We have established the following policies to provide you the most wonderful stay imaginable.
Reservations Our online reservation system provides ultimate guest convenience. We require 100% payment at time of reservation. Your access instructions will be provided via email and text message on the day of check in.
Additional adults and children in large accommodations For the additional guests in our larger accommodations, anyone 3-12 years old is considered a child, anyone 13 or over is considered an adult. 2 years old or younger stay for free.
Large Group Reservations: Any group booking of 5 or more units Rental Terms & Payment: Rate and Fees applicable as shown at the time of reservation & payment. Nonrefundable Payment of 50% of total reservation cost required at the time of reservation, and remaining 50% of total reservation cost is required ninety (90) days in advance of arrival. Cancellation Policy: The first 50% payment is nonrefundable, regardless of situation. Any cancellations made less than ninety (90) days prior to the arrival date will be subject to 100% of the total reservation cost. Cancellations occurring after the first 50% of total reservation cost is paid but more than 90 days prior to arrival will not be obligated to the second 50% of total reservation cost. These rental terms apply to any Group Bookings made directly through DarkSkySuites.com or by phone. Third-party booking site rental terms are 100% non refundable. For your own flexibility, do not make group bookings through third party sites.

Self Check-in: Please be aware that there is no front desk at Dark Sky Suites. Our convenient self check-in allows you go straight to your room upon arrival and settle in. Our local hosts are nearby & available if you have any issues, and can be reached via 719-286-9161, but we don't anticipate you having any trouble at all! Your room access is via a unique code that is provided in your Arrival Email, which is sent to you prior to your arrival. This email will provide you all the important details for an amazing stay, so please make sure to read through it carefully.
Arrival & Departure Arrival is available anytime after 4:00 pm and departure is by 11:00 am so that we can prepare your suite for the next guests. Before 4:00 pm on the day of your arrival, you will receive an email and text message with your custom access code.
Children We welcome families, and have several suites available for groups larger than two.
Pets PETS – WE OFFER THREE PET FRIENDLY SUITES (Suites #102, 200, and 201), where one pet under 50 lbs is allowed. WE DO NOT ALLOW PETS IN THE FOLLOWING SUITES: #101,103,104,105, 202, 203, 204, 205. ANY GUEST WHO BRINGS AN ANIMAL INTO A PET FREE ROOM WILL BE CHARGED $300. It is hereby agreed by and between Owner and Guest that the guest will adhere to the specific pet policies of the suite guest enters into rental agreement for. It is hereby agreed by and between Owner and Guest that the guest is allowed to bring a maximum of one pet under 50 lbs to the suite during term of reservation. No others pets will be allowed in the suite during the term of reservation. Guest hereby agrees that pet will be up-to-date on rabies vaccinations and all other necessary vaccinations. Heartworm preventive is highly recommended. All pets must be leashed at all times when outside the room. Guest is responsible for cleaning up any/all pet refuse & disposing of it in the dumpster onsite. Pets are not allowed on furniture at any time, including beds. Any evidence of pets on furniture may incur extra cleaning fees. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be charged to guest. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors. Pet will not be left unattended at any time, either indoors or out. Owner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. Guest shall be solely responsible for the pet while on the property. ANY VIOLATIONS OF THE PET POLICIES WILL RESULT IN A $75 FEE PLUS ANY APPLICABLE DAMAGES OR EXTRA CLEANING.

Amenities Please do not remove any items from your suite upon departure. Everything provided at Dark Sky Suites is provided for your use during your stay, but not as a take-home souvenir. This includes, but is not limited to all bathroom provisions, maps/instruction guides, towels, bedding, furniture, fixtures, electronics, etc. If items are missing upon your departure, we will automatically charge your credit card the replacement cost of the item. Thank you for understanding. This policy allows us to continue to offer you superior lodging options at a reasonable cost.
Smoking Dark Sky Suites does not permit smoking of ANY type at the facility. This includes vaping/electronic cigarettes, as well as marijuana. Smoking in any room is a $300 charge plus any extra charges for cleaning and fumigation required.
Cancellation Policy Any cancellations made less than fourteen (14) days prior to the arrival date will be subject to a fee of 50% of the anticipated total reservation, unless otherwise stated. Two days prior to arrival, no refund can be provided. Your specific cancellation policy may differ if you booked through a third-party site, or if you made a group reservation. All third party reservations, i.e. Expedia.com, Booking.com, Hotels.com are non-refundable. Please call please call the phone number in your booking confirmation email if you require a cancellation.
Maximum Occupancy The maximum number of guests is limited to 2 persons per King Suite and Single Queen Suite and 4 persons per Double Queen Suite.
Insurance We encourage all guests to purchase travel insurance.
Illegal Activity You agree not to use the premises for any activities or purposes that violates any criminal law or governmental regulation, or to engage in any illegal activity while on the property. Such use or activity will result in immediate eviction and forfeiture of all fees. Additional fees may be incurred, as they relate to any damage of the premises.
RENTAL RULES: Guest agrees to abide by the Policies listed above, as well as the Rental Rules identified below as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
EXHIBIT A:
1. Smoking of any substance is NOT allowed on the Dark Sky Suites premise.
2. Additional Visitors: People other than those in the Guest party set forth above may not stay overnight in the property. Any other person visiting the property is the sole responsibility of Guest.
3. Liability Release: The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order.
5. Use: Only use appliances & property for their intended uses.
6. Parking: Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
7.Housekeeping: There is no daily housekeeping service. Linens and bath towels are included in each suite. For reservations seven+ days in length, fresh towels will be provided to your suite every four days, and sheets will be changed every 7 days. We do not permit towels or linens to be taken from the premises.
8. Weather: No refunds will be given for weather. We do not refund due to road conditions, it is extremely rare that the highways would be impassible or closed during winter months. Major routes directly to our property from all major epicenters of Colorado are well maintained.
9. Damages to Premises: Should guest or guest's invitees, cause any damages to the premises, or contents thereof, that require repair or replacement, guest authorizes owner to charge the guest's credit card for all damages. All damages must be reported to the owner before check-out and upon vacating, any missing or damaged property or inventory will be charged to your credit card, the amounts required to conduct the necessary repairs, or if necessary to replace the missing items at full replacement value within 14 days.

11: Respect Other Guests: This is a shared facility. Please be respectful of other guests, keep your TV at a reasonable level and interact at normal tones
12: Quiet Hours: 10pm - 8am are quiet hours, to allow for enhanced experience by all.
