Property and Cancelation Policies :
CANCELLATION POLICY
  • If a guest cancels 30 days or more in advance of the reservation, the total amount of the reservation will be refunded. 
  • If a guest cancels within 30 days of the reservation, the total amount of the reservation will be forfeited. 
  • If the guest arrives and decides to leave early, the remaining cost of the reservation will be forfeited. 
  • In case of a no-show, the total price of the reservation will be charged and is non-refundable. 
  • There is only one way in which we can acknowledge cancellation of the guest's reservation; the guest must send a cancellation request stating the reservation number and room number via email to the following address: 5521OakStreetMGT@gmail.com
  • All cancellations are confirmed via email immediately after the reservation has been canceled. 
  • The total price of the reservation will be charged right away after the booking in order to reserve the room.


Terms and Conditions

RESERVATION POLICY

  • Your reservation is guaranteed until 11:59PM Central Standard Time on the day of arrival. After that time, it will no longer be guaranteed and the room may be reassigned. We will charge your credit card within 3 days after we have confirmed your reservation.
  • The Oak Street Inn & Lounge (hereinafter known as “OSIL”) has the right to cancel your reservation if we do not receive the deposit for the full cost of the room or if for some reason the payment method on file is declined. 
  • While we believe children are the future, you must be 21 years of age or older to book a room. There must also be a person 21 years or older present in each room. 
  • All requests to reserve a room must include the first and last name of all people occupying a room and a valid credit card for a guarantee of arrival. 
  • Room rates are subject to change. 
  • All rooms and reservations are subject to a 8.95% sales tax collected by the State of Missouri AND a 5% Lodging Tax collected by the county of St. Charles. 
  • While we do encourage group trips and family vacations, when booking, keep maximum occupancy rules in mind– two people for rooms with a single bed (Queen or King) and four people maximum for rooms with multiple beds. 
  • After you have booked your stay with us, you can extend your stay (based on availability) by simply letting us know via email before you arrive. If you are already staying with us and you would like to stay longer, please let us know at least 24 hours before your check-out date. We will do our best to accommodate and this can include relocating you to a similar but different room.
ARRIVAL
  • You can check-in any time after 4:00PM Central Standard Time. On the day of your arrival, your 4-digit keypad code will be sent directly to the email you used while registering for your room. This code can be used to gain access to the building and to your individual room. 
  • “GOKI” is our electronic key pad company. On the date of your arrival, you will receive an email from GOKI with your 4-digit key code. 
  • Please note that Oak Street Inn main entrance is located at 5521 Oak Street. The Inn entrance door is located to the left of the main entrance to Lounge. If you get to Pink Willow (5523 Oak Street with a brick front) you’ve gone too far. 
  • Free street parking is available in Cottleville. However, there is also a security camera-monitored lot directly across from OSIL at a cost of $5 per entrance onto the lot. There is no parking lot specifically designated for OSIL. We reserve the right to tow an illegally parked or abandoned vehicle.
  • Oak Street Inn is a self check-in facility. There is no concierge or front desk. There is no guarantee that there will be on-site personnel. 
  • The balance of the full room rental amount is required to book a room. 
  • Your GOKI key code is individualized to each room. You are not permitted to share your key code with any additional guests not registered to the room. 
  • Deliveries to the rooms are permitted; however, delivery drivers must be met outside the Inn. Again, to ensure the safety of all guests, please do not share your key code with anyone. If key codes are shared, the renter of the room will be held liable and are subject to eviction. 
  • Room refreshes will not be offered during stays unless guests are occupying a room for 3 nights or more. Additional linens are stored within each room. Should you need fresh towels, please contact management via email. 
DEPARTURE
  • Check-out can be at any time up until 11:00AM Central Standard Time on the day of your departure. Late check-out times cannot be accommodated at this time. If a guest is found occupying a room past 11:00AM CST on the day of their check-out, we reserve the right to charge a Late Check-Out fee of $100 to the card on file. 
  • Again, Oak Street Inn is a self check-out facility. There is no need to meet with any staff or notify anyone of your departure. 
  • After 11:00AM CST, your personalized key code will no longer be active to gain entrance into your room or Oak Street Inn’s front door. Please keep this in mind as you are vacating your room. 
  • Please note that a detailed inspection of the room will be made after check-out time and we reserve the right to charge your credit card on file for any damages, breakages, or missing items from the room. 
  • Robes, bed linens, hair dryers, soap containers, towels, bath mats, kitchen appliances, cleaning products, cutlery, dishware, coffee machines, glassware and other items are NOT complementary and should remain in the rooms. Again, we reserve the right to charge the credit card on file for any missing items.
  • All dishes should be washed in the dishwasher, using only the dishwashing detergent provided before your departure (only applicable to rooms with a dishwasher). 
  • The refrigerator in each room should be emptied and cleaned out and left in the state it was found upon check-in. OSIL reserves the right to charge the card on file if any excessive appliance cleaning is necessary. 
