Property and Cancellation Policies :
Due to our small size, cancellations and changes made to arrival and departure dates affect us significantly. Therefore, we adhere to a strict cancellation policy, we recommend vacation rental insurance.
Minimum stays may be applicable on weekends and during holidays and special events.

Standard Rate reservations require a minimum of one night deposit taken at the time of reserving. Our standard cancellation policy is 7 days prior to arrival. Cancellations and/or modifications must be received at least 7 days prior to the arrival date to receive a deposit refund. Cancellations made in advance of the 7 day window will receive a full deposit refund. Cancellations received less than 7 days in advance of your arrival date will result in forfeiture of the one night deposit. 

Flex Rate reservations 
 require a minimum of one night deposit taken at the time of reserving. The premium Flex Rate cancellation policy is 2 days prior to arrival.  Cancellations received 48 hours or more in advance of your arrival date will receive a full refund. Cancellations received less than 48 hours in advance of your arrival date will result in forfeiture of the one night deposit. Flex rate is not always offered.

Non Refundable Rate.  This heavily discounted rate requires payment in full at the time of reserving, which in the event of cancellation is non refundable. 
There are no refunds for early departure or cancellations due to travel difficulties or inclement weather excluding hurricanes.

Reservations for Fantasy Fest   (Oct 22 - Oct 31 2021) require a 50% deposit or first night whichever is greater to reserve with a 60 day cancellation policy.  Cancellations made inside 60 days but more than 30 days will lose the first night's deposit.  Cancellations made inside 30 days will result in the loss of all deposit paid.

Reservations for  Christmas & New Year (Dec 23rd 2021 - Jan 2nd 2022) require a 50% deposit at the time of reserving and carries a 60 day cancellation policy. 
 Cancellations made inside 60 days but more than 30 days will lose the first night's deposit.  Cancellations made inside 30 days will result in the loss of all deposit paid.
 Bookings made inside 14 days require payment in full at the time of reserving and are non refundable.

No Worries Hurricane Policy

In the event of a hurricane watch or warning for Key West or the county in which you reside for the dates of your stay,  you may at that time cancel without penalty and a full refund less a $25.00 processing fee will be issued. If you have arrived on the island and an evacuation order is issued you will receive a full refund for the unused portion of your stay. 

Third Party Bookings. If you reserved through a third party such as Expedia, or any of their affiliates any changes to your booking must be made directly with them.  Any changes or cancellations to third party reservations such as, Expedia, etc. or their affiliates must be cancelled with the same third party the reservation was originally booked through. Refunds if due cannot be processed until we receive a cancellation notice from the applicable company.

In the event you are a No Show on your scheduled arrival day the deposit paid will be applied to the first night of the reservation and any applicable cancellation fees. The reminder of the booking will be cancelled automatically at 10:30 am the following morning unless we hear from you.

Terms and Conditions

The Avalon strives to maintain a quiet ambiance for all our guests. We therefore do not accept Spring Breakers (guests under 25 during February and March) and wedding, bachelor or bachelorette groups. 

Groups meeting collectively on the property, whether for breakfast or in the evening,  in our limited space changes the dynamic, accessibility of services and ambiance we strive to provide for all our guests. We therefore limit reservations to 4 rooms maximum, 2 guests per room in order to maintain the romantic atmosphere our guests have come to expect. This applies to bookings reserved directly, through our website or through any third party booking service. Our property is strictly reserved for registered guests only. Attempting to circumvent our group booking policy may result in cancellation of your reservation.

Well behaved children over age 7 are welcome, however they are classed as a person and maximum room occupancy may not be exceeded. Extra beds are not available. Rates are based per room per night for single or double occupancy in rooms with one queen or king bed, and up to 4 people in rooms with 2 queen size beds. We do not accept children under the age of 7.

All rooms are Non Smoking. The Avalon does not accept pets. 

Check in time is between 3:00 pm and 7:30 pm.  For arrivals after 7:30 pm, late arrival instructions will be provided on your e-mail confirmation letter. If you should arrive before 3:00 pm and your room is ready we will be happy to check you in early, however we cannot guarantee this.  Check out time is 11:00 am. Due to high occupancy levels we are unable to offer late check out.

Please be advised that online reservations are not confirmed until the required deposit has been charged and you have received a follow up e-mail from us. We reserve the right to reassign a reservation to a different room type. However, if a room is reassigned, the new room will be of equal or greater value than the room originally reserved. In most cases this will result in a room upgrade. In the rare instance that the room is not available when your booking is received we will notify you as soon as possible.

Reservations are confirmed by room type only. Due to generally high occupancy levels specific room numbers or locations cannot be guaranteed. Stairs may be required to access some rooms and no elevator is available. Should you need a ground floor room, this must be communicated at the time of reserving and is subject to availability.

The Avalon does not provide parking. A loading zone is located directly in front of the house for check in and unloading of luggage.  Metered parking is located on Duval Street and nearby side streets. Overnight parking may be available in the private lot located directly across from the property, or at one of the city parking lots.
