Property and Cancelation Policies :
Life happens. We get that. Reservations are fully refundable 30 days prior to check-in. The one-night deposit will be forfeited if cancellations are received less than 30 days prior to check-in. Cancellations received within 15 days forfeits the entire reservation and the full value of the booking is due.
There is only one way in which we can acknowledge cancellation of the guest’s reservation; the guest MUST send a cancellation request, including name and reservation number, to the following email address: dimitris@utopialuxuryresort.com. All cancellations are confirmed via email immediately after the reservation has been cancelled.
If the guest arrives and decides to leave early, the guest is subject to a one-night early departure charge. In case of a “no-show”, the deposit will be forfeited and is non-refundable.

Please note that we comply with the local health and safety guidelines and recommendations provided by the EEC on smoking in public places.
During your stay, the guestrooms and suites and all equipment and furniture should be treated with care and kept in order. Immediate notification to the Front Desk staff will be expected of any damages or breakages in the apartment.
You (The Guest) is financially responsible for any damage to the hotel guestrooms, public areas or suites. This includes losses caused by you (The Guest) or a third party's under your control negligent actions and behavior. A summary check will be made of the guestroom or suite at time of check-out. However, a more detailed review of the condition of the guestroom or suite and all equipment and facilities will be made soon after check-out and before another guest occupies the guestroom/ suite. The Guest is responsible for any damages or breakages found that are over and above normal wear and tear and usage. In this case, a detailed statement of damage along with an invoice for the repair or replacement cost will be sent by email or fax immediately.

All guests must be 21 years or older to confirm guestroom accommodations at Utopia Boutique Hotel. A valid photo ID must be presented at the time of check in for age verification. A $50.00 deposit per day will be required against incidental charges which will be returned at check-out. We reserve the right to seek payment for any charges that may occur following your departure, but are obligated to inform you via the registered email on record.
Safety cameras are used throughout the premises, and anyone on our property may be recorded. The hotel assumes no responsibility for any personal bodily injury incurred while using the spa, gym/fitness center facilities, where available. If you use the spa, gym/fitness center facilities, yacht, excursions or any services directly or indirectly booked or offered by and through the Hotel you do so at your own risk. By signing the registration card, you acknowledge same and release the Hotel, its parent company, directors and officers, employees and any person connected or otherwise related to the Hotel from any and all liability.
Any disputes arising out of the use of the premises or related matters are subject to Greek Law and the Greek Courts have exclusive jurisdiction to hear such disputes.
Breathe easy. Utopia Boutique is a non-smoking property. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and any variations of the foregoing regardless of the product’s name. Any smoking in the rooms or strong lingering smoking scents in rooms will result in a disappointed look and a $250 room cleaning fee.
