    Property and Cancelation Policies :
    CANCELLATIONPOLICY, SPECIAL EVENT CANCELLATION AND RENTAL DEPOSITIt is expressly understood and accepted by Guest/Lessee, that Lessor is removing the Premises from the rental market as a result of this rental reservation and the terms of this Agreement.   All deposits or monies received from Lessee are NONREFUNDABLE, except as stated otherwise in this Agreement. A $1000 rental deposit, or an amount agreed to in writing by guest and property, is due and payable in connection with this Agreement.  THIS$1000.00 RENTAL DEPOSIT IS NON-REFUNDABLE. This is not a security deposit, which Lessor may require in its sole discretion. Lessee agrees to pay additional deposits prior to accessing the property.    If a guest is hosting a a private event while on the property, an additional Site Fee may be charged, as reflected on Lessor’s invoice. This Agreement must be executed by Lessee  within seven (7) days of Lessee’s reservation of the Premises.   All remaining balances are due and payable 45 days prior to the Rental Arrival Date. If arrival date is to occur in 45 days or less on the acceptance and execution of this Agreement, all sums are immediately due and payable.  If Lessee fails to pay the sums due pursuant to this paragraph within thirty (30) days of the due date all sums received by Lessor from Lessee are non-refundable (except for any security deposit), this Agreement shall be considered cancelled, Lessor shall have no further obligations to the Guest/Lessee, and Guest/Lessee has no rights to the Premises. Lessee understands they are responsible to pay all balances dueas it is understood by Lessee that Lessor will not be able to rent the property for those dates..  All balances due  bears a reasonable relationship to Lessor’s actual damages given the difficulties in renting the Premises to another party on such short notice and the time invested by Lessor in connection with this Agreement.

    TERMINATION:
      
     In the event Lessee’s booking is cancelled in writing no less than one-hundred twenty (120) days prior to the check-in date at the Property, booking will be cancelled and guest is released from all sums due. Because off the unique nature of the Premises, and the difficulty in re-renting the Premises on short notice, Guest/Lessee cannot terminate this Agreement within120 days of the rental Commencement Date.  In the event Guest/Lessee does so, Guest/Lessee remains obligated to pay all sums due to Lessor.  Failure by Guest to pay rent or other charges due hereunder, or to comply with any of the conditions pertaining to this Agreement or contained herein shall, at Lessor’s option, forthwith terminate this Agreement.  In the event of such termination, all sums paid, less any remaining Security deposit, are non-refundable. In the event that Guest/Lessee cancels this Agreement after paying all sums due and before the Rental Commencement Date, and Lessee is able to re-rent the Premises for the dates of Guest/Lessee’s stay, Lessor will credit Guest/Lessee’s account up to the amount received by the third-party renter, less a 20% cancellation fee.  Neither party shall have the right to arbitrarily terminate this Agreement, after such Agreement is fully executed by both parties, except as stated herein.