  • If trash is contained inside provided trash receptacles, the maintenance staff will dispose of this after check-out. For any additional trash that does not fit into trash receptacles provided, it is the responsibility of the guest to dispose of this excess trash. The dumpster is located at the corner of Oak Street and Main Street.
SMOKING & DAMAGES POLICY
  • The majority of OSIL property is non-smoking. This includes but is not limited to: rooms, hallways, stairwells, the elevator, balconies and other areas. “Smoking” includes but is not limited to: vapes, vaporizers, cigarettes, e-cigs, e-pipes, cigars, hookahs, hookah pens, and any other smoking devices that could cause damage to the building or leave an odor.
  • If any evidence of smoking is found, we reserve the right to charge a $200.00 smoke removal/maintenance fee to the credit card on file. 
  • During your stay, the rooms and all appliances and furniture should be treated with care and kept in order. Moving of furniture is not permitted. 
  • The guests are responsible for any damages or breakages found by maintenance staff that are over and above normal wear and tear and usage. This includes damages, breakages or losses caused by you (the guest) or a third party. We reserve the right to charge the credit card on file to replace any damaged furniture, appliances, linens or other items. In the event that something breaks or is not working properly, PLEASE notify management immediately via the email previously provided. 
  • Decorations to rooms should be limited. Table top decorations only. No decorations can be attached to the walls. ABSOLUTELY NO CONFETTI, SEQUINS OR SPARKLES OF ANY KIND. We reserve the right to charge the credit card on file for any decorations left behind or damages to furniture, walls or surfaces. 
  • No open flames. Any candles should be kept inside a cylinder vase or “hurricane glass” with at least 2 inches between the flame and top of the container. 
  • Please practice safe cooking habits within the Penthouse Suite (Room 301). Do not leave the burners or oven on unattended. Please do not cook with strong smelling ingredients. Lingering smells that require a room closure or deep clean will be charged a maintenance fee up to $200.00.
OTHER POLICIES & PROCEDURES
  • “Quiet Time” is observed between the hours of 10:00PM CST and 8:00AM CST. This means no excessive music, loud voices, stomping of feet, partying, yelling, singing, etc. If Quiet Time hours are violated or we receive complaints, guests are subject to immediate eviction.
  • While we love our animals, OSIL does not allow any pets on the premises. If any evidence of pets are observed by our maintenance staff (without previously notifying management of the presence of a service animal) we reserve the right to charge a $150.00 Pet/Maintenance fee to the credit card on file. 
  • Sub-letting the room you have reserved under your name is not permitted. As previously stated, all guests occupying a room must have the same names confirmed in the original booking. OSIL reserves the right to review personal identification of any unknown guests. 
  • OSIL is not responsible for any lost or forgotten personal items on the premises.
  • OSIL can take any actions necessary to resolve any maintenance issues during your stay, after notifying the occupants of a room that staff will be entering. 
  • OSIL is consistently monitored and under surveillance for safety purposes. Anyone on our property may be recorded. These monitored areas include but are not limited to: entrances, exits, hallways, stairwells, the rooftop patio, balconies, bars, decks and dining areas. Inside the bedrooms and bathrooms are not under surveillance as this is illegal and gross. IF YOU WITNESS SOMETHING ILLEGAL OR ALARMING, PLEASE CONTACT MANAGEMENT IMMEDIATELY. Your safety is our highest priority.
  • As part of our commitment to guest safety, employees will not disclose the identity, room number or presence of a guest to anyone other than law enforcement. 
  • Once fully operational, there will be 4 bars on the premises. This means, by law, we cannot allow any alcohol to be brought onto the property. To uphold this law, we require all beverages on the property to be purchased either through OSIL or Pink Willow Cafe, with the exception of transparent, see-through water bottles. Eventually we will be able to provide bottles of champagne or wine to be pre-purchased along with your room booking, ready and waiting for your arrival. 
  • OSIL is compliant with the Americans With Disabilities Act (ADA). We do have an elevator on site that leads to all floors for your convenience. It is located just inside the front door and to the left. We also have a ramp for access to the front porch along the side of the building (parallel to Missouri State Highway N). Room 204 is ADA compliant. Please ensure any requests reach us by placing it in the comments section of the online reservation form, or by emailing us directly. 
  • Any guest or visitor who is in possession of a firearm on OSIL premises is personally responsible for abiding by all applicable federal, state and local laws. Firearms ARE NOT PERMITTED on the rooftop patio, inside the lounge, or the inside the speakeasy as liquor is served in these specific locations and it is illegal to actively consume alcohol while being in possession of a firearm. Guests who fail to abide by these policies may be asked to leave the premises, without receiving a refund. The OSIL premises are private property. The only exception to the restrictions described is for law enforcement officers and designated military personnel, who are on-duty and required to carry in the performance of their duties. 
  • OSIL assumes no responsibility for any personal bodily injuries incurred while staying in our facilities. We do have an elevator on sight as previously mentioned. If you choose to use the stairs instead of the elevator, do so at your own risk.
