in the fire pit provided in the gravelled area.
You agree not to flush foreign objects into the toilet or waste water or you will be liable for costs. The Roundhouses operates on a septic system.
You must not hold parties or events at the property without our prior consent.
If a key is lost a fee is payable to have the house completely re-keyed.
9 Smoking and Pets
Smoking and / or vaping is not permitted inside the property or on the land owned by the Roundhouses. If it is evident that smoking or vaping has occurred during your booking, you will be asked to vacate the Roundhouse immediately and will be liable for any costs incurred such as deep cleaning, redecorating and cancelling all or part of any subsequent bookings if the Roundhouse has been rendered uninhabitable.
We do not accept pets in any of our properties.
10 Bed Linen and Towels
Bed linen, towels, bath mats, tea towels and oven gloves are provided in all of our properties. Bedding is not provided for cots and travel cots. If you are staying in a property for 2 weeks or more, clean bed linen and towels will be provided weekly.
Please note that we accept no responsibility for any allergies to any products provided for your use in the Property. Any severe allergies must be brought to our attention via our Contact Details.
11 Fuel
Electricity, gas and firewood is included in the hire charge.
12 Refuse Collection
You are responsible for removing rubbish from the Roundhouse and placing in the appropriate bins. We are very serious about recycling and composting and there are instructions on arrival for how to separate rubbish and for composting. Excess rubbish left in a Roundhouse or by the bins will incur a charge as we pay by volume for all rubbish removal.
13 Lost property
We regret that we cannot accept responsibility for any lost property left behind at the end of your stay. If you have left something behind, please contact us ASAP describing what was left and where you expect it to be found and we will try to locate it collect, package & post back to you. We will charge you the postage cost if we can find the package.
14 Arrivals and Departures
Your Roundhouse will be available after 2pm on the day of arrival and must be vacated by 10am on the day of departure. Please do not arrive early, or depart late (unless previously arranged), as time is needed to thoroughly prepare the property for the next customer. The Roundhouse must be left in the clean and tidy condition in which it was found. This includes washing up, using the dishwasher, placing rubbish in bin liners and putting in the outside bins, ensuring ovens are clean and free from grease. The house must be locked and the keys must be returned to us at reception. Failure to leave the Roundhouse in a clean and tidy condition will lead to excess cleaning fees being charged to your credit card.
15 Access
You must allow us or our representative (including workmen) access to the property at any reasonable time during your occupation of the property (except in cases of emergency or where a problem needs remedying quickly and you cannot be contacted in time - in these situations we are entitled to enter the property at any time without giving you prior notice). We or our agent reserves the right to regain possession of the property in the event of a major breach of these terms and conditions. In this case all payments made will be forfeited and we would not be legally responsible to you as a result of this situation.
16 Covid-19
You must not travel and to the Roundhouses if within 7 days prior to your arrival any of the following conditions are met.
- You or a member of your party or your household tests positive for Covid-19.
- You or a member of your party or your household are advised to self isolate.
- You or a member of your party or your household has knowingly been in close contact with somebody who has tested positive, has been advised to self isolate or is displaying symptoms of Covid-19.
If you or a member of your party develop Covid-19 symptoms during your stay you must inform us immediately (preferably by telephone). We will work with you to determine the appropriate course of action according to government advice at the time.
We do not have any responsibility or liability to you (other than as outlined above) for loss of or damage to any of your items, belongings or vehicles, howsoever caused.
17. How we may use your personal information:
We will use the personal information you provide to us to:
- provide your Booking;
- process your payment for your Booking;
- process identity checks where necessary; and,
- inform you about similar products or services that we provide, where you have permitted us to. You may stop receiving these at any time by contacting us.
All data you provide to us will be treated in accordance with our Privacy Policy.
